I’m not sure if it was a manager or what but a gent from this branch met us at a property and came up with a serious amount of misinformation about renting & refurbing property. Assumptions made by the man were completely arrogant and on the presumption he was dealing with amateurs. Unprofessional behaviour and has put me off any future purchase or management from them.

WARNING & CAUTION TO POTENTIAL SELLERS: I strongly advise potential sellers to think twice before hiring Whitegates. What started as a simple request to fix a poorly taken property photograph has escalated into a formal dispute currently under review by The Property Ombudsman. Here are the key details of the substandard service and negligence we experienced: 1. Substandard Marketing, Rushed Work & Early Disregard: * Poor Photography Angles & Misleading Advice: The entire photography visit lasted barely 10 minutes. Before taking the shots, the photographer explicitly told us to leave everything as it was, assuring us that AI would remove any items or clutter. The resulting main photo showed our house occupying only about 25% of the frame, with our wheelie bins right in the center foreground, alongside a large portion of an unkempt neighbouring property. This left prospective buyers confused about which property was actually being advertised (see attached photos showing the initial bad angle with bins, and the second distant shot). * Early Ignored Requests: We noticed the poor quality immediately after the listing went live. I asked for the photo be replaced the following morning, but our concerns were ignored. The photo demonstrated a total lack of professionalism and directly harmed our property's market appeal. * Belated Action After Formal Escalation: A second photo was taken later from even further away without informing us. Astonishingly, three months into the contract - and only after we escalated the matter to The Property Ombudsman - the manager quietly updated the listing and used AI to edit out the bins as originally requested and promised. Doing the bare minimum months late sums up their approach. 2. Dismissive Communication, Arrogance & Management Negligence: * Condescending In-Office Behaviour: When we visited the branch to discuss these issues, we were met with a dismissive and condescending attitude, as if we were begging for a favour rather than being paying clients. We faced an aggressive defence of the poorly taken photo, even though the issue could have easily been resolved in minutes with a simple apology and a new picture. * Managerial Inaction & Delay: We approached the branch director hoping for a reasonable resolution, but our complaint was ignored for nearly a week. Only after sending a follow-up email requesting termination of the contract did we get a disappointing response which was simply that she was waiting for the branch manager who took the photo to return the following week to respond to us. * Unfounded Blame by Branch Manager: Subsequently, Branch Manager James rejected our formal complaint and unfairly attempted to shift the blame onto us, claiming the house was "cluttered." This is untrue; the house was clean and well-kept. We had been explicitly instructed to leave the items in the photos where they were, with assurances that they would be edited out digitally. 3. Unfair Financial Demands & Refusal to Terminate (Dispute Over £350 Fee): * Unjustified Exit Fees: Whitegates heavily markets its services under a "No Sale, No Fee" promise. However, James refused our request to end the agreement and unreasonably insisted that even after fulfilling the 18 week minimum contract term (on Oct 5), and upon providing proper written notice, we would still be forced to pay a £350 withdrawal fee just to walk away. * Violation of Consumer Expectations: Demanding a termination fee upon the natural expiration of a fixed-term contract is a direct breach of basic consumer expectations and unfair practice. Conclusion: An extremely poor experience defined by arrogance, negligence, and a complete lack of professionalism. I strongly advise sellers to avoid Whitegates altogether.
Tarek, thank you for your review. As you have chosen to publish a detailed account of your experience with Whitegates, it is only fair that we respond directly where a number of statements do not reflect the documented history of your instruction. You are entitled to express your opinion and say you are dissatisfied. However, opinion is different from presenting disputed factual statements as established fact. Regarding the photography, when Whitegates attended your home it had not been prepared for professional marketing photography to the standard we would ordinarily expect, including untidied rooms and unmade beds. Rather than cancel the appointment, we completed the photography and spent additional time editing the images at no further cost. You were also involved remotely through FaceTime with your relative. Your suggestion that concerns about the front photograph were ignored is incorrect. You contacted us after the original photography and asked for the main image to be changed. The photographs you supplied were considered, but were dark, heavily cropped and not suitable in our professional opinion for use as the principal portal image. Whitegates then returned to the property, took further exterior photographs and updated the marketing. This happened well before your formal complaint. When you later asked for the wheelie bins to be digitally removed, we completed that amendment. Only last week, we also offered to attend again and take a completely new set of photographs if you remained dissatisfied. That offer has not been taken up. The marketing results are also important. By 25 August your property had generated 4,657 Rightmove views, approximately 30 viewing appointments and six offers. Whitegates originally recommended a value of approximately £160,000 to £170,000. You wished to test the market at £180,000, which we agreed to do. We subsequently generated an offer of £175,000, above the upper end of our recommendation, which you declined. You then instructed our team that only the full £180,000 asking price would be acceptable. Those results are difficult to reconcile with an allegation of negligent or ineffective marketing. Your formal complaint was not ignored. It was acknowledged the following working day, formally recorded, reviewed and responded to in writing. Your comments regarding the £350 termination fee also omit important context. You electronically signed an 18 week Sole Selling Rights agreement containing the relevant termination provisions. You then requested immediate termination while still within that agreed period. When the contractual position was explained, you disputed it, but subsequently changed your mind and asked Whitegates to continue marketing the property. Your property remains on the market with Whitegates today. It is therefore inaccurate to suggest that the fee was introduced after the “natural expiration” of a fixed term contract. Most recently, despite remaining on the market with us, you have instructed our sales team to suspend further viewings. We have asked you to confirm when viewings can recommence. An estate agent cannot introduce prospective purchasers where the seller is not permitting appointments. You state that this matter is with The Property Ombudsman. We welcome an independent review and have asked you to provide the TPO reference so that our complete file can be made available. Whitegates respects your right to express a genuinely held opinion. Equally, where public statements are inaccurate, incomplete or inconsistent with the documented chronology, we are entitled to correct the record. We believe anyone reading this review should consider the full circumstances, including the thousands of property views, approximately 30 viewing appointments, six offers, an offer above our original valuation range, repeated photography work, and the fact that viewings are currently suspended at your instruction. Steven the first team member I meet, was fantastic, he truely knows his markets and filled me with confidence that Whitgates was the right place for me. Once the sale was agreed and his team took over, they helped me through every stage of the process, answered any questions I had, big, little and on reflection stupid. Every question was answered quickly and without judgement. When the process slowed down (we had a couple of buyers hiccups), they were on the ball and help me get the sale of my home over the line. All in all, big shout out to Michelle, thank you, I would recommend the Cleckheaton team to anyone.

We moved into one of their properties 5…
We moved into one of their properties 5 years ago. It was a 2-bed house at £725 per month. We liked the area and needed the space, so we took it. We never met the landlord at the start and only later realised the property belonged to the owner of Whitegates. The house was let to us “as seen”, but it needed a lot of work. Paint was peeling in the dining room, small bedroom, bathroom and kitchen because it had been painted onto wet plaster (only one coat). The garden (front and back) was a mess. The hall banister wasn’t fitted properly and later came away from the wall when I slipped on the stairs (my own fault, no one else to blame). We did some of the work ourselves and just got on with it. The more we asked for repairs, the less actually happened. The boiler was nursed along for 5 years until they were finally forced to replace it. They fitted the cheapest one they could find and it still took a week. Earlier this year we went away to visit family. While we were gone, plaster collapsed from the ceiling in the main bedroom, pieces bigger than my hand. If any of that had hit our 7-month-old son he would have been in hospital. When we raised it, their response was basically “you have a spare room, sleep there.” No apology, no concern for the baby, no offer of help. Just cold and dismissive. A painter who came round to look at the main bedroom roof/ceiling told us things that didn’t surprise us at all by that point. We were also threatened when we missed a single payment. Rent went up £50 every year and was heading for £900 by the time we left. They claimed it was just “keeping up with market increases.” It was only when we gave notice that things suddenly started getting done. They also changed our tenancy agreement from yearly to monthly, then switched it back to the original yearly agreement, and then had the audacity to claim we owed them rent arrears because we left early. When we left we cleaned the whole place thoroughly and repainted (I have the photos). The only thing we didn’t tackle was the oven, which had stopped working properly, another email that was ignored. If they try to claim they never received our emails about these issues, I still have them all. How they ever won “Letting Agents of the Year” is beyond me. We would not recommend them to anyone. In our experience they were unprofessional, unresponsive and completely lacking in care for their tenants. I also tried contacting the local paper and the mayor about this, but neither responded to my emails. These days it seems rogue landlords and estate agents aren’t considered big news, but companies like this need putting in the public eye. Hopefully the greedy, nasty people who work there will get what’s coming to them.

Excellent service from James and the Whitegates Bootle team
I’ve purchased a few properties through Whitegates Bootle over the years and have always had a great experience with the whole team. James Lacken in particular I cannot recommend highly enough. He’s extremely knowledgeable, with many years of experience in the Bootle property market, and his local knowledge is second to none. Communication is always excellent, and what really stands out is his genuine desire to help. He’s approachable, honest, helpful and just an all-round nice guy to deal with. You really can’t fault James or the team at Whitegates Bootle. I wouldn’t hesitate to recommend them to anyone buying or selling property in the area.

The team at Whitegates were excellent when I was purchasing my house. Very responsive, professional and friendly. Compared to other estate agents, they seemed very honest and trustworthy. Special shout out to Lorraine, without her I am not sure the transaction would have gone through!

Downplayed survey issues, rude staff, ignore issues raised...
Downplayed survey issues, called our initial estimates for work extorsion, and once we pulled out they put the property back on the market without including the multitude of problems our survey found - After we left a google review they left a small note that yet again downplayed the severity of the issues our survey laid out. Rude on the phone, avoidant when talking about issues/repairs, and overvalue properties. The one we offered sat on the market for a month before it was reduced, and we wouldn't have paid it's reduced asking price even before finding out its state of disrepair. Would not recommend.
