GoogleNever renting through whitegates ever again. 6 and a half years i lived in one of their properties 6 and a half years of loose tiles in the kitchen and bathroom, 6 and a half years of living with a damaged front door frame that had clearly been kicked in before I moved in (apparently it was out fault they wouldn't get the landlord to fix it because we accepted the property in that condition, i have yet to meet someone who checks the front door frame when they are viewing a rental), 6 and a half years of peeling wallpaper. No ventilation apart from a tiny window in the bathroom. Months of dealing with blackmould due to poor ventilation despite us following the guidelines they issued before they arranged a contractor to do something about it (the contractor, dovedale damp services actually put it on their youtube channel because it was so bad), 2 weeks for them to get the toilet fixed when it stopped flushing (i ended up going into their offices after phoning them every day for a week after the plumber did the quote before it was fixed). Refused to replace the damaged carport that was in place (funny considering what i previously said about the front door. I accepted the property with a carport, yet when that became unsafe they removed it and declined to replace it yet wouldn't replace the front door). Also tried to claim we had removed the smoke alarm batteries when we left the property, despite the fact that they called me 1 hour after we had handed our keys in because the smoke alarms were going off and they wanted the security alarm code

During the tenancy, reported concerns were recorded, contractors were instructed, specialist assessments were arranged where required, and recommendations were referred to the landlord for approval. Some matters related to the condition accepted at the start of the tenancy or requests for improvements, which required the landlord’s agreement before we could proceed.

GoogleMy boyfriend was renting a house in Huddersfield around 7 months ago when we first became a couple. I lived 2 hours away so this was my first and ended up being my only time visiting his home, When I went to his house I was actually so shocked I ended up taking him home with me the same week best decision of my life, after extending my stay to help him sort through his things to leave. The property had a severe rodent problem, his personal items were destroyed by rats and every problem he reported to them that he showed me (a long list) never got fixed. His life was made miserable by rats, leaks, mould and dangerous living conditions for years. There was rats coming through skirting boards, floors and even chewed through his daughters stuffed toys, most of his other belongings and left feces everywhere. My parents after hearing about this drove the 2 hours to come collect his things, entered the house and were also shocked and said they could not believe what he had been living in, it visibly upset my dad and my mam was in disbelief.
After leaving the property white gates saw fit to attempt to charge him around £1500 for the damage to the property he had the great displeasure of living in. We tried to have a phone call to have it explained to us why he was being charged and I ended up taking the phone out of his hand because after explaining that to a very ignorant woman that his austistic daughters belongings were covered in rat droppings and rat urine she did not care and disregarded what he just said completely continuing in a uncaring tone that he would be charged. No empathy, no care, no apology for what he had been living in. Nothing. We both appealed this to a higher level and they did not get their £1500. SHOCKER.
If you want your house to come with free pets and you like rodents these guys are the one for you.

GoogleI had a very frustrating experience dealing with Whitegates.
After my contract ended and I had given proper notice, my property remained listed on Rightmove without my consent. Despite multiple emails and phone calls, I received little to no response, and promises of callbacks were not followed through.
It felt like I was being ignored, and the property continued to be marketed even after I had clearly withdrawn instruction. I was also told a £250 termination fee was required, but this was only withdrawn after I challenged it and escalated the matter.
Eventually, the issue was resolved, but only after significant effort on my part. Communication throughout was poor, and the situation could have been handled much more professionally.
Based on my experience, I would strongly advise others to carefully review the terms of agreement and be prepared to follow up persistently if issues arise.
Unfortunately, I would not use this agent again.

GoogleNot all bad but could be better. Our issues were resolved quickly and arrangement of initial and subsequent tenancy were fine. But when told about our rental going on the market there was no help from Whitegates to get us a new property which was ashame. We even looked on right move as advised, arranged a viewing, was asked to rearrange, to be told a day before the viewing that the property had now been let. Other estate agents have helped us find another property with them. Felt a bit like Whitegates didn't really care what would happen to us at the end of the tenancy despite the unforseen circumstances (landlord selling property).
Paige Ellis is a credit to the Huddersfield team. She really does show some care, was prompt in her responses and always followed up. I knew if I had any issues, she could help resolve and sometimes she went above and beyond, particularly at the end of our tenancy.
I reckon Whitegates is a great company to go with if you are buying/selling a property or you are a landlord but not sure I could say the same as a tenant.

Despite sending numerous emails to the office, particularly to an individual named Olivia Laycock MARLA, the Manager, my £2500 deposit has not been returned, and I have been denied a copy of the lease agreement. As a consumer and tenant in the UK, I am entitled to request a copy of the lease agreement and the return of my deposit. I have lodged a complaint with their Complaints Department, but have not received any response. I have made countless phone calls, only to be hung up on. My tenancy agreement ended in October 2024, yet I am being pressured to pay rent until March 2025, despite vacating the property in April 2024 and fulfilling my lease obligations until the end date. I have personally experienced bullying and disrespect, including an incident at their main office involving their main director, Mr. Chan, with Olivia providing cover for him. With no other recourse, I have resorted to legal action to recover my funds. I urge others to steer clear of these individuals, as they exhibit unprofessionalism, rudeness, and discrimination.

No understanding of contracts or how they work, the MD is never available (or so they tell you, but my wife sat in their offices today and observed the ladies on the phone telling someone he is not in the office while he walked past), told my wife to climb 4 meters up to change an external lightbulb that was too high for the electrician to reach, argued with me that wet and damp are two different issues, have sent me three differing calculations for my final rent payment, the staff have no understanding of professional etiquette. For months they bothered me about my rent being late as they were incapable of updating their system and just a couple weeks ago I was told that the rent payment due on 30th of December was late and when I queried it I was sent a statement as proof, but it showed the "missing" payment as having been received on the 27th December.

Hi Steve, our contracts are a legal contract by a solicitor and if you want an appointment with the director anything has to go through the manager first as procedure. For changing light bulbs and general up keep as a tenant you have to maintain this. Our staff are trained and we up keep the best lettings agents with over 1,200 properties so we must be doing something right. We have issued you with your final payment with your demands and have been very accommodating. The calculations which we got from yourself were wrong and we understand you are frustrated about this but our system manually works it out, if you have an issue with our system then it is run by a third party who also supplies from many more agents. Also please note we also gave you an early break. We did everything over and above for you but still not happy, not our fault you didn't have your rent up to date. We wish you the best for the future.

Came 10 minutes late to a viewing due to traffic, I had already called in to inform I was going to be a tad late but the representative that was supposed to meet me had already left.
When I called up asking for a possible re-book or was told I couldn’t be fit in until the next day. We are only at 10am at this point… at the very very start of the day and I’m sat outside the address ready to buy but nobody here to greet me or sell it to me… I know for a fact if I was using white gates to sell my property and potential customers were being lost due to lazy and unwilling sales representatives I’d be very annoyed and using a different letting agent for my needs.
Nobody likes a letting agency that has 0 urgency for their customer spending nearly a monthly wage every month on a house.Its Like selling a car whet somebody is there to buy you ensure you make time for them. That is not what I received today I was treat like my money mattered not. My customer wasn’t needed and house viewings are scarce with white gates so there is no point

GoogleUnacceptable communication failures, two wasted appointments in a week.
I arranged a viewing for the property on Tanyard Avenue, Oakes, first for last Friday. On arrival, the current resident told me no one had informed him a viewing was taking place. The agency had simply failed to notify him. I called the office, was given an apology, and was rebooked for 5pm today.
Today I returned with my wife for the rescheduled viewing. A representative met us outside to say the landlord would only allow one person to view today, and someone else was already inside, I would not be able to view the property, despite this being a confirmed second appointment. The representative admitted he did not know why the booking had not been passed on to the landlord, even though he had a printed appointment sheet with my name on it in his hand.
This is not a one-off oversight, it is the same failure repeated twice in a row: appointments confirmed by the agency, then not properly communicated internally or to the landlord, wasting our time on both occasions. For an agency managing over 1,700 properties, this standard of basic coordination is not acceptable. I would think carefully before relying on this branch to manage a viewing, let alone a tenancy

GoogleI regret to share my disappointing experience with Whitegates. My daughter has encountered a series of unprofessional and uncooperative staff from the start.
Firstly communication with letting agency proved a challenge, they’ve hung up on me because I’m not a tenant and my daughter, the manager Tracey has been her living nightmare. I was there when she called to discuss her tenancy and was absolutely appalled at the lack of compassion and understanding instead I saw it as an attack on her and had to intervene. The interaction are beyond UNSATISFACTORY and I absolutely cannot recommend agency. As a pastor and a man of God I am almost certain the people working here are the devil's advocates because they only care about the landlords not the tenants.
Secondly, If you have any mental health issues please I commend you do not go with this agency because it will decline further. Please read the rest of the reviews and make your own judgement. My daughter is coming back home after almost committing suicide after her conversation with Tracey the manager. Then we will continue to take the legal route for emotional compensation after she has moved away and can no longer be unlawfully evicted because they threaten her with this several times.
