GoogleReview drinking game: drink whenever 'DPS' or 'dealt with' is mentioned!
Initially, I was shown the wrong flat. It was only after I mentioned several times that it looked nothing like the pictures (eg. the one I was meant to be viewing had a balcony - this didn't) , and asked if they were sure they were showing me the right property that the realised they were meant to be showing the one next door. And said they couldn't guarantee being able to get be a viewing as it hadn't been arranged. Luckily the tenant was in and more than happy for me to look around.
The duration of my rental was fine as I didn't have any dealings with Whitegates. Nearer the end of my stay the property was on the market and I was asked to conduct viewings for Whitegates as they weren't able to do Saturday viewings. I happily showed a couple around the flat, only to hear of the terrible trouble they had had with Whitegates. They had come down from Scotland to view properties and had been trying for a week to get hold of them but none of their calls or emails had been answered. It was only by luck that they managed to get through to them while driving down, hence the short notice (2-3 hours) of the viewing. After this, I decided that I didn't want to do any more viewings.
When it came to moving out, I gave my Landlord a monthsβ notice; he came and inspected the property on 1st May, said he was happy with it and took the keys to drop back into Whitegates on the 4th. I called on 15th May to find out about the return of my deposit. I was told it was being dealt with and if I hadn't received it it was because I hadn't released the bond online. As a first-time renter I wasn't aware this was what I had to do - nobody had told me! So, I asked for a call back to confirm that they had everything they needed from me and then 'released the bond'. This did nothing as the bond had not been authorised by them.
I never received a call back, so I called on 22nd to ask about the bond. It was being dealt with, but DPS had an issue which were preventing them from releasing it. I asked for a call back to confirm that they had everything that they needed from me for this bond. I also tweeted DPS who confirmed that even there were no issues that would prevent a bond from being returned.
23rd - no call from Whitegates. I called again and was told there was still an issue with DPS, then I said that I had spoken to DPS and there wasn't. I was told that there was a data issue and DPS would not tell me this as it was only known between letting agents and the DPS. Again, the issue was being dealt with and somebody would call be back; I rang DPS to see if their story had changed. It hadnβt. They explained there were no problems and they provided me with a number that Whitegates could call to release the bond over the phone.
Whitegates called back; I was told the DPS website had an issue, but it was being dealt with. I was also told that their account manager had said they couldn't release bonds with DPS over the phone and that DPS shouldn't be telling tenants things that lettings agents can't do. Oh, and there is a Β£50 fee for oven cleaning. I confirmed that my landlord had checked the flat and had confirmed I would receive my full deposit; they said they'd have to look into it. On 30th May my deposit was returned - there was much rejoicing!
I received a call on 1st June asking why I hadn't signed my tenancy agreement. The lady on the end of the phone admitted she had been given a paperwork to chase and didn't know why I was being called if I had already left. She had to check if this was true!
All in all, Whitegates don't even deserve 1 star. Emily Brown is lovely, Emily Baxter, Sharon and Caroline all spoke to me in a fed up, disinterested tone and weren't helpful during the bond-saga. I was made to feel like I was in the wrong for wanting my money back and that I was pestering them.
On a final note...that Β£50 cooker cleaning fee? It was meant to be for the flat they incorrectly showed me in the first place!

As we do often market many apartments at that development which are very similar it can become confusing for applicants when calling the office to book a viewing in. It can also be difficult to arrange access with tenants or try to get hold of them during office hours. However, I can understand this must have been frustrating.
In regards the DPS they have currently migrated over to a new website, when this was migrating, some processed information wasn't transferred over, we have made a separate complaint directly to our account manager of the DPS and expressed our concerns that you werenβt advised of this issue directly by them when you called. I can see that all this was explained by the staff in the office from our phone calls, unfortunately this was an issue out of our control with it being solely with the DPS themselves. I can see that Β£50.00 for an oven clean was mentioned as this was some information which had been sent over and allocated incorrectly, again this was migration issue which are out of our control, but I can reassure you that this deduction wasn't for the property you incorrectly viewed. Once pressure was put on by our lettings manager to the DPS they resolved the issues and the deposit was released to yourself, However I do agree this delay caused by the migration was highly inconvenient and frustrating and your concerns have been forwarded.
I can see you received a phone call from our office regarding your renewal paperwork, this should have been removed from our chase ups and I apologise you was contacted. I agree that this should have checked before the call was made.
I apologise you feel certain members of staff came across dis-interested regarding the bond situation, all staff members did work extremely hard to try and resolve this for you and I can assure you they werenβt disinterested .

GoogleThe team were first class when I enquired in branch to look for a rental property when I needed one urgently. Chan and Emily showed me a number of properties that met my needs. Oliver showed me around at the viewings and was friendly and professional, with no hard sell like some agents who just want to sign you up.
I did take on a tenancy in Lindley with whitegates. Thanks again to Sharon for sorting out the checks and arranging the gas and electric readings so there was no problem with the provider.

Throughout the year, I faced persistent issues: missing keys, a broken letterbox, a mold-infested bathroom that led to health problems, and a manager, Tracey Nelson, who exhibited bullying behavior. Despite my continuous efforts to communicate and resolve these issues, the lack of responsiveness from the team was shocking. Even after moving out, communication breakdowns and undisclosed charges persisted. Regrettably, my attempt to resolve matters amicably has proven futile. What's worse, even after a month, I still haven't received my deposit back, and no one has bothered to contact me. A year-long nightmare that concluded with a complete disregard for tenant concerns. 1 star is generous.
Emailed Chan and a week later no response. There is also clear discord between building manager and estate agents.
2-3months later I got my deposit back ππ they actually took the piss my God of I ever see a place leased by Whitegates Iβd rather be homeless

GoogleApplied for a viewing for a rental property via online. Waited for a few days and an estate agent got back to me to ask if i was still interested in the viewing and i said yes. So she took my details down and gave me a time and date for the viewing which was a Saturday at 9:30am. The day came was waiting outside the rental property for the estate agent to come to show us the property and no one showed up so rang Whitegates and said where is the estate agent i got an appointment for a viewing and she checked the diary and said there is no booking for a viewing for this property. So did i just make up the time and date and stood outside this house for no reason then. They said sorry and told me to ring the office back on Monday.

GoogleAVOID!!! If I could give 0 stars I would. A bunch of incompetent bullies who really DO NOT care how they treat you as a client and despite making formal complaints they just go round in circles and don't actually answer for any of their mistakes!
They think its acceptable to put a tenant into a property which they have been told doesn't have a job, do not credit checks or obtain a guarantor. Then think its fine for us as the Landlord to suck up the losses when said tenant leaves mid-tenancy without paying.
After speaking to said tenant direct, she also confirmed they used bullying tactics with her and were extremely unhelpful & rude towards her.
Take your money elsewhere and use an estate agency that knows that they are doing instead of one that is doing the bare minimum which they call "industry standard" They are merely processors to obtain their management fee.
Now having issues with one of their contractors all because, yet again, Whitegates are incapable of using some common sense and giving full facts and instead just do the bare minimum to get a job done. They DO NOT have the Landlords best interests in mind!

Unprofessional ppl , we got a property on rent through them which was advised as Let and managed by them . We never saw anyone from their side for 8 years of tenancy period. Landlord was extremely unhelpful and never did any repairs works and his lame excuse for not doing any required work was that he will do in a few months . White gates out of no where jumped in again when we vacated the property . He and white gates both never returned the deposit Β£1000,despite landlords repeated assurance to us that there is nothing damaged or whatsoever in the property and he will ask white gates to release the deposits .both are liers.Worst ppl to deal with . I wish I could have given them zero stars.

Still waiting for numerous repairs after 2.5 years. From a flooding cellar (which according to the "director" (Chan/Cam), ALL cellars flood), a defective boiler that is constantly breaking down, a collapsing bedroom ceiling, problems with damp, a back door that doesn't fit, major problems with cracking plaster throughout the property, possible subsidence, too many other problems to list. Information requests go unanswered. You are made to feel as though you shouldn't ask about, or report anything. MAKE SURE any communication is done by email for when evidence is required. The service from this franchise is beyond disgusting. The "director" (Chan/Cam) comes across as being rude and arrogant. As a tenant, you are a "cash cow". On top of all this, we now even have to show prospective buyers around the property as no-one from this franchise will do it. The rent goes up, the service remains non-existent. Unfortunately there has to be one star given to make a review. DO NOT use this franchise. As I am disabled, I expected at least some assistance with repairs and problems with the property from this franchise. The date of experience is basically from day one of the tenancy beginning.

I am afraid this is incorrect. As the largest letting agent in Huddersfield with over 1,000 properties we adhere to strict procedures in regards to repairs. The writer of this review was informed that this particular issue they mentioned would incur a call out charge as per their Assured Shorthold Tenancy as they simply could not operate the hob correctly. As they say there are always two sides to each story!

GoogleIβm not even a tenant here. Iβm just a visitor who came to check in on someone whose mental health has been steadily deteriorating because of the conditions sheβs been forced to live in. She moved in with hope, with excitement, thinking she was starting a new chapter in a place she could finally call home. But the moment she stepped into the this flat she realised it was built on lies, neglect, and empty promises by the letting agency.
This place is not just unfit to live in, itβs actively harming her. Sheβs reached out time and time again, sending emails, making phone calls, desperately asking for help, and each time sheβs been ignored, dismissed, made to feel invisible.
How do you sleep at night knowing someone is suffering like this under your responsibility??? How do you look at this situation and do absolutely nothing? You as letting agencies have a legal obligation to provide liveable conditions for your tenants. Not only that, we as people are meant to help each other because this is not just poor management itβs inhumane. THIS IS HER LIFE, she isnβt an ATM bro. FIX HER ISSUES NOW or we are taking legal action.

GoogleWhitegates have been passive-aggressive since they took over my landlords houses under a managed fee, they don't do any work to warrant this fee, I still work with my landlord directly but they are too blind to see Whitegates are charging them an 18% fee for no work, they send emails with demands about upping rent, forcing inflated prices in the local area because the landlord owns a portfolio of properties. 3 months before our contract ended - and days before Christmas, they sent out a email demanding we agree to re-sign a new contract with a Β£150 increase on our rent. The law states we could refuse, but this highlights the shady practices of this company.

Oh dear God, save yourself time, money and sanity stay away from them. The sheer incompetence is unbelievable. Late repairs, unreasonable and unhelpful staff ohh and unless something becomes a flagrant problem they won't lift a finger to fix it, it just doesn't end. We stayed in one of their properties for a little over a year. I have never experienced this level of service before it is truly bad. If I could give negative stars I would.
