Absolutely do not rent a property through CJ Hole. They enable landlords to get away with not doing their job. We rented a property through them on Hotwell Road (over looking the Cabot Way bridge). Shortly after moving in, we noticed a crack on the window pane that we did not see when viewing the property (due to them painting at the time and having the windows open). We reported it immediately. Later, once the freshly painted window frames started chipping away, we noticed that basically all the window frames in the flat were rotten, some with holes large enough to stick your pinky in. Reported that as well. About a month later they finally send someone to look at it. The window guys say they can not replace the cracked panes without replacing the frames entirely due to them being so rotten. It was then the property manager Rafal Lunitz decides to tell us that the windows are listed, and had been an ongoing issue for about 4 years! He told me not to worry, as the landlord was "on it" and "it's still June so you don't have to worry about losing heat". He also got very annoyed when I emailed him the day after he tells me this troubling news asking for a timeline for repairs, and told me "Did you forget we spoke yesterday, I told you the landlord is on it!". Spoiler alert, they never bothered repairing these during the entire length of the tenancy. They once sent a guy to put some "temporary" brushes in to reduce the draft, but as you might expect these didn't do anything and eventually started falling off (due to the frames being that rotten. I highly doubt the landlord will ever replace them to be honest, and CJ Hole enables this behavior. We spent hundreds more than we should of in heating bills due to their refusal to do their jobs properly. They did however send a bloke round every 3 months to stand in the living room with his jacket on and say "I don't feel a draft". Icing on the cake, they will vastly over charge you for cleaning bills when you leave the property. Stick to your guns and negotiate a lower price, they know if you hold out and dispute with the Deposit Protection Scheme none of their claims will hold water. They are banking on you needing the deposit right away and want to squeeze as much money out of you as possible. In conclusion, I can see why it is generally agreed they are the worst letting agency in Bristol. Completely unhelpful, unprofessional staff who will prioritise the landlord's needs over the tenants, relying on the fact that people don't have the time nor money to fight them back and take them to court. P.s the building the flat is in (at the end of Hotwell Road) was broken into and one of the flats robbed at the end of March. As of the 26th April when we left the property, they did not replace the front door latch that would not close properly half the time, despite this being an issue the entire time we lived in the flat.
