A very good and quick service from start to finish. From viewing the house to moving in took only a couple of weeks and only the leaving tennant and my schedule slowed that down. My agent Lisa was always reachable and quick to respond with information. Overall excellent from all the team in Prestatyn branch.
Many thanks for your fantastic 5* review. Best wishes, Lucy, Customer Relations.

The Prestatyn Lettings Team (Sam, Georgina and Lisa) are fantastic. They are very professional and helpful. Nothing is too much trouble. Once they have been contacted, they take full control, organizing everything so you don't have to worry about a single thing. A totally stress free experience. Would definitely recommend this office and will certainly use them in the future.

I found Beresford Adams not disability or elderly people friendly. Firstly from the start of trying to sell my family home they asked really silly questions and didn't seem to grasp the reality of my situation, they even showed people around the house that couldn't get a mortgage for a "doer upper", basically wasting everyone's time. I needed to move to a ground floor flat for easier accessibility due to deteriorating health and being fully reliant on a walker to get around. I'm an elderly disabled pensioner with chronic back pain on strong pain medications. Some of their requests were particularly buyer focused. The buyer wanted to move the sale along to "move in" on a specific date. We did everything we could to accommodate. Although I couldn't do any of the physical work myself , I managed to organise to the best of my ability on a limited budget. The buyer wanted the property empty by a certain date, which we agreed to. But this simple request was repeatedly asked numberous times in a rude way, as if we were incapable of understanding. As agreed the house was empty by the agreed date. The keys were then given over to the buyer. But as the sale went through on a Thursday. I explained due to financial constraints the skip wasn't actually mine, it had a road permit and was being collected by the skip hire company the following Tuesday. It was in fact my friend's skip, they'd agreed to fund the skip on the basis they could fill it themselves over the weekend before it got collected. To make use of the £400 + they'd paid to help me out. As I couldn't afford all the outgoing costs in one go (the proceeds of a sale don't clear straight away). Therefore on the Thursday the skip had been covered by a large carpet and X4 neatly placed weights , to make sure it was sufficiently weighed done for privacy and to protect against the elements. On a public road, with a permit. It was of no concern or nuisance to the buyer. I'd done everything that the buyer and Beresford had requested. Even though I'd done everything agreed. By Saturday the new owner took it upon himself to remove the cover of the skip and fly tip carpets, wallpaper, plaster board etc. into it. This had not been agreed with the solicitor or estate agents! Upon visiting the skip on the Saturday it was obvious that it had been a bad idea to trust in the process. That skip shouldn't have been there one minute after handing the key over. As even after explaining to Beresford Adams that "Fly tipping" is illegal, and I obviously wasn't physically able to remove any heavy items myself. Only then some items above the cover were removed but all the contents below the cover remained (sodden with rain water and the weights had been lost). I've honestly never felt so let down by human kind. I did everything within my capabilities to keep to my side of the agreement but I don't think Beresford did much to reinforce common decency and the law. They were more interested in their profit margins than the mental turmoil caused to their clients. Honestly, this whole process was not easy. If you are elderly or disabled I'd suggest going the auction route, save up first and invest in a skip with a cover!. As you can't trust any of them, they just want the sale and don't care about anything or anyone else.
Hello We have tried to call you this afternoon to discuss the review you have placed against our services and are sadly dismayed as you never once raised a complaint any of the issues you have placed in your review to us whilst we had your property on the market or after we completed July 2022. We've therefore never been given a fair chance to investigate or look into these for you, which is a shame. As marketing agents we simply cannot predict whether a lender will permit the mortgage to go ahead, or not, and this is not something that we can control. We also had to manage expectations because our view was that the property needed a lot of updating. That aside there was only buyer who could not obtain a mortgage on your property and the reason was because he was trying to purchase the property with a buy to let mortgage. Can I take this moment to reiterate that we explained to you on more than one occasion and your ex-wife that we thought it would be unlikely that he would be able to obtain a buy to let mortgage on the property due to the poor condition of it. However, as he was your neighbours son you both decided to stay loyal to him even after a second failed mortgage valuation. Obviously after the third mortgage valuation failed it was agreed by all parties that he could not proceed. Your second purchaser was not able to proceed because he was made redundant and you were told about this at the time and that it was nothing to do with the survey. In terms of the move in date, your eventual buyer (which we secured at £10,000 higher than the previous buyer) agreed on the property 16.12.21. We worked incredibly hard as a team to do everything we could to proceed the property through to exchange as quickly as we could for you. When we were finally near to exchange, even though this had taken nearly six months, it was then brought to ours and your buyers attention that the property needed clearing as nothing had been arranged during the period. Even though, leading up to the end of the sale, I asked you and your ex-wife on several occasions to give thought to clearing the property due to the volume of belongings in there. On discussing dates for exchange and completion, you asked for a period of 8 weeks in between exchange and completion, given that it had taken the sale 6 months to go through and your buyer was at that point living on someone’s living room floor, he stated he would not be prepared to wait that long. It was buyer that asked us to relay this to you as he also did via his solicitor. It was myself that spoke to you throughout the process and given that we were asked on several occasions to act as a ‘mediator’ between you and your ex wife due to the situation between you both and despite being asked repeatedly by you to relay to her what you wanted us to, We did this with politeness and loyal duty to our role as your agent. I understand it was stressful for you to clear the property in the 4 weeks agreed between all parties, but this was your buyer’s instruction to his solicitor, I hope you can understand we were simply the messenger. In terms of the skip, this has nothing to do with our office. Of course we told him that the skip would be removed at a later date, however, it is not our fault that he still took it on himself to put other rubbish in there. As soon as you made us aware he had done this we called him as you requested and asked him to remove the items he had placed in there. This was over and beyond our duties as marketing agent, although we did it with a desire to help. From the day we placed your property on the market we did all we could to find you a suitable buyer. We are therefore at a loss as to why you feel so let down and why it has taken 18 months to provide an account of the process. We wish you the best nevertheless and trust you can understand why this is difficult for us to accept. If you want to provide further feedback feel free to email review@countrywide.co.uk.

I have sold 2 houses with Beresford Adam’s with the latest being in August 2023. I also bought a property via them in August 2023. I can 100% recommend Zoe, Carys and the team in Colwyn Bay. They helped me throughout the sale and the purchase of my new home even when I felt things weren’t moving they were on the case before I had to say anything. We all know sell and buying houses can be stressful but they certainly took the stress away especially as I had other stresses in my life at that time too!
Thank you for your terrific 5* review and recommendation. Best wishes, Lucy, Customer Relations.

Beresford Adams letting team was very helpful with both myself and mum when we were trying to find and rent a flat for mum. Jamie, who guided us through every step of the process, ensured that mum was able to move into the flat of choice with a very quick turnaround leaving mum very happy and now settled into her new home.
It is wonderful to read your kind words and comments! Thank you for the 5* review! - Best Wishes, Scott @ Customer Care.

Nothing is too much for this team. Lisa in particular goes over and above - but from the moment I first spoke to the team I felt in safe hands and supported as I moved from England to Wales. Whether it’s a rental or buying a house you are in safe hands with Team Prestatyn
Many thanks for the fantastic 5* review. Kind regards, Lucy, Customer Relations.

Upon my first enquiry to Beresford Adams to attend a viewing for a rental property I was pleasantly surprised by the informative details given about the property by Ffion her attention to detail at enquiry stage was fantastic. We visited various viewings with Ffion and every time we met she was friendly and professional. Ffion went above and beyond kept in constant communication and called us when new properties came out on the market to talk through the suitabilities based on our requirements. If you’re in search for a rental property in the area get in touch with Ffion she’s extremely informative and makes what can be a very stressful time an easy relaxed process. Thanks Ffion
