very positive experience with Romans Estate
I had a very positive experience with Romans Estate Agents in Bracknell. The process was quite long and at times challenging, but Tamsin, Lyndsey and Grace were absolutely brilliant from beginning to end. They were always helpful, professional and friendly, and were consistently available whenever I needed advice or assistance. Whenever I called, they were happy to help and always took the time to explain things clearly and keep me updated throughout the process. Their patience, communication and dedication made a long process much easier and less stressful. I really appreciate all the support they provided and would definitely recommend the team at Romans Bracknell to anyone looking for a professional and reliable estate agent. Romans Lettings.
Romans Lettings. Over a month and half ago we agreed to rent an apartment via Romans lettings in Bracknell for my 80-year-old mother who was moving back from the South coast, we dealt with a very nice you chap call William and we managed to agree a deal on the following terms. We were more than happy to pay the full asking price + the insurance that they requested to secure the property as long a Full professional clean was carried out + some light decoration + fix the security chain on the front door and resolve a problem with the main communal front door. This was all agreed and confirmed in writing from Romans. We were due to move into the apartment on 21/09/2026. On the morning of moving in at 9.am we were called and told that the landlord had not signed the contract so we could not take possession of the key at 12.30 at the property effectively leaving my 80-year-old mother homeless, we were told it was just a slight delay and would be sorted out ASAP we decided to keep pour appointment and go over and check the property. None of the work that had been agreed in our offer had been conducted. After a number of conversations with Will, Fin, Dan and finally Tiffany who is allegedly a manager in the organisation who finally graced us with a phone call at around 4pm only to tell us that the cleaning would be done the next day but the decoration would not and that would have to be fitted in once we had moved in + Tiffany mentioned that the Landlord had not agreed to paying for the decoration, she did say he probably would but could not offer any guarantee as the price for the decoration was un known. We were offered the option of moving into the property a day later once the cleaning has been done and simply taking a chance on whether the landlord would be benevolent enough to honour the terms of the initial agreement. As you can imagine we had no Choice. I should also point out at this point that Romans had still not managed to get the landlord to sign the agreement, and Romans expected us to know that we had to sign before the landlord did….it was lost on Romans that we had signed the original agreement a number of weeks but unfortunately the nuance of this seem to be lost on Tiffany and the rest of the jolly Romans Team. After signing the contract for the second time and still not received the key’s we decided not to go ahead with the property. We later found out that Romans did not have an active telephone number for the landlord and that the landlord had not completed the anti-money laundering process …so I am not even sure Romans should have been marketing this property. On 22/09/2026 my mother decided to cancel the agreement. During the time that this was all happening the general lack of willingness to shoulder the responsibility for the absolute mess that Romans had made of this entire process was astounding! In fact, Tiffany seemed to believe that she had gone above and beyond the call of duty by calling us and reluctantly apologising over the phone. I did at one stage ask her what she would do if it were her mother that Romans had made homeless unfortunately that level of empathy was simply beyond the grasp of Tiffany and she simply did not agree that the individual who had caused this who problem should be reprimanded or even sacked….I think Romans have a very cavalier attitude towards clients and the problems that their staff cause. In summary don’t use Romans lettings the lack of professionalism by staff and poor internal systems is beyond belief, Tiffany made it quite clear that there would be no compensation for the expenses that we incurred as a result of their negligence and was not prepared to talk further on the matter. To my mind it’s no small wonder that estate agents get such a bad name particularly when are dealing with a company like this. You would think the refund of our monies would be instant, but we completed the refund paperwork on 24/09/2026 we received the refund on 03/10/20206, just imagine if you needed that money to secure another property after Romans had left you homeless!

Highly Recommended
We are very happy with our experience with Romans, especially as international students renting our first home. The whole process was made much easier thanks to their friendly and helpful team. My experience of working with Mark Porter
My experience of working with Mark Porter was outstanding. From the outset, he approached the rental process with a clear plan and demonstrated a thorough understanding of the local market. He provided comparison reports covering rental values over recent months, which gave me confidence in the pricing strategy and proved extremely helpful. We agreed on a date to advertise the property, and within just five days Mark had successfully secured tenants, which was very impressive. The tenants moved in within a month, which was perfect timing for me and he ensured a smooth transition. Mark is highly knowledgeable in all aspects of the rental market. Throughout our interactions, he was consistently professional, highly efficient, courteous, and dependable. I greatly appreciated the effort and commitment he invested in supporting me throughout the process. It was an absolute pleasure working with Mark, and I would not hesitate to recommend him to anyone seeking a knowledgeable, dedicated, and professional letting agent.

Finally, the end of a seven-year nightmare
I used Romans Wokingham to provide a Premium Management service for a brand new house in May 2019, as I was moving to South Africa and needed a local agent. Unfortunately, it became clear that Romans work to computer algorithms that dictate every action and when things go wrong the humans have no idea what to do. Tenants were found almost instantly, but one (the bread winner) had CCJs and when I queried it I was informed it was an error. Things went well for the first two-year tenancy, but when it came to renewal Romans suggested no increase in rent for the following two years because of COVID. I suggested no increase for Year 3, but an increase for Year 4, Romans issued a contract with no rent increase for two years. They did finally sort it out after I spoke with a Director of the company. In the next renewal two years later, their standard letter recommended a 5% increase. When I suggested similar properties to mine where charging 33% more, Romans responded with, “That’s easily achievable”! Tenants signed up without any problem. During the second tenancy the rent was erratic and then not paid, a claim on my landlord insurance was rejected because of the tenant’s CCJs, which was not a mistake after all (although Romans refused to accept this, despite clear evidence). I had no option but to accept Romans own scheme which cost almost the same price per month as the other scheme cost a year. Tenancy three was even worse and culminated in the tenants refusing to move out at the end of the tenancy. Without any indication from Romans that this was going to happen (although I suspect they knew), we flew back from South Africa to take possession at considerable cost and to no avail. Romans insurance did cover legal costs for eviction, but the eviction notice didn’t include all the necessary documents, so the whole process had to be repeated. The tenants were evicted 10 months later. Inspections were carried out by Oakley Jane during the tenancy, but they were pretty superficial, but generated a feeling of all being well. However, some parts of the house were left uninspected for five years. When questioned about this, Romans said the tenant had the right of refusal, but the contract we both signed (three times) clearly stated that Romans had a right to inspect on a regular basis. The rooms that had not been inspected were in the worst state when we did finally get possession. Once we were in (another expensive trip from South Africa), we were shocked at the state of the place and even more shocked at the shoddy check-out report undertaken by Oakley Jane. There were dozens of items that were missed in the report that were the basis of claims under Romans No Deposit Scheme. Doors hanging off hinges, lights being held on by the wire (described as dusty), the previously newly-laid lawn in such bad state that I had to have it converted to artificial grass, and not even a mention of the piles of rubbish dumped behind the garage). Needless to say the arbitration process by HF Resolution was as inadequate as the check-out report. The process was managed on a portal that claims to reduce agents’ workload by 90%; that’s because the landlord ends up doing it instead. Romans were obstructive throughout the process and refused to let me see what they were submitting for arbitration. When we finally, and reluctantly agreed to a figure, sent in writing the amount paid was considerably less. When questioned on this Romans said they didn’t know where the agreed figure had come from. And Romans - don’t insult me with your usual computer-generated response about feedback and providing excellent service. I was with you for seven years and you failed on almost everything and have not changed anything despite honest feedback up to the highest levels of your organisation.

I had a number of maintenance issues…
I had a number of maintenance issues during my tenancy with this agency, which were handled by M. R. From the start of my tenancy, the property was not in the condition I expected. The oven and kitchen sink were heavily soiled, the carpets were very dirty, and the windows had significant dust and what appeared to be pet hair. These issues were recorded in the check-in report and reported to the agency shortly after I moved in. I also reported a broken toilet cistern on 23 February. On 10 March, I was told that a contractor would be arranged, and I followed up again on 15 March. However, the repair was not completed. The maintenance request was subsequently shown as closed/completed in the system even though the cistern had not been repaired. I continued to follow up about the issue for several months. After I had given notice, I received an apology from the agency acknowledging that the maintenance issue had not been handled properly. Unfortunately, by that stage the issue had remained unresolved for a significant period of time. My experience was that maintenance requests were not followed through effectively, and I would recommend that prospective tenants keep records of all reported issues and follow up in writing.

I had a very positive experience with Romans in Fleet. Simon and Charlie were knowledgeable and always honest. They kept me updated throughout the sale. I always received very quick responses! I would highly recommend Romans in Fleet.

Be Sure to Get the Terms in Writing
Before signing my tenancy, I was encouraged by an agent to take the No Deposit Option instead of the standard deposit, on the understanding that I only needed to keep it for three months before cancelling. The same agent also emailed me early in my tenancy asking me to leave a five-star Google review. I paid for the scheme on 9 January 2026, before my tenancy started on 27 January. However, I only received access to the scheme’s benefits from 27 February 2026, more than a month after payment and after my tenancy had already begun. When I contacted the agency to cancel after three months, as I understood had been agreed, I was initially told that the minimum term was seven months. After I challenged this, another member of staff confirmed that three months was correct. I was nevertheless still required to pay for the full period despite the delay in receiving the benefits. I raised a formal complaint and was told that it would be investigated. The agency’s position remained that I had to make the third payment before a change back to a standard deposit could be processed. Several weeks later, I had not received a resolution. When I asked for the complaints escalation contact, I was directed to the branch manager, who was the same agent I had originally dealt with. My advice to anyone considering this option would be to make sure that all terms and promises are confirmed in writing before making any payment.

I have recently moved into a property…
I have recently moved into a property and dealt with a lady called Kaitlyn Young at Romans Estate agents regarding an Overpayment of the rent for this new property. Kaitlyn has been extremely helpful in getting me a refund for this Overpayment, She was extremely prompt in doing so too. Nightmare! AVOID THIS AGENCY
I am writing this to share a deeply disappointing experience with Romans Bracknell regarding the end-of-tenancy and deposit process. The move-in process was smooth BUT the move-out process was a nightmare! 1)Unlawful Retention of Deposit:Following the TDS decision, Romans unlawfully withheld my undisputed deposit funds for months,in breach of professional standards and the TPO Code of Practice,before total management escalation was required. 2)Unreasonable Claims&TDS Adjudication:The branch attempted to enforce unreasonable deductions for cleaning(betterment).The matter had to be escalated to the Tenancy Deposit Scheme (TDS),where the adjudicator ruled against Romans' excessive claims. 3)Misleading Check-out Timing:Agent Georgina emailed me confirming an 8:00 AM check-out timing,which effectively prevented me from attending in person.However,internal records later showed the actual check-out was logged at 1:00 PM.This raised severe concerns that the timing was intentionally manipulated to conduct the inspection without tenant presence,paving the way for unreasonable damage claims. ⭐️Future tenants and landlords beware:ensure every communication is strictly documented via email and do not hesitate to escalate to formal regulatory bodies (TDS/TPO) when dealing with this branch.

Exceptional Estate Agent
Exceptional Estate Agent: I have just been to a property viewing, with intent to buy, with Imogen Seymour at Romans. Both I and my sister wanted to share our appreciation for the excellent guided tour, highly informed and genuinely lovely chat we had. We have rented with Romans before for nearly a decade and now house hunting to buy Romans have been standout above other Estate Agents. I don't tend to write reviews but wanted to recognise Imogen for all her help. She was so enthusiastic, compassionate to the seller and agile in managing the multiple viewings with ease. We really felt in safe hands without any pressure and confidence, important to us as we have been shaken by other Estate Agencies and a property purchase that fell through at a late stage. In the future, if we sell a property we will come to Romans first.

Use someone else
Trying to enquire about rental properties via Romans is terrible. You come across one of their properties on Rightmove, ask if they accept pets and you will be bombarded. Missed calls, voicemails, emails adding your details to databases, thanking you for choosing Romans to help you find your next home, thanking you for applying for a new home with Romans. Its all very strange and in the end you'll still not get a response. Just rent a property with someone else who will actually just answer your questions. I have genuinely given up enquiring about properties listed by Romans now. Waste of time
