Lisa Fazal is excellent

Well done to Lisa Fazal I am so impressed she is amazing, very professional, very knowledgeable and gets things done instead of talking the talk and not walking the walk. Lisa is the best property manager I have ever had. I haven't had to do a great deal since Lisa took over, and I will definitely be giving more properties to Romans going forward, as I am so pleased with the service provided by Lisa. It does make a change to get a good property manager as most of them don't get back to you as quick as you would like. Overall, 10 out of 10

Lack of transparency

I understand the property market is extremely congested at the moment, but my experience with this agency went beyond what can reasonably be explained by high demand. There was a clear lack of transparency throughout the process. Communication was poor, information about the property’s status was unclear, and I was never given a fair opportunity to view the property. No clear explanation was provided as to why viewings were handled the way they were. While competition is expected, basic professionalism, ethical conduct, and open communication should still apply. Unfortunately, this experience felt neither transparent nor equitable, and it has left me questioning the agency’s standards. I hope the agency reflects on this feedback and improves how prospective clients are treated going forward.

Renting out our flat

We modernised our flat after a long tenancy and during that three months Romans checked in with us on a regular basis, providing suitable advice and providing updates regarding the implementation of the new Renters Rights act. They were patient while we completed the work, but prompt and efficient when required. Even before we were ready to put the property on the rental market, Romans began the work to find someone for us. It was only a matter of weeks after we completed the work when the new tenants moved in. Romans organised the inventory check, referencing and contracts. The handover day went smoothly. I felt Romans were always available when we needed them and no enquiry was too much for them. In particular I would like to pass my thanks to Benjamin and Sophia for their professionalism and guidance.

Very Poor Experience, Would Avoid If You Can

Me and my partner went through a house buying process with Romans a few months back and it was a very poor process. We were first time buyers and knew enough about the house buying process however wanted a slight guide and helpful team. After a viewing or 2 we realised the agents knew absolutely nothing about the property. Despite this we loved the house and put in an offer, which was accepted not long after. Upon lender valuation it became apparent that there was an huge issue with electrics which would in turn affect how much the lender would provide to us for our mortgage. We attempted up to 10 different lenders to look past this issue but they weren’t moving. This process went on for circa 4 weeks and Romas were updated throughout. What was very poor was Romans response to this delayed process, which ended up being to threatening us with emails reading “we had many other offers and you really should move quicker so we can close this deal”. We didn't have a great experience with Romans and it felt like a huge corporate company who only care about profits and sent agents out without any knowledge of the properties they were selling.

We bought our house with Romans in Fleet in July 2025, after almost two years of searching and working with several agencies in different areas. Once we decided to focus on Fleet, Romans truly stood out. Special thanks to Charlie and Matthew, who were outstanding throughout the process. Communication was fast and proactive, and their support during negotiations was excellent. Thanks to their efforts, we achieved a very good price reduction, which played a key role in making the purchase happen. They were also very helpful in arranging multiple viewings to suit our needs. The only area that could be improved is the move manager role. Unfortunately, this part of the process was more stressful than helpful. Communication around completion and moving day (keys, meeting point, and next steps) was unclear and came very late, which caused unnecessary confusion. At such a critical stage, clearer guidance and better coordination would make a big difference. That said, the Romans Fleet team stepped in to resolve the issues, and overall it was a genuinely positive experience. They helped facilitate the process for both buyer and seller, avoided unnecessary obstacles, and handled negotiations in a friendly, positive, and professional way. After some very poor experiences with other agencies in Fleet, I can confidently say that Romans Fleet is one of the best agencies in the area, and I would happily recommend them.
