The staff here runs it’s own rules and regulations. If you want to get out of the tenancy it’s very difficult as they will take up your time and give X number of reasons. Was seeking legal option against them but it’s a waste of students time and energy. Will suggest Strats or Raine. If your in contact with Jack record your conversations as he go backs in his word and the Director Raj doesn’t listen to our side.

I started nursing in September at herts Uni and was looking for a place to live whilst studying my degree. I am a landlord and I have been using Humphreys for about 8 years now. During this time I have always found they have a very professional approach to lettings. I have always been notified quickly of any problems or issues either with the tenants or the property. Administration has always been faultless and prompt. I have always found the staff members who I came in to contact with a pleasure to deal with. I was very ill two years ago and in my absence my properties were in their capable hands. I must thank my property manager Emma in particular, I have absolute confidence and trust in her and she is especially kind and patient with me when my memory lets me down. She shares in my belief of how important it is to look after tenants properly and fairly. Highly recommended.

Theyre completely trained in scamming students, from start to finish all thats been happening in is them trying to get as much money out of us. We kept getting different prices of the deposit and rent, higher than what we were being told, no one even came to clean the house before we moved in, yet when my flatmate was finishing her contract the first time they attempted multiple times to charge her for cleaning.The student lettings peoperty manager even told me (after waiting for a year after the end of my tenancy) that my flatmate asked for my deposit to be used to pay her rent arrears!!

I would give 0 stars if I could. I lived in one of your houses for a year and we had so many problems due to the poor conditions of the house. The water of the bath dripping from the kitchen ceiling, floods outside the house due to the pipes, oven that once turned on smelled like gas, fridge that drips, the grass in the garden that took a year to be cut and finally we had rats. Once they were supposedly dead, we had to live with the smell for months. Everything took an eternity to be fixed and the payments that we made for the gas, because we had to top up ourselves, were always late including the deposit which I had to wait 4 months to receive while they ignored my calls and messages. For all these reasons I wouldn't recommend it to anyone.

I had an issue with my daughter's tenancy which was passed around to a couple of people and finally (thankfully) landed on Tarun Patel's desk. He could not have been more helpful. He proactively investigated, called me back every time he said he would, and in the end went above and beyond to resolve the issue for me before it was resolved internally. Stay away from these estate agents. My friend has had the worst experience with these people. Their manager Sasha promises something via telephone and then they do not live up to their promise. They have dragged the matter for more than a month and have disappeared ever since. They try to bully university students and extract money from them. My friend and I have already informed SUSU lettings and they are already aware about the mis-happenings here (apparently its frequent) and they will alert future students accordingly.
