Gave 3 stars purely for my previous property manager Thomas. He was fab. Always responded and did his best to help me get problems sorted. Since he has left I have heard nothing regarding a severe mould and damp problem I have had for over 2 years now. Every time I call I get told a different answer. It’s absolutely ridiculous. Starting to ruin my sofa but they don’t care. Chain was broken on my front door by a drunk resident of another flat in the building, I have been asking for it to be replaced for 3 years, was finally updated and told I had to pay £70 for a new one. I don’t think so.

Nicholas Humphrey property is not a trustworthy agency, they’re dubious in nature and you’ll regret dealing with them. I have very bad experience with them when I rent their 3 bedroom at 9 south street Derby Derbyshire, the house is not very rough and the cooker is not couple with other things I complained about in the house and they didn’t attend to it till moved out of the house. I have been requesting for my exit report since February of this year without response from them and when they later respond to me, they responded with exit report that doesn’t have my information and home address with it….. Nicholas Humphrey is not a trustworthy agency. Below is the exit report I got from them

I would give zero if I could. As a landlord I have nothing good to say about this company. Tenants haven’t paid for months and that £2750 I’m not getting back. The house is damaged which tells me the agents haven’t been going to the house to check. I’m now in the process of refurbishing which is upwards of £5000. The only thing they are good at is getting paid and nothing more, minimal effort maximum pay.

Absolutely awful. Currently Renting a Student house. A bed broke at the beginning of our tenancy, and the person had to sleep on the mattress on the floor for 8 months. (we could not replace any furniture, agency had to) We have a semi-collapsing ceiling which was looked at at the beginning of our tenancy, and they said it “SHOULDN'T” collapse as long as its fixed within the next month. that was a year ago. Our boiler has been broken since July, and only one contractor has come out and just said “yeah its fine” when we now have no heating for winter. 3 emails later and they still haven't responded. To top this all off, the landlord came to the house with the new bed, he told us that the agency hadn't informed him about any of the problems in the house. ridiculous. when I've called in the past to ask whats going on, I've just had a rude response. I am a criminology student, i know my legal stuff. when repeating what i knew about boilers and fixing them and the legal amount of time to fix them , the response was “don't go throwing council stuff at me you’ve gone and googled” horrible agency. will never be coming back once this lease is over. awful.

Like so many other comments if I could give this rating a 0 I would. This is the worst company I have been in contact with. Called them Friday morning to confirm my visit and viewing for a flat, to which they agreed the viewing is still going ahead. I then drive 2 hours to Derby to get to the place of viewing for there to be nobody waiting for me on the Saturday morning (not even 24 hours later) called back the agency for a reply that my reviewing had been CANCELLED without being told that this was the case. Their service has been nothing but rubbish (nicest word to say the least). They don’t reply to emails or inform you of any updates. Any student wishing to find a property in Derby I would avoid this company at all cost as all you will receive is false advertisement and disappointment.

We viewed multiple the properties with someone at this agency, and during the viewings, they kept reassuring us that things would be refurbished or changed. However, when the contract was sent over for one that we were interested as they said that they were going refurbish the property, it stated that we needed to be happy with everything we saw during the viewing, which completely ignored all the promised changes. That alone is a big red flag. It’s also very clear they don’t care about student tenants at all. All the good reviews seem to be from full-time working professionals as they seek to be their top priority, and students are not treated with the same care. If you're a student, PLEASE read the contract very carefully before signing.

The staffs in Nicholas Humphrey are friendly and polite ranging from replying emails, answering calls , viewing property and handing of keys. Bali was the property manager of my apartment, she’s active and friendly although did not reply my mails on time before I moved in. The apartment was okay, spacious but wasn’t tidy enough. Overall experience was amazing.

Hello everyone. I hope this message is read by anyone who decides to rent a home with this real estate agency. We are a group of five students from Spain and we decided to rent a home to come and study our last year of college in Derby. The house was rented in June without previously seeing it in person, all through the Internet, and upon seeing the photos and video of the house, it seemed good to us and we decided to contact Nicholas Humpreys. When we arrived from Spain for the first time to the house where we were going to spend an entire year, we almost started crying. The house was a complete disaster, the smell in that house was disgusting, everything was very dirty, there were holes in all the walls, there were two empty fire extinguishers lying on the floor, IN EACH ROOM THERE WERE ABOUT 20 SPIDERS, mattresses with urine and dirty, the heating did not work, there were leaks... endless crazy things that we will attach in photos and videos so that you can see for yourself. After all this, they tell us that the house is in perfect condition to live in and that is what we have decided to rent. Be very careful before signing a contract with them, and read carefully because they will deceive you. With all this, they are not willing to give us back even our deposit money, since we evidently moved to another house. This message is aimed primarily at people who come from another country without previously seeing the home in person, because they are surely victims of a scam, which is what has happened to us. I also take this opportunity to ask the owners of this real estate agency to stop acting like this with people, you can't imagine how painful and sad it is for us and our parents to come from another country and find ourselves with something like this.

DO NOT RENT WITH NICHOLAS HUMPHREYS. House filthy, covered in mould and dirt, and we were told it was cleaned. Floor sticky, black socks after 20 mins of moving in. Presumably charged the last people a cleaning fee and we will probably get charged too. Constantly sent letters of unpaid bills and court warnings even though bills are included. Officers turning up to house about unpaid bills. This is not even close to acceptable living conditions. My sink has been blocked since I moved in. I was told all my rent that I had paid has been sent back, without any explanation, and that I needed to re send it, but it has not been sent back to the same account, despite their claims. Genuinely scary how companies like this put roofs over people’s heads. University students, steer clear. I recommend Monkey vs. Owl, they are much easier to deal with and worth paying a little extra.

If you are thinking of renting with Nicholas Humphreys, PLEASE RECONSIDER!! They knowingly let out properties infested with mould and damp, and allow stingy landlords to ignore repairs for weeks. Obviously, it’s the landlord’s responsibility for repairs but this mould and damp was OBVIOUS within one of our bedrooms and the property was still let out by this greedy letting agency who care more about tricking students into a tenancy agreement from which they can’t escape. There is no care for the tenants from NH. Once you sign a letting agreement there is NO ESCAPE unless you find someone else to take your room. In my case, this will be impossible as I am staying in a room infested with damp and mould. I wish I could rate 0 stars. Look after yourself and choose any of the other student letting agencies in derby. They can’t be worse than this.

As a landlord with a large portfolio, stay clear. Next to no communication. The manager and owner won’t respond to complaints according to their procedures, he’s not responded to one of my emails. They’ve kept me tied into a contract for six months and are still refusing to release me from it. Other agents in the area are horrified by it all. They’ve been reported. Avoid at all costs.

Had an awful experience!!! Signed a letting agreement for 2nd year at university with 3 other students, we were so excited but a couple of months later we had an email saying that our contract was changed and we had to sign within 24hrs, we tried to get into contact with the team in Derby for advice but it took them days to get back us (therefore we felt pressured to sign the new contact with the threat to loosing the property). We then tried to be released from the letting agreement and we are being told we have to pay 1000 pounds... Instead of being excited to move into our first student house we are very anxious and angry about the way we have been handled. They do not care and their is zero transparency.

The worst experience imaginable. Living in a Nicholas Humphrey's property was the worst experience I have ever had. When we moved in and they'd said they'd "cleaned it" it was filthy. Mould and dust, my GP told me that the conditions were affecting my already poor lungs. Its was only after repeated emails that they finally cleaned the property, even though it was supposed to have been done over the summer months when we were not allowed to live there, for this reason. When a serious issue arose between myself and my housemates, NJH put boundaries up which meant I just couldn't leave the contract, even after written reasons from healthcare and university professionals. Instead, through help via the University I had to move out into emergency accommodation (because the situation was too serious for me to stay there) whilst still having to pay my rent at the house. I understand that I signed the contract which I had to obey however Humphreys were still allowed to break it?: You won't receive 24 hours written notice of any visits so just be warned about that! My house was very unsafe too, my bedroom lock got forced open and many of my belongings completely ruined (including some very expensive technology items). They'll feed you all these ideals into your heads when you look around the property but it's lies. For many students NJH's houses are cheaper than halls but honestly it's worth it to pay a little extra to live in a safe, clean and more beneficial environment. I wouldn't even allow a rat to live in and experience the environment I was in. Do not attempt to call the office either, they will not answer. Its best to send an email and you'll maybe get a response after 4 days if you're lucky. They also treat as if you're stupid because you're a student. They forget that you aren't children and able to find out information, like the fact our landlord was Nicholas Humphreys under a different name. My best advice is, do not go with this company. They have too many houses on their books, many of which are in poor conditions. They do not care about their clients at all, even if they're at risk. Save your time, money and health and go to a more reputable, reliable estate agents. My physical health and mental health (as can be proved) has suffered as a result of living in a Nicholas Humphreys house, and I don't want anyone else to have to go through this too. I am not alone in the experiences I have had in a Nicholas Humphreys house over the past academic year, many students have experienced similar situations but are almost fearful about speaking out.

I have been a tenant of Nicholas Humphreys for 2 years now. Last year we were in a pretty run down house with quite a few problems but Nicholas Humphreys always tried to do something about it. They got us a new fridge, new furniture and our Property manager even came out to the house to unblock the sink. This year there has definitely been a change in the way they do things. Everything is way more proffesional and when we had no hot water on a Thursday afternoon, it was sorted by Friday lunch so we weren't left without on the weekend. Would really recommend these to any students.

I had read some negative review previously and was reticent to use NH when looking for a flat for a young girl my wife and I were supporting. However the experience has been excellent and when due to personal reasons, the young girl needed to exit the contract at the beginning of the second year, Bali was absolutely wonderful in her endeavour to find another another tenant, which resulted in a very happy young lady! We work with the whole team on a daily basis and between us we try to respond to the any new works as quickly as possible, so we can offer the landlords and tenants the best possible service. Belinda, Elysse and Charlotte make our jobs easier with great communication between ourselves and the tenants which ensures the jobs in hand can be carried out as quickly and as smoothly as possible. They are all a huge credit to the business and it is a pleasure to be working along side them. I wish there was a 0 star review for this company. When I was taken to view a few properties, it was clear that they hadn’t informed the students currently living there. The man we were with, let himself in the property and knocked once on people’s bedroom doors before opening the door. There was a girl who was indecent, she awoke startled and scared. In another room, there was a couple asleep in bed together. This was completely unprofessional. They are money grabbers who prey on the vulnerability of students who have never rented a house before. It’s bad enough that the deposit you put down for the house, you never get back, but the fact that everyone that works there appears to be fake and slimey. Up until you sign the contact it’s all smiles, but once any problem arises after that they really do show their true colours. STUDENTS stay away!!!

I have used NH property letting service and property selling service now in Derby for over 7 years . I highly recommend their services . In particular I would single out Belinda Cunningham in the rental / property management department as providing a first class service at all times. Belinda always ensures that your property when under her care is maintained to the highest levels . Annie Hurst in the sales department always tries to get the best and fairest price when selling . 5 stars service.
