Very pleased. I had reported an issue to Daniel, and he managed to sort it out right away for me. I’m very happy with how quickly he had managed to help me.

I had an issue with my bedroom door lock and the team was very helpful in getting it resolved. Daniel Bush was particularly helpful and arranged for the necessary repairs to be carried out promptly, which I really appreciated. Very grateful for the help and would recommend Nicholas Humphreys Norwich.

Looking for a place in Canterbury? Nicholas Humphreys is definitely your go-to! And if you do reach out, I’d specifically recommend asking for Josh. He’s an amazing guy and genuinely a great human being. He made the whole process so much easier for me, made me feel comfortable, understood exactly what I was looking for, and showed me multiple rooms that fit my budget and requirements. Really appreciate the time, patience, and effort he put in to help me find the right place. Big shoutout to Josh! 🙌

I rented through Nicholas Humphreys for two years and unfortunately my experience was extremely frustrating from start to finish. The biggest issue was consistently poor communication and the amount of time it took to resolve even straightforward problems. Emails were regularly left unanswered for long periods, while maintenance issues often required countless emails and repeated chasing. One particularly serious example was an appliance breaking, which took approximately 9 months to replace. During this time, we repeatedly contacted them, only to be told on occasions that they were "under the impression" we had already received the replacement. Given the number of times we had chased this, it was extremely frustrating and felt as though the issue was being left in the hope that we would eventually stop asking. Other maintenance issues also took weeks and required repeated emails and arguments to get resolved. There were significant problems when we first moved in. My room was advertised as including a desk, but the desk was dumped in an old shed being used to store rubbish. It had holes in it and was growing mould. I therefore started my university year without the advertised desk and had to urgently buy my own. The property itself was also in a very poor condition. There was a substantial amount of rubbish left by previous tenants which we had to dispose of ourselves. The house was filthy and had a very strong unpleasant smell, and it appeared not to have been properly cleaned before we moved in. One mattress was in such poor condition that the tenant using it had to buy a replacement. The old mattress was put in the garage, which only the estate agents could access, meaning they had to unlock it for us to put the mattress inside. Despite this, towards the end of the tenancy we received an email claiming the mattress was missing. It is difficult to understand how it could be 'missing' when the estate agents themselves had to unlock the garage for it to be stored there. The handling of our deposit was another major issue. I specifically told Nicholas Humphreys both in writing and by phone that my deposit was to be paid directly to me. Despite this, my entire deposit was sent to another tenant. I was told this was because that tenant had supposedly paid the entire initial deposit two years earlier. However, I have bank statements proving that I personally paid my deposit, which contradicts this explanation. Even more concerning, I was asked whether I wanted the deposit sent to the other tenant for them to distribute, or sent directly to me. I clearly chose for it to be sent directly to me, yet it was still sent to somebody else. There was also considerable confusion surrounding the end of the tenancy. Some emails were unclear and unnecessarily confusing, and numerous emails I sent about various issues received no response. Overall, the experience left me feeling that there was an assumption that, because we were students, we either would not know enough to challenge what we were being told or would simply accept it. Being students should not mean receiving a lower standard of communication, service or treatment. After two years, my experience was one of constantly having to chase, remind and argue with Nicholas Humphreys to get basic issues addressed. I would strongly recommend anyone considering renting through them to carefully consider these experiences and keep detailed records of all emails, payments and conversations.

Thank you for taking the time to leave your feedback, and I'm sorry to hear your experience wasn't what you'd hoped for. For clarity, Nicholas Humphreys only took over management of this property at the start of your second year. Many of the issues you describe, including the condition of the house, the desk and the rubbish left at move-in, happened before we were involved. We're sorry you had that start to your tenancy, but these weren't matters we were responsible for. On the deposit, we're pleased to confirm it was returned in full, with no deductions. It was paid to the lead tenant in line with how the deposit was registered. We understand this caused frustration, and we'd be happy to talk through the details with you directly. We always aim to respond promptly and resolve maintenance issues as quickly as possible, and we're sorry if communication fell short at times. If you'd like to discuss any of this further, please contact us on 01603 673803 or at norwich@nicholashumphreys.com

I would rather move country than to deal with these people again. We signed a student house with them which said bills excluded (what we wanted) and then before we had even moved in, they signed us up for unlimited bills?? They said it was an accident but it took several months for them to sort it out so we couldn’t even go with the cheapest energy company to pay our bills meaning they were higher than they should’ve been if they hadn’t messed up. When we moved in, they didn’t give us the right amount of keys so we had to go get them cut ourselves. Also the house was very grimy, drawers hadn’t been cleaned out and there was crumbs and hair everywhere. One radiator was not working at all, we reported it multiple times but no one came to fix it. One room had a massive leak in the ceiling and it took over a month for them to send someone to fix it. They also had to reschedule one time and jsut never told us until we emailed Nicholas Humphrey and said it hadn’t even been done. Another time, some contractors came to look at something and we were given no notice at all, they also peed on the toilet seat and didn’t flush and then left the house unlocked when no one was home. Doesn’t put much faith into Nicholas Humphrey (Liam) and the people they send to your house. After 1 year, 3 of us were moving out and 3 were staying so 3 new people came. Nicholas Humphrey never asked the new people to send their deposit and after emailing multiple times they told us to ask the new people to send their deposit, so that we can get ours back. Doesn’t really make sense why these new people could just live in the house after our contract ended without paying their deposit, which made Nicholas Humphrey (James) hold our deposit hostage. We only got it back almost 2 months later. In conclusion, don’t rent from them. They hate replying to emails or doing their job. Takes 10000 years to get anything sorted.

Absolutely shocking service. Reports made about a landlord going into my 18yr olds room while she was sleeping numerous times. All repairs reported were never done. When finally moved out took £300 from her account as couldn’t get it from other tenants. Disgraceful. Constantly said Shelly the agents mailbox was full. Do not use this company!!!

We’re very sorry to read this review and to hear that your daughter was disappointed with her experience during her tenancy. We take the concerns you have raised seriously. Where matters were brought to our attention during the tenancy, including concerns regarding access to the property, these were raised directly with the landlord and addressed at the time. We are also sorry to hear that you feel some maintenance issues remained unresolved, as this is not the standard of service we aim to provide. For clarity regarding the £300 mentioned, this related to Reposit, an independent third-party service chosen as an alternative to a traditional deposit. These funds were not taken or retained by our agency, and any charges were determined by Reposit under their separate agreement with the tenants. We appreciate that this does not change how your daughter feels about her overall experience, and we are genuinely sorry that it fell short of expectations. We take feedback seriously and will always review concerns raised to understand where we can improve our service. If you wish to discuss this further please feel free to email shelleywilliams@nicholashumphreys.com

Would not recommend Nicholas Humphreys as an agency to use for student houses in Nottingham. When we moved in there was many below the surface problems all of which we followed procedure as tenants and reported these issues via Fixflo. Some of the matters were resolved (issues like bed legs broken), door handles broken, wasps in the upstairs bedroom and flickering lights. However the things that have most annoyed me with the agency is my blind and a leak from the upstairs bathroom which have not been resolved yet (over 2 weeks later). I reported my blind over 2 weeks ago and a person came to ‘inspect the blind’ and rightfully came to the conclusion that a new blind was needed. I was not able to get an answer from agency on whether a blind has been ordered. I still do not know what the status of my blind and hopefully it will be resolved shortly.

Terrible experience, they give short eviction notice and lie to landlords a lot. Poor housing conditions and no one to help even after sending emails. Now over one month after I have left, they have refused to pay me my holding fee and deposit. Bear in mind I paid holding fee for the next tenancy year which I never stayed. One month later they are still holding to both Money. Woeful!

Avoid! Signed a student house starting August 2025. From the moment we signed we all received weekly emails/texts encouraging us to sign up for an unlimited bills package (which are always bad value) before the deadline of April 2025. Despite not signing up, once the deadline had passed we were notified that they had added us to the bills package, which we did not want. We contacted them and they assured us that we had been removed from this contract so that we could sort the bills ourselves. However, when we moved in in August 2025 it became clear that NH still had us signed up to this package. It took 4 months of back and forth emails until the problem was fixed, with NH telling us they had made a mistake and they were ‘working on’ fixing it, however it turned we had to contact the bills company ourselves. By telling us the wrong information they cost us more money, and it seems clear they were desperate to make commission on a bills package that we never signed up for. They clearly try to take advantage of students by making the process as inconvenient as possible and purposely acting incompetent so they can take as much money as possible. In my opinion, they purposefully wrongfully signed us up in the hopes we would just let it happen and they could make as much money from us as possible. Alongside this major issue, when we moved in they didn’t provide us with enough keys for all 6 tenants, meaning we had to get extra keys cut ourselves; a radiator was reported not working multiple times throughout the year and nothing was done to fix it; we were left with a non-working mouldy dishwasher for the majority of the year and one of the rooms in the house is not connected to the central heating, meaning that it required 2 heaters to be used to ensure it was liveable throughout the winter months. When moving out, 3 new tenants were leaving while 3 of the others had signed on to stay another year (unfortunately for them). The 3 who moved out were given no communication about the returning of deposits until we contacted NH ourselves and we were told we had to wait until the new tenants had paid their deposits. NH had made no contact with these new tenants to request this payment, despite us having to pay our deposits in November 2024, when we signed our contract. Eventually, after a month and a half of the new tenants moving into the property, we finally got our deposits back. NH should be avoided at all costs. They pray on students not knowing what standards to expect and hoping that by acting incompetent they will give up. Moreover, the house is old, out-dated and not worth the £595 deposit we had to fight to get back.

Avoid if possible! Completely inept and incompetent. We got a student house with them starting August 2025, and from the very beginning it was a nightmare. To start it off, they didn't give us enough keys for all 6 of us who were staying here and had us go cut our own keys, though at the very least they did take the cost of that off our rent. In the contract we had signed, it was stated there was no included bills package and that we would be sorting the bills ourselves, which is what we had wanted. However, within a week of moving in, we realised that they had signed us up for unlimited bills anyway. Thus began a 4 month back and forth between us, Nicholas Humphrey, and the unlimited bills provider to get out of the contract that we hadn't signed up to. This entailed multiple weekly emails to Nicholas Humphrey to get out the contract and calls with the bills companies themselves that said we couldn't cancel it and Nicholas Humphrey had to contact them and deal with it. They kept saying they were dealing with it every time we contacted them. Though in reality Nicholas Humphrey put the onus on us to extricate ourselves out of this mess, and in the end we had to pay significantly more in energy and gas for the time we were stuck in the contract than we would've done if we had been able to sort out the bills by ourselves from the start. After this debacle, there weren't any major events during the tenancy though there were several issues with the house that should've been sorted before we moved in such as the mould problems and the fact that the cleanliness of the house was not up to scratch when we moved in. The radiator in one of the rooms didn't work and, though several emails and reports were made, it was never repaired and by summer we simply gave up on it. But then the end of the tenancy arrived, and 3 students were staying for another year while 3 of us were leaving. Once again, we were forced to contact Nicholas Humphrey and we were once again at the receiving end of their incompetence. Prior to moving out, they had clarified that once the new tenants, that we had no connection to, moved in and said they were happy we would get our deposits back. We moved out, the new tenants moved in and we hear nothing. We contact them and they email after email keep saying that once the tenants say they're happy that the will start the process to send the deposits back. After almost 2 weeks of this back and forth, we contacted the people living in the house and it had turned out they'd received no contact about this matter. Thus, they were living in the house with no deposits in their own name for almost two weeks. When I mentioned this to the estate agents, they did not bat an eye and simply ignored it and asked for us to tell the new tenants to message them to pay their deposits and say the rooms were fine, as if handing all responsibility to us. We asked the new tenants to do this and, even after they did, it took over a week and an email threatening to go directly through the Tenancy Deposit Scheme for a resolution, for them to reply and start the deposit changeover. We then completed our steps on TDS for the changeover, and even then it took almost 3 weeks and several emails for them to complete their steps on the TDS. Throughout all this, emails were frequently ignored and not responded to. Tl;dr Avoid Avoid Avoid!!!!

Absolutely avoid them at all costs, I unfortunately have had to rent with these guys for 2 years running. They have poorly kept houses, slow to/ refuse to respond to maintenance problems (eg poor plumbing leading to human waste on our back patio for months). They then have the cheek to slap you with a huge bill at the end for the smallest of things. If you do rent with them please please take picture evidence of the condition of all appliances and rooms when you first move in and out so they can’t take your money! I had already written this in an email and had been ignored so thought I would take it to google reviews since they don’t seem to care:)
