GoogleOur new student house with Nicholas Humphreys had a fair amount of dust, cobwebs, and a previous tentants sock. After consulting this with the agency, they told us the house was 'completely habitable'. This seemed as though they were disregarding the situation. Responses from them have been taking longer than 10 days, with follow up emails needed to get a response.
EDIT: After 27 days from the initial email, our issue was resolved swiftly by another team member, who sent a clear and satisfactory update on the changes made.
NEW EDIT: took 3 months to get a working oven, kitchen was left in a mess after repair, our house flooded during heavy rainstorms and our concerns about this were dismissed, the house clearly had not undergone checks by the agency. Paper was found blocking cracks under the windowsill, and tape was found over the cracks on the windowsill. This meant winters were extremely cold causing the heating to be almost ineffective.

GoogleI didn’t have a very good experience with Nicholas Humphrey’s. I decided not to go through with moving into the property however I found a replacement who I was told signed the new contract. However due to one of the other tenants not signing the new contract I was just subletting my room which I wasn’t made aware of until I looked into it myself. They never chased for the new contact to be signed from the other individual either so that subletting wouldn’t have been the case. Also I didn’t receive my deposit back for two years after I had signed the contract despite chasing them up on this multiple times and being told someone would be in touch the next day which also never happened. I only received my deposit back when threatening to take legal action, which resulted in the deposit being sent to me straight away. I did not have a good experience with this letting company. I would strongly advise not letting with this company.

GoogleI lived in a Nicholas Humphreys property last year, and it was genuinely one of the worst renting experiences I’ve had. The house had issues from day one that they’ve tried hard to hide. There’s a lot of mold that builds up in the house in every single room apart from the kitchen and bugs, and slugs constantly getting inside from cracks left unsealed. My bathroom had no extractor fan, despite there being a shower, so the damp just built up. Additionally there was a leak in the upstairs shower that dripped through the ceiling into a lightbulb and the smoke detector downstairs in the living room which is an obvious electrical hazard and a serious safety issue. Despite reporting it, no one came to fix it or even take a look at it. This is classed as an emergency repair under UK housing standards and in our tenancy contract but they still never sent anyone the entire year to come repair it. Now, after we’ve moved out, they’re trying to charge us for blinds and a wardrobe that were already broken when we moved in and which we reported properly at the time. So this is an extra £110 we shouldn’t be paying. It feels like they’re just trying to squeeze every penny out of tenants after already providing substandard housing. I would strongly advise anyone considering renting through Nicholas Humphreys to look elsewhere. There are far better, more responsive and more ethical letting agents in the area. Cheap housing isn’t worth dying in an electrical fire because they want to scam another penny out of you.

GoogleSo poor.
We're around 3 months into our tenancy and so far I found a sock in the middle of my room when I first opened the door because they obviously hadn't even tried to clean. Dead bugs on top of our kitchen cupboards. Half the lights didn't have bulbs in. One of the curtain rails is broken and the curtains have brown stains on them. The mattresses are disgusting and need replacing. No kitchen appliances or hoover which for a student house is very unexpected.
We waited nearly 2 months for our shower to get fixed because it was leaking through the kitchen ceiling. I went home for a few weeks and my pan and chopping board in my kitchen cupboard were growing mould and were green and furry. There is mould and damp everywhere in the house despite us ventilating the house and having the heating on as advised.
I cannot believe they think it is acceptable to leave people living in a situation like this especially young people who have barely experienced the world. I do not recommend them at all. I will have to write more about it at the end of my tenancy and whether we actually get our deposits back even though the keys were given to us in a poor state - we even had a lose unprotected wire hanging from the ceiling.

GoogleAbsolute con artists. House was a state when we moved in. Worst thing was a mouldy chicken rotting in a bin full of water in the garden. Garden clearly hadn't been touched as it was full of the last tenant's trash. We left the place 100x cleaner than how we found it and they still had the audacity to try and take our whole deposit. GoogleI have rented out a student home in Nottingham for the last 30 years, and through that time I have had my fair share of ups and downs with letting agents. I contacted Nicholas Humphreys when the agents I had basically ran off with the rental and deposits and "went bancruot" leaving myself, now living in Scotland, and my tenants in the lurch.
The team effortlessly stepped in and took control. That was about 8 years ago, and since then I have been able to enjoy 100% occupancy plus the peace of mind Nicholas Humphreys were there to respond to the needs of the students, prompting me to attend to maintenance and improvements to ensure the fabric of the property remains a desirable rental prospect, and also efficiently and cost effectively supervised some more major repairs that have been necessary. I am particularly grateful to Catherine Bentham who has been consistently responsive, effective and friendly to deal with.
I now live overseas, and without Nicholas Humphreys I would not be able to continue renting out this property. With increasingly onerous HMO legislation and other Nottingham City Council influence, it would be impossible without professional advice. GoogleTerrible estate agents. Lived in a property rented through them for 2 years. Was absolutely filthy when I moved in, stank of smoke, had not had cleaners in. On viewing there was water damage on the bedroom ceiling, was told there was no leak and previous tenant didn't report anything. As soon as it rained water came through. Was a battle to get it fixed and they only fixed the roof not the hole/caving in internal ceiling.
Oven was ancient and didn't work so needed a new one putting in.
Bedroom radiator broke and took over 2 months to be fixed, spent winter having a bedroom that was an average of 7 degrees.
Windows all loose and wobbled in the wall when closing them, could feel the draft and see the curtains moving but my email about it ignored.
Handed notice in, took keys back and heard nothing. Had to ask for deposit back. Had it returned then a week or so later got an email saying they were doing an inspection and to ensure it was clean and tidy, I'd not lived there or had keys for a month and already had my deposit back!
It's back on the market now, price increased by £75pcm. From the photos they've put new flooring in which it desperately needed but I can see some plants my movers accidentally left still on the windowsill so again cleaners not been in (we did clean it before leaving at least, except the cupboards we didn't use because the last tenent left them so filthy)
Kitchen has had it, was told on viewing the landlord was going to do it after the next tenant, clearly a lie as it's still the same!
Honestly if you can afford to use another agent, please do!

GoogleMy boyfriend and friends rented with Nicholas Humphreys this year. The house was in poor condition since they moved in and problems persisted e.g mould, damp, drafts, a shower that leaked through the ceiling, mice, strange smells, a non-working alarm in a high crime area... .
All tenants lost their jobs with no furlough due to covid but were constantly harassed for the money despite having no student loans, no income and their guarantors in the same position. Tenants made multiple attempts to set up payment plans which were not listened to until recently. Finally, deposits have not been fully returned as they wish to charge over £200 for 'cleaning costs' on a house that is probably cleaner then when they moved in. These tenants have been treated despicably, causing stress and anxiety and Nicholas Humphreys have not shown any human compassion for the difficult situation of these tenants during a global pandemic.NegativeQuality

GoogleHonestly shocking. I lived in a Nicholas Humphreys house for a year. Worst mistake ever. The oven, tumble dryer, drains and some of the lights in the house were all broken for large proportions of the year(some from when we first moved in). We were told to fill out forms online to file to get them fixed. We did so for each of these things multiple times. None were fixed bar the oven, which broke again 2 weeks after. We proceeded to try get it fixed again, and nothing came of it - shock. At the end of the year we left the house in a state certainly not dissimilar from the state we were welcomed to when we moved in (apart from we accidentally left a few items behind). As a result of this we were charged £300 for a cleaning fee which was just utterly ridiculous. We have photos from when we moved in to prove the state of the house was very similar but of course, this did not matter. Therefore getting our deposit back was a nightmare as we felt we were being scammed. When we finally gave into them and decided to just take what we could of the deposit, as we are all students and needed our money back, we sent our details in and still did not receive the money back for an inordinate amount of time on the grounds that “we hadn’t all sent our details”. We all have proof we sent our details in before we were forced to inquire. To this day we still don’t have our money back. Worst service ever.

Looking through the maintenance issues you have reported online, I can conclude they were all closed with works completed and nothing has been reported following that to state otherwise? I appreciate you may be aware of maintenance that needs fixing within the property, however if this is not relayed to us we are not in a position to actively resolve these issues on you and your housemates behalf. We always try to make sure tenants are happy with the maintenance works and that the issues have been resolved.
With regards to the cleaning charge and deposit dispute I have not received any emails form yourself or housemates which dispute the proposed charges, the only disputes I have received are alongside the confirmation of their bank details? If you were looking to dispute the costs I would have been more than happy to discuss this further with you.
I have been in contact with you all to advise we had not received all the bank details to refund your deposits. I apologise if this has taken longer than anticipated. I can confirm we received the final details on Wednesday 21st of August. This can now be passed across to our accounts team to process the payment on Mondays payment run. This will then take 3 to 4 working days to reach your account.

GoogleThis filthy agency rents out unfinished accomodations to students (archer house). Compensation has been promised but has yet to be specified 6 months in. Compensation was also promised for not being able to move in on time due to their incompetence however I have yet to receive that too. Laundry was unavailable for 2-3 weeks at the start. 6 months in it's difficult to receive mail and packages unless you want your packages to be opened by other people as packages were once dumped in a bag and left at the front entrance of the whole accommodation. No reception, no mailbox. Some items for the room such as the headboard was only given 4 months in, the TV was fitted on unprofessional so the TV came out of the wall however this was fixed.
The common room is still unfinished and hasn't made any progress since November.
It seems like they are trying to cut costs as the quality of this accommodation is not only awful but is unfinished. This in unacceptable and no one should even pay for an unfinished product when the finished product was promised for September 2018. At the time of this review it is February 2019. Unacceptable agency as they should look after their clients and only provide the best if they actually cared about customer satisfaction.
Here is where a Nicholas Humphrey employee will write a lazy message explaining how it's not their fault even though these faults and problems occur due to ones incompetence.

Although I can appreciate your frustration on the matter, I feel it is important to state that Nicholas Humphreys are instructed to solely to market and manage the apartments on behalf of the landlord. It is not within our jurisdiction or control to ‘cut costs’ or delay works, I must also assure you that this is not the landlords intentions either.
Nicholas Humphreys have no involvement with the development or block management of Archer House, despite this we have tried to remain as involved as possible as we have a duty of care to our tenants and endeavour to provide regular updates as and when we have them.
We are aware that the works have not be finalised in the expected time frame and have no apprehension in agreeing that this not ideal, nor is it the service we strive to give our tenants throughout all of our properties.
Although I apologise that you are still waiting for various works to be completed, the ‘incompetence’ you are referring to is directed at a department of Archer House that is out of our control and not a reflection on the service your Property Manager has provided you.
As with any reports of this nature we have tried to contact you directly as we believe this to be the most efficient and personable way of resolving issues. Unfortunately we are unable to match your name to any of our records or active tenancies? Assuming your Google name is different to the name on your tenancy agreement, I would appreciate if you could confirm the apartment you are currently so we are able to look into your reports further.

GoogleDo not rent student houses from this estate agents. It is the worst choice you can make in your student life. I have been a tenant with Nicholas Humphreys in West Bridgford, Nottingham, for two years, out of pure necessity and need. We booked our first room during Covid-19, without inspecting the property and trusting only the pictures and estate agents that were present online. The house upon arrival was ancient and did not look like the pictures we had seen at all. It was a different house. It was also full of webs and spiders with 0 cleaning done prior to our arrival. The second house that we have resided in this year has been even worse. We have no gas and electric that is being controlled by the company so we top-up ourselves as well as pay monthly for the contract with the gas company. We get refunds for the money we top-up, however the estate agent has been giving wrong information to Unihomes. At first, our address to them was wrong, resulting in our router delivery being booked to a completely different location. That not only did refrain us from maintaining university attendance, but also made us book our own router with a separate company due to them telling us it was going to take weeks to have Wi-Fi delivered. The house itself is the landlord's house, therefore the money we are putting into the electric and gas meter are also redirected to general utilities such as lights for the front door we do not use etc. Upon invitation from the estate managers to change the meter to a digital one, they supplied the company with a false meter reading on which one was ours. That resulted in the booked period we had dedicated time to carry out the change, not being resolved, and the estate agents doing absolutely nothing about it. The house we reside in is 3 north road flat 1, West Bridgford NG2 7NG, to which we pay a very generous monthly rent. The house however is ANCIENT. It is the worst property my eyes have been laid upon. It is dirty, old and not renovated whatsoever. The floor is fake wood, so old that it sticks of the floor, the toilet was dirty when we moved in and the toilet seat has been rid of colour and dirty. They did not even bother changing the toilet seat upon our arrival. There are holes throughout the whole property, with ants moving everywhere in the house. Spiders are also present every single day, to which we try and clear them whevener we see them. Please, do not rent this property or any property with nicholas, due to them being dishonest and not careful with their tenants at all. Pictures following showing the disgust of the property.
