Danielle was amazing, she helped me to find the property when I got lost and was very patient giving directions. When viewing the property she answered all of my questions about the building and the room/kitchen that helped me to decide if I was going to take the property. The company was very professional and they immediately emailed me the tenancy agreement and tenancy deposit scheme information.

Nicholas Humphreys were extremely helpful and prompt in dealing with any issues that we had in our property over the 2 years we were in one of their properties. William Young was particularly good, getting back to us almost immediately! I would recommend Nicholas Humphreys to any student looking for accommodation

Apologies for the short story but I honestly can't understand how anyone can rate this company more than one star. I had a tennacy with them which was an absolute nightmare from start to finish. We discovered the property on Allington Avenue had an open sewer that would leak into the basement when it rained creating a draft amongst countless other issues such as mould/ bathroom flooding etc. Over the course of the year our property manager david Pike did very little to assist us. For instance an occasion where there was a leakage in the ceiling directly above another tenants bed taking almost two months to get a contractor out to resolve. It took me emailing them that i had no option but to take it further for just one problem to be solved. What had taken 2 months of ignored emails was followed up by a call less than 5 minutes after i notified them of my intention to seek legal counsel. But wait it gets worse. At the end of our time at the house we left the house in a clean condition with all seven tenants deep cleaning their rooms and communal areas. The shower room however was extremely difficult to be cleaned without professional chemicals due to the degree of mess the contractor had left in tearing apart the shower to resolve the flooding. Like Diagon alley, David pikeβs lines of contact miraculously and promptly opened to inform us we had to pay over Β£500 for a deep clean alone amongst various other unjustified costs such as a leaf being in the room as the window was slightly open. We all know that student lettings can be stringent with the deposit but this was absolutely absurd. My advice to other tenants when dealing with these vultures . You have a contract with them they are obliged to honour as you do each time you pay your rent. Contact them in writing (email etc) to ensure there is a paper trail of your conversations. Demand they give you a timeline of the repair should be completed so you can press them when they inevitably miss these deadlines with useless excuses. Mistakes happen but If they miss the deadline more than once go straight to the council and make them aware should adequate reasoning not be given. These people are charlatans who sweat when someone actually reads the contract.

It is disappointing to hear about your experience with our Nottingham branch, as we take all reviews and feedback, positive or negative, on board with a view to constantly improving the service we provide. Please be advised that the contents of your review has been noted and I have investigated the points raised. Unfortunately, the leaks in question were not straight forward or routine repairs. Despite this, communication was constantly provided throughout this period through our maintenance portal, FixFlo, however, it is important to note that this would have only been received by the reporting occupier. The leak from the bathroom was fully repaired over the Christmas break in an attempt to provide minimal disruption to yourselves, as the contractor deemed it necessary to pull up the flooring first and in order to allow the affected area to dry out. The reporting occupier was made aware of the plan prior to remedial action being taken. The leak from the roof was only present during extreme rainfall and as such, the roof tiles surrounding this area were promptly replaced. Regrettably, the leak did re-occur for reasons unbeknown to the contractor which caused a delay to the leak being fully repaired. Nicholas Humphreys can only act on behalf of the necessary works completed by our contractors/cleaners at the end of a tenancy. We did advise at the end of tenancy that you are fully entitled to challenge any deposit deductions made, if of course you disagree to the proposed deductions. This being done via the relevant tenancy deposit scheme, however, you chose to accept the charges without wishing to take this further. (This following evidence being provided to yourselves from the checkout inspection and contractor/cleaning invoices). Nick came just to fix our shower but he also had a look at other problems in our house, it was a massive help because there were quite a few issues. It was so helpful and he did a great job and he was friendly as well.

I have been dealing with Nicholas Humphreys - Nottingham since 2013. Initially as letting agents for my property, then as estate agents for its marketing and sale. During the rental period their team was always quick to respond to any problems at the house. Their efficient and reliable group of sub-contractors and tradesmen have always dealt quickly with jobs ranging from changing light bulbs to fitting a new boiler. I decided to market the property in 2017 and received an offer within a few days. Although not the speediest of sales - due to buyer issues and complexities regarding the HMO Licence, the sale was completed a couple of weeks ago. The team have all been very helpful over the years. Special thanks to Dominic Fletcher for going above and beyond, also to Kirsty Inglis. I would absolutely recommend this firm. Jean Haynes

I could not recommend Nicolas Humphries more. I recently found myself in the middle of a messy divorce and needing to sell 2 houses. I had never done anything to do with finances or managing the properties prior to the divorce, Kevin could not have been more supportive and helpful through the whole process. At no time did I feel pushed or rushed with decisions and he was always happy to answer my many queries and offer advice when needed. A very professional and yet friendly and helpful service that made the whole process of selling as stress free as possible.

I rent a house from Nicholas Humphrey in Nottingham for two years, and never had a problem during that period. It was a bit tricky I had to provide an English guarantor since I'm not English though, maybe this could be considered differently. It was also weird to me that different contractors could come in while I was not in the place, that's something I found intrusive and that maybe could be done differently. On the other hand, my property manager, Madeleine Griffith, did a very good job, she was very reactive if I was having a problem at the property and always try to find the best way to work things out, I really appreciate that!

My friend and I recently moved into a new build and due to circumstances unforeseen and out of control for the team at Nicholas Humphreys, Maddie was amazing at resolving every situation. We had several issues with the landlord changing our move in date but Maddie always responded quickly and efficiently and reassured me throughout the process. Herself and Jodie have been wonderful in getting us moved in as soon as possible and ensuring it was as smooth as they could make it. Nicholas Humphreys Nottingham has to be the MOST incompetent lettings agency any of my flat mates or I have ever used. The only saving grace about the experience was the land lord John, whom once we met, we dealt directly with him and avoided Nicholas Humphreys communications. One of us is also owed money from paying too much council tax, which apparently has been with their accounts team for 4 months!! Avoid this company, seriously. This is my second draft because on the first I ran out of characters to describe the whole experience. So let me tell you the *resumed* story of my people under our year tenancy with these unprofessional cowboys... We payed the reservation charge of Β£60 EACH to secure the property and we went on our way to the office to sign the contracts. The contract was re drafted 5 times due to mistakes made by the agents, if you're going to sign a contract READ every single page, don't feel pressured or embarrassed that you're taking too long- It's a legally binding contract and once your signature is on that piece of paper you cannot contest it. Our first contract it stated that we were to pay the full rent of a year every month... come on guys, you all know you have to divide that by 12 and it was Radford Road, Nottingham after all not Kensington, London. After that mistake was spotted came a whole bunch more because apparently simple maths is hard. OK folks, that's contracts done lets fast forward to moving day, our property manager, dear Dominic, oh Dom- how do you even have a job??Told us we could move in at the specific date, and so we did, apparently the house was ready and had been professionally cleaned, I mean why else would you let your tenants move in? When we got in, the house was a mess, every room dirty, we're talking cottonbuds, tampons... it was filth. honeslty...it was bad. We called out friend Dom who insisted the house had been professionally cleaned, and turns out the inventory he had given signed to us was from a different year which explains why none of the dirty, broken light bulbs, and many other things were not listed- Is this legal? hmmm Advice for you students, before you bring your stuff in your new house, photograph every room, every wall, literally inspect everything then put it all in an email and send it to them! Not only you have your own pictures in case of dispute later you also have a paper trail...speaking of paper trail we decided to back every single conversation we had with Dom with an email before or after, unfortunately when you're let down once by your property manager you tend to lose faith. Dom, if you are reading this, you are useless, choose a different career, this is not for you. So we persevere, clean the filth rooms and move our stuff in when suddenly DUM DUM DUMMM the front door opens, we panic! who could it be? we just moved in, we didn't get told anyone was coming and it was late! It was John the landlord coming in to do late night DIY around the house, you know, to get it ready for the tenants? After the initial shock from both sides, we sat down and talked about the clear miscommunication between Dom and us, he told us, the house was not ready and it hadn't been cleaned (remember when I said Dom told us/insisted the house had been professionally cleaned? LIES) Anyway from there on we messaged John for anything we needed, we had many communications with Dom which ended in frustration and us going back to John, John is a saint, our washing machine broke, he had it replaced the next day, him and Jane his partner really looked after us, thank you both! When it came to moving out, it was agreed we could move out on the first (hey paper trail) and Dom promised the new tenants they could move in on the Friday before the 1st..oops, then he promised them the first. Like us, they were very unhappy and it made for a very awkward moving in/out day, bad Dom! But we spoke to the new guys, told them out story and said βHey call John, because itβs less painful pulling your teeth out than dealing with Domβ

Just to say a HUGE Thank You to Dominic and more recently Emily who have helped me for the last 2 years with my houses. When sorting out my first house, Dom walked me through the process and I ended up getting a great house that everyone was pleased with. Any problems (including losing keys on a night out :D ) were sorted out straight away, usually the same day, so I can't rate them enough. When switching over properties this year Emily was better than perfect. The whole process only took a couple of days and the new house was sorted. Sorting out picking up the keys when i moved in this week only needed a text and she was straight round. Couldn't be more pleased with the company and will definitely be using them in the future. Keep the good work up!

Having just purchased my first property through Nicholas humphreys I highly recommend them. Throughout the whole experience with Kevin Laban at the Nottingham branch, I have been guided through the process swiftly and any queries were dealt with ASAP. Often I would send an email for an update outside of normal office hours but Kevin would take the time to update me, even if this was beyond the closing time of their office. I would highly recommend to others and potentially look forward to using their services once again in the future!
