GoogleMy son who is at University of Hertfordshire and his 4 friends, also all students, rented a house for their second year from September 2024 until August 2025 through Nicholas Humphreys. I wont list all of the issues they had because they had already experienced numerous serious issues before they even moved in! What I will do is to offer help and advice so that other tenants, particularly students can be proactive and solve the issues they are likely to face with Nicholas Humphreys. This can also guarantee you get your full deposit back at the end which my son and his friends did and I gather doesn't normally happen. I have already helped my sons friend this year to deal with Nicholas Humphreys using this advice.
If you ever send an email to Nicholas Humphreys complaining about anything mention that you will contact the Property Ombudsman if you dont receive a reply within the amount of time stated in their complaints procedure or quicker for urgent complaints. If they don't reply within the amount of time then contact the Property Ombudsman who will instruct you to email Nicholas Humphreys to tell them they only have a few days to reply or they will be in breach of rules and further action will be taken by them.
Ask for an inventory and if one is provided read through it carefully and check against what it says and what is actually there and the condition before signing it etc and raise any inconsistencies with Nicholas Humphreys in writing and take photos. If no Inventory is provided as with my son and his housemates don't panic because then you can raise a dispute with the company protecting your deposit. They are very unlikely to side with the landlord about any of your deposit being retained if no inventory has been provided. The landlord also cannot legally deduct money from your deposit for a professional clean.
On the subject of protecting deposits make sure that your deposit is protected within 30 days and you are given the prescribed information for claiming the deposit back. This is non negotiable as it is the law. My son and his friends deposits were only protected after 87 days by their landlord with no information provided. I believe the only reason they were protected at all is because my son and his friends were asked to pay their deposits a second time which led my son to send a complaint letter asking where the deposits had gone and why they hadn't been protected and contacting the Property Ombudsman so that this had to be answered honestly with proof.
After you have been written to confirming you will receive the deposit back if you still havent received it into your account you can take action. Call Nicholas Humphreys and follow up with an email stating it has been 10 days and this is the landlords final warning. If all deposits are not in every tenants bank accounts by a couple of days time you will start the dispute resolution service with the company protecting the deposits.

The property he lived in is not one of our fully managed houses. In this particular case, the landlord manages the property themselves and chooses not to provide an inventory. They tend to rely on trust with their tenants and often return deposits in full, as they did with your son’s group.
For context, all of our fully managed properties include a full inventory report at the start of each tenancy, and deposits are registered with the prescribed information provided to tenants. As this landlord handles these matters independently, the process may not have been as seamless as it is with our other properties.
We appreciate your feedback, and moving forward, we’ll take extra care when working with this landlord to ensure a smoother experience for future tenants.

GoogleI had a very disappointing experience with this estate agency. When I first rented a property from them, I was a student. However, I soon realized that Hatfield wasn’t the best option due to the lack of job opportunities, so I wanted to move out. Unfortunately, the agency, particularly an agent named Will and another team member whose name I can’t recall, were completely unhelpful and made the process extremely stressful.
They only care about getting you to sign the contract once that’s done, you’re on your own. Despite their initial promises to help me find a replacement tenant, I had to do all the work myself. Even when I found suitable tenants, they rejected them for unreasonable reasons, dragging out the process unnecessarily. Throughout this time, they ignored my calls and refused to acknowledge the issue, causing immense mental pressure just over the rent.
This agency lacks professionalism, support, and basic customer service. If you’re a student or tenant looking for fair treatment, I would strongly advise you to avoid them.

GoogleI am writing to express my extreme disappointment and frustration regarding the non-refund of my security deposit for the property at 23 Cunningham Avenue, Hatfield. Despite vacating the premises over four months ago, the landlord, Mr. Paul, has not provided the necessary approval for the refund of my £500 deposit, which was lodged with the Tenancy Deposit Scheme (TDS).
Furthermore, I am appalled by the lack of cooperation and unprofessional conduct displayed by both Mr. Paul and the agency, Nicholas Humphrey. 4 other tenants, including myself, have been affected by this delay.
I am also compelled to express my disappointment with the condition of the property. During my tenure, I encountered numerous issues, including:
- Infestation of bed bugs
- Worn-out floor carpets that were not replaced in five years
- A creaky staircase that caused disturbance
- Outdated electrical points that frequently burned out
- Aging household equipment in the kitchen, including a ineffective vacuum cleaner
- Leaking bathrooms that caused water damage to the downstairs bedroom pouring down like s rain 🌧️ or water fall. Disgusting.
- very unhygienic
- washrooms are always clogged.
In light of these experiences, I strongly advise potential tenants to exercise caution when considering properties owned by Mr. Paul, who has multiple properties in and around Hatfield. I also urge caution when dealing with Nicholas Humphrey agency.
The TDS tenancy deposit scheme, which is intended to protect tenants' deposits, appears to be ineffective in this instance. I hope that necessary measures will be taken to address these issues and prevent similar experiences for future tenants.

With five separate rooms and tenants from different backgrounds, it's unfair to hold each person responsible for others' actions. I strongly disagree with the implication that residents introduced bed bugs into the property. Having personally encountered dead bed bugs in my own room, I believe it's clear that the infestation was pre-existing. Furthermore, your acknowledgment that the carpets were 5 years old at the time of our tenancy speaks to the underlying hygiene issues that contributed to the problem
The bathrooms in the house had severe leakage issues, which caused significant water damage to the room below. The water leakage was so extensive that it poured down like a waterfall, creating an unacceptable and unhealthy living environment. Thank you for the feedback.
Just to address a few points which you have raised, the deposit was delayed due to your group refusing any charges. Whilst we attempted to negotiate these charges with your head tenant directly, items such as the cleaning, marks on the walls left from posters, clothes and rubbish left in certain rooms, rotten food left in the fridge/freezer and body hair in drawers and carpets were refuted, even though there was clear evidence. We hoped to come to an amicable early resolution on this, however as there was a refusal to come to any agreement from the tenants, we had to escalate this case to the Tenancy Deposit Scheme which can take a number of weeks which was advised on our initial email. Even after this was raised to the Tenancy Deposit Scheme, as you mentioned, the case was awarded in the Landlords favor.
As a Letting Agent, we need to ensure that all properties are professionally cleaned and these items were picked up as we were thorough throughout the Checkout to ensure the tenants can move in much more satisfied.
Regarding the issues within your property directly, as you are aware one of the housemates you initially moved in with, brought in bedbugs which was incredibly unfortunate as this was not fully reported until all tenants settled in. As you are aware, the Landlord immediately attended to apply treatment to the property, arranged for pest controllers to attend and even though some of your housemates were not cooperating and refusing to allow access, the issue was resolved at the Landlords cost which was never claimed for as ourselves and the Landlord understand we are dealing with students who may not be able to pay these extortionate rates.
Regarding other issues you have raised, the carpets have been now been replaced all throughout the property, the staircase is not something we can fix overnight and as this is a houseshare with multiple floors, we cannot risk lack of access to the staircase whilst a repair is ongoing. The electrical point was where one socket was affected due to accidental water damage during the tenancy from a spillage which we could not prevent. The hygiene in the property is something which can be common in a student house property if our advise on regular cleaning or a cleaning rota isn't followed too which we are unable to impose to tenants.
I understand a portion of this review has been directed towards the Landlord so I will inform him of your comments too.

I've experienced difficulties in getting responses from the agency regarding our refund. I appreciate your acknowledgment of the property's age and outdated furniture. However, during my tenure, these issues were prevalent.
The day I moved in, the landlord was still working on repairs, and the room was messy. I had to clear the clutter myself. This experience, combined with the lack of professional help for repairs and maintenance, raises concerns about the landlord's commitment to providing a habitable living environment.

While we always provide at least 24 hours’ notice to tenants in properties we manage, in this case, although we informed the landlord of the scheduled viewing, it appears they did not pass this information on to the tenants. As a result, access to the property was unfortunately denied.
We sincerely apologise for the inconvenience and the time this may have cost you. Regrettably, this situation was beyond our control.

GoogleHonestly shocked any of the employees have jobs here. Myself and multiple other people I know have not had good experiences. One employee will tell you one thing, then another employee will say what you were told was wrong and tell you something different. The communication is awful, they will take weeks to respond to a simple email, that's even if they respond at all. You will have multiple questions in one email and they will bluntly respond to one question. Customer service is atrocious. They also don't deal with their landlords when they break rules on the contract, such as 24 hours notice for a visit, or trying to open the bedroom doors without knocking. Funny how employees are off sick, on parental leave or on holiday all in the span of a week as well.

A month before I was meant to be moving into one of their properties the landlord had to pull out (not Nicholas Humphreys fault) so within the space of a week me and the rest of my group had to find a new place ready for September. The team at Nicholas Humphreys were very supportive and was able to find us somewhere else within a week. They kept in constant communication with us all and made sure we secured a place and at the budget we wanted to stick to. GoogleNicholas Humphreys have been so helpful with my house! Will took time out to run me through all of the houses available to me and found one perfect for me. He was very clear and transparant about the process and what I signed up for. Everybody there is very kind, and approachable, and have helped me every step of the way. The house was very clean when I moved in and the one issue I had, few months after moving in, was the boiler which was sorted within an hour of calling them. Would massively recommend them to students looking for a house

GoogleI moved out over two months ago and still haven’t received my deposit back. Despite multiple attempts to contact the landlord via email, I’ve had no communication or response. The lack of professionalism and accountability has been very disappointing. Tenants deserve timely communication and fair treatment, especially when it comes to returning deposits.

Hi Jane,
I’m sorry to hear that you feel the return of the deposit has taken longer than expected. However, please note that charges have been presented to your household and these have been disputed, which can delay the process. Some of the damage at the property was quite evident, but this has still been refused. Although we have recommended using the dispute resolution service to help reach an outcome, we have not yet received much response from your head tenant.
We’re keen to resolve the deposit matter for you as soon as possible, but this does require cooperation from all tenants involved. Many of our other tenants have received their deposits within 2, 3 weeks of moving out when we have had full cooperation.
