Very helpful agents, I was well taken care of during the process.

Everything went quick and smooth much better than we were expecting, Justyna was great and very helpful, would highly recommend!

I had the pleasure of dealing with Justyna, Tanya and Ellie in the lettings team of the Blackheath branch, and all three of them were incredibly helpful, professional and friendly. I would highly recommend these guys and FJ Lord.

+ they tried to smuggle hidden points to the contract upon renewal - when confroncted they justified it by "automatic every year adjustments to adhere to currrent law and standards" - this is how you call new fees ;) + asked 4 different times for account to return deposit to, just to prolong the process even though we send them one with notice letter, + been nearly 6 weeks and not even fraction of the deoposit is returned (landlord asked for around 600 deductions, but after the deadline she had) Non disputed part not returned. We had to raise dispute ourserlves with TDS just to have some hope to force them to return our money back.
Dear Artur, We appreciate you taking the time leave feedback Blackheath Village Lettings, however you have reached the Blackheath Village EA Google site. However, please email in to help@fjlord.co.uk so they can investigate further. Regards Ross

Probably unfair to single out this office for a damning review, in my experience the entire organisation is one of the most shoddy, unprofessional two bit businesses I’ve ever had to deal with. They don’t care, they don’t return calls, they don’t do anything they say they will do. The one thing they do is treat you with utter contempt. I can’t really describe how much I hate them. I’ve been trying to get some general and very basic maintenance work done since April. It’s now December and I’m still chasing them regularly. Monkeys would be more capable, not even trained monkeys. Just normal ones. I hate you felicity, I really do.

I takes on average 932 emails and 82 calls to sort whatever. Pray to whomever you believe that nothing breaks in your property. The fancy "House Maintenance Service" isn't as fancy after all, as I need to wait for over 3 weeks to fix the dishwasher. Overall, I bet they manage too many properties, and don't put enough effort to keep the level of service on the high level after you sign the papers. By "not enough effort" I mean they don't give a f**k about you. If they have the most amazing place that fits your budget and location preferences, go for it. Other ways, look for a different Property Manager.

I am constantly being spammed by Felicity J Lord, no matter how many times I write to them (specifically Sarah Marston) asking for it to stop, I still receive emails asking for me to sign off their 'marketing document'.

I used Felicity J lord to let my apartment in Bow. They found tenants very quickly and the process was very smooth. A pleasure to deal with.

2 Months to receive Deposit Back!!!
Having left my rented property 42 days ago, and after numerous emails and phone calls I am still owed my security deposit of £2500+ My Landlord has agreed to release the funds and since then Felicity J Lord have made several failed attempts at communication with me and indeed returning my money. Therefore I feel I have no alternative but to take to social Media to warn potential clients not to proceed with Felicity J Lord as you will have to fight to get your security deposit back as they will not answer emails or indeed return the monies that is rightfully yours. Very unhappy customer of 119 Caraway Apartments.

Some good points and some bad points. They have an In-house mortgage advisor Andy Greer, that was a true disgrace to his profession. Myself and my partner were pretty much forced to use this unwanted mortgage advisor as part of the purchase of our property from fjl. On 3 occasions we mentioned that we had our own trusted mortgage advisor and that we were not happy with Andy. But the estate agent from fjl working on our behalf warned us that we would probably lose the property if we didn't use their in-house mortgage advisor. Andy Greer was obnoxious and rude very short tempered with us throughout our dealings with him. Both myself and my partner took it upon ourselves to actually go to the property we were planning to purchase to speak directly to the sellers as we feared we would now lose the property because of our continuous and acrimonious relationship with Andy Greer. The sellers were wonderful to us. We had tea with them and discussed our complications with this now infamous mortgage advisor. It turns out that they actually had to use Andy themselves when they bought the property 2 years before. To say the least they were very disappointed with his behaviour and found him to be very cantankerous when dealing with him. After talking with the sellers and gaining their confidence we then proceeded to sack Andy as our mortgage advisor with their blessings. We have since saved over £1000 in mortgage fees and managed to get our mortgage offers 1.5% cheaper than what Mr Greer was offering us. Fjl acted very well with us after this horrendous bullying episode and I will certainly use them again.
Thank you for your review. We are pleased you were happy with the service provided by Felicity J Lord but sorry to read your comments regarding the mortgage advisor from Just Mortgages. Just Mortgages are independent from Felicity J Lord, and our customers would never be forced to use them. Having a mortgage consultant in branch has proved to not only help our customers with purchases and selling of their properties, but it also saves them time as they are in the branch and therefore can be kept informed of all progress at all times. We have investigated this further and this has been investigated internally and externally through an independent investigation by Legal & General. We are sorry there is nothing further the branch can assist you with here. We do wish you all the best for the future and hope you are enjoying your time in your home.

Inept and dishonest. Please do not do any business with these untrustworthy fraudsters, they have cost myself and my family a lot of unnecessary stress and thousands of pounds. I'm amazed they are still licensed.

I've had the misfortune to be living in a FJL managed property for 18 months. The customer service we've received here has been absolutely appalling - they have hung up on us several times, and simple tasks like picking up keys takes hours! Issues we have had with them over the past 1.5 years include (but are not limited to): - being forced to go without hot water or heating for two weeks after our boiler broke. They also tried to charge us for its repair. - being told they had no keys to the property and we had to stay in on a workday and wait for workmen who never turned up - twice! - being told not to take down the lettings sign outside our house - six month after we'd taken over the property! - having to call every day for a week to get our fridge fixed (it was leaking water all over the floor!) - being emailed and texted about repairs for months after a problem has been resolved - despite us confirming they had been completed many times. Absolutely dire - I would recommend going literally anywhere else.
Thank you very much for sharing these comments, Rosi Hirst. We will investigate this matter internally and deal with accordingly. Branch Manager, Felicity J Lord Greenwich (Lettings)

Most horrible experience ever. Pushed us to put a holding deposit right after viewing the flat. However, didn't respond anything about the reference check or contract signing after taking the money. After all the effort of preparing and sending the reference docs they required, 3 weeks later, told us that someone else has made a higher offer and we are not getting the flat. What's the point of a "holding deposit" if it can't hold anything? After all the frustration and disappointment, we have to start looking for a flat all over again with a pressing deadline. Don't trust them ever. Cheaters.

Poor experience letting my flat out
Used FJ Lord to let out my flat. Nothing seemed to happen unless I chased the agent. I was there for some viewings. Some of the agents were fine but some hardly spoke english and their body language and demeanour made it seem like he was embarrassed to be marketing the flat. (it is a very nice flat). Worst of all, I could not rely on information from the agent. She would make a statement and when I later tried to find verification in their documentation she would have to admit that it was not there. The amusing part was that the agent said "We are working very hard to let your flat". The flat was a very short walk from their office and all that they did without prompting was place an advert on Rightmove and charge me nearly £3,000. A frustrating and stressful experience. I will not be using them again.

Absolutely worst ever letting agent - avoid at all costs.
The incompetence of this company is almost unbelieveable. I have been unfortunate enough to be a tenant via them for four years at two different properties. Literally every single time I have interacted with them they have made errors or been unsatisfactory in some manner. Some examples: a. demanding monies despite paying on time and on the exact date they requested payment; b. allowing me to move into a property despite not receiving confirmation of permission from the landlord; c. a member of staff losing their mobile phone on holiday that contained my personal bank card details; d. not fixing a broken boiler for six months. Please do yourself a favour and do not use this company. They are utterly incompetent and brazen about it too.
Hi Joe,We have taken note of this at head office and are currently working to creating a solution that will hopefully repair this situation for you.Regards,Ross
