We had a fantastic experience working with Ridwana at Felicity J. Lord during our search for a home in Hackney. From the beginning, she really listened to what we were looking for, i.e., a house in a very specific part of Hackney, with particular requirements around size and type, and was consistently proactive in helping us navigate the search. She was also very good at giving us a realistic sense of what was happening in the local market, including how quickly things were moving and what buyers and sellers were expecting at different points. One thing we particularly appreciated was how proactive she was about viewings. When something suitable came onto the market, she would often make sure we had the opportunity to see it very early. There was one property in particular that we had mentioned we were very interested in, even though it wasn't available to view at the time. Months later, as soon as it became available, Ridwana remembered us and reached out before we had even spotted it ourselves. That diligence and follow-through made a real difference, we were able to view it quickly, make a decision and move forward on a house we really liked. She also kept us well updated throughout the negotiations with the sellers and did a great job communicating between both sides and helping move things forward. Really grateful for Ridwana's proactiveness, responsiveness and knowledge of the Hackney market. We'd happily recommend working with her.

Not all property sales are equal. Some are easy, some are insanely convoluted, labyrinthine, thorny and downright annoying. It's not obvious when things start, but once solicitors get on board warning signs start to show. There's always some nitpicking, but if you're unlucky solicitors can drive buyers, sellers and everybody else involved insane. It's not the norm, but I had what you might call an outlier. A perfect storm where everything that could jeopardise a sale, did jeopardise my sale. It was super stressful, for me and everybody involved. I lesser man may have lost his head. Frankly I probable would have, except for the fact that Joseph Ponan was my Estate Agent. I can safely say that without Josephs steadfast resilience to every problem thrown at him. I would not be sitting I my dream home type this today. You might think the job of an Estate Agent is simply showing people houses they like. It's easy to forget the hard work of helping new buyers navigate UK conveyancing oddities, calming sellers nerves and worst of all playing peacemaker to a host of bickering solicitors. At time of crisis I was talking to Joseph morning noon and night, also on his day off. Through the whole process Joseph never once lost his cool, dropped the ball or looked the other way. It felt like my sale was his full time job, while I know he was also juggling other sales (which I hope were less traumatic). I cannot praise his professionalism, skilled people management and unfailing cheerfulness enough. He pulled of what seemed like the impossible with my sale. He is a champion. I should say that my personal nightmare is very much the worst case scenario for you. I asked Joseph how traumatic and chaotic my sale was compared to others. He assured me mine was the worst he'd witnessed. It's highly unlikely your sale would be as difficult as mine. But whatever the situation, Joseph is more that capable of getting things done. I was very lucky to have him on my side.

If we could give Charlie 10 stars, we absolutely would! Selling our flat turned into an incredibly stressful 6-month rollercoaster,largely due to a very difficult buyer's solicitor but Charlie was our absolute rock through it all. He was relentless in pushing the buyer's side, keeping the pressure on, and making sure our sale actually crossed the finish line. Beyond just doing his job brilliantly, his emotional support was what truly saved us. Charlie was always available to talk whenever we needed him, no matter how panicked or stressed we were. Exceptional friendly service received from both Ria and Precious at Felicity J Lord. Precious showed us 2 properties and was extremely knowledgeable about the buildings. She pointed out all the interesting features and made sensible suggestions on how one might use the different areas and I appreciated her honest opinion on the practical space. Whats more, I agreed with everything she said. It felt less like a business transaction and more like a friend showing us round. Ria had dealt with our original enquiry and then looked after subsequent follow up in a professional, friendly manner. A very positive experience overall, particularly thanks to Kyanne. She was proactive throughout the sale, kept things moving and was always helpful and responsive. I was particularly impressed with the effort she put in. The reason I’m not giving five stars is that I was initially approached through a post through the door claiming the agency might have a buyer specifically interested in my property. It became clear that this was a marketing tactic rather than there actually being a prospective buyer. I found that approach a little disingenuous. I also think the £6,000 minimum fee is quite high, particularly for lower-value properties. That said, the service I received during the actual sale was very good, and Kyanne in particular deserves recognition for being so proactive and professional.
