A very positive experience overall, particularly thanks to Kyanne. She was proactive throughout the sale, kept things moving and was always helpful and responsive. I was particularly impressed with the effort she put in. The reason I’m not giving five stars is that I was initially approached through a post through the door claiming the agency might have a buyer specifically interested in my property. It became clear that this was a marketing tactic rather than there actually being a prospective buyer. I found that approach a little disingenuous. I also think the £6,000 minimum fee is quite high, particularly for lower-value properties. That said, the service I received during the actual sale was very good, and Kyanne in particular deserves recognition for being so proactive and professional.

Generally speaking, it’s a pretty good agency, I can’t speak for everyone, but Kyanne Neavin is a very nice and helpful person. However, looking beyond the virtual side of things, the reality is that sluggishness and a slow pace of work are the norm there. Finalizing the purchase of a "no-chain" property took eight months, and I ended up losing over £7,000, money I had intended to use for renovating the new place, because I had to renegotiate my mortgage; the new agreement came in more than £7,000 lower than the previous one, and I was only informed of this two days before the exchange. So, if you don't mind being hit at the last minute with a surprise extra cost of £7,000 or £10,000, feel free to go with this agency.

I would highly recommend FJ Lord and particularly Vicki Tait who provided great assistance throughout the process, which was much needed as a first-time buyer. From the beginning she made the viewing process feel relaxed and welcoming, while remaining informative. When parts of the process started to slow down, she would do her utmost to chase down the relevant parties and keep things moving. When Vicki was not around, her colleagues would step in and assist with the same level of efficiency, which was good.

My parter and I have just signed off on a new rental with FJL and the process has been a breeze thanks to Serkan. From the first flat visit, Serkan was super helpful, very polite and down to earth and not the pushy estate agents we’d had in a few other visits. Serkan has a lot of knowledge about the rental market and the area which was very helpful for us too as we’re new to renting in London. His responses to our emails were quick and efficient, answering any queries that we had and he kept us informed throughout the process while going through all the rental contracts and background checks etc. Serkan was also happy to arrange a second viewing for my partner as he couldn’t make the first visit, he arranged for us to meet the landlord before signing which again reassured us on the process. Overall our experience with FJL has been fantastic and that’s certainly thanks to Serkan, we’d highly recommend FJL to anyone looking to get onto the property ladder or for renting. My partner and I have just exchanged on our first house and have been lucky enough to have done so through Vicki from Felicity J Lord. It’s no secret that Estate Agents get a bit of a bad rep from buyers, but Vicki truly is a credit to her profession! She strikes the perfect balance between professional and down to earth and does not rely on the hard sales tactics that can be really off-putting. From the very beginning and now 4.5 months down the line, Vicki has been consistent in her communication. She responds to all calls/emails without needing to be chased, and ensures that someone else in the office is around to support if she’s on leave (Kyanne was just as wonderful to deal with!). We would recommend Vicki and Felicity J Lord to anyone buying a home, and Vicki would be the first person we would contact if and when we come to buy again. That was my review about a year ago but science she left there is no communication what so ever, they do not seem to bother that my property has a mold and I have two very little children. They keep on blaming the lack of responses on not being able to get in touch with landlord. Very unprofessional and unfriendly :/

A terrible experience. I was left without heat or electricity for 24 hours in winter and had to chase them relentlessly for a fix. For over a month, my dishwasher has been broken and my oven faulty, with no resolution in sight. They ignore emails, rarely answer calls, and never have answers. The absolute worst property management experience. Avoid at all costs. Update: Two weeks after the company’s response below, the oven issue remains unresolved. As a result, I will now be without a functioning oven over Christmas. What is particularly concerning is that when I called to follow up on the outstanding repair, the focus of the conversation was not on fixing the issue but on questioning why I had left a Google review. This was disappointing and did nothing to move the situation forward. I have also lost significant work hours having to stay home to accommodate multiple contractor visits. Many appointments were cancelled at short notice or took place hours late. There is clearly a lack of internal communication, contractors and staff do not appear to share information, and details I repeatedly provided were dismissed, causing further delays. Despite repeated attempts to resolve this, communication remains extremely poor. Today alone, I called the office ten times with no answer. Their public response does not reflect the reality of the ongoing situation. I stand by my original review and would strongly caution others considering this property management company.

Is an understatement - Kyanne was a great help in helping me find the perfect property for myself without putting any pressure on me as a FTB and only gave me the facts and treated me how she would want to be treated. Felicity j lord black heath branch were amazing from the start. Within the first few weeks I had a number of viewings and an offer which was more than I had initially expected. Vicki Tait carried out the viewing and has stayed in contact with me throughout the whole process, even letting me know if she was going to be away from the office and who would be best to contact in her absence. The whole team were great and were able to give me updates even when Vicki wasn’t in. I would 100% recommend. They always answer the phone and return phone calls if they aren’t free at the time. I had the misfortune on having my bid accepted on a house sold via Felicity J Lord. They told and reassured me multiple times that the house was Wimpey No Fines. I spent money and time on the purchase just to be told by my surveyor that the house was actually steel framed! The agent I spoke with admitted and apologies for misrepresenting the property however their boss (Victoria Collins) insisted it was the sellers' fault which wasn't true. From a call I could tell she didn't understand different construction types but then she shouldn't have assumed which type it was and falsely advertise it! Congrats on wasting my time (and money), your time and your vendors' time, FJL! I bet everyone is pissed off which could have been avoided if FJL just did their job!.

I would like to speak about Lilly Porter. Lilly had been a saving grace for me since moving in to the flat locate at 15 Traves Way, flat 5, Greenwich, SE109JP. There have been so many mechanical and plumbing issues in the unit that I wonder how it passed inspection to be rented in the first place. Lilly's has been a god sent, she handles each issue with kindness and -professionalism. She has heard me yell (not at her) but about the condition of things in the flat. She has handle all my issue in a timely manner and even negotiated with the owners to take care of things. Lilly is a jewel in your organization. Without her I would have demanded I be released from my rental agreement because the flat is in such bad condition. Lilly is a true credit to herself and your company. She should be given an increase income and award for dealing with issue that no one person should have too. I cannot say enough nice things about Lilly Porter,
