I rented a flat in Canary Wharf through Felicity J Lord Canary Wharf for three years. It was the worst letting agent I have ever dealt with. The staff are irresponsible, incapable of following anything through, and seem to have no sense that looking after tenants is their job. Every problem got the same treatment. They replied once to say it had been "passed on", and after that nothing happened. They didn't follow up and didn't reply, and nobody took responsibility. Their repair handling was shocking. I reported water leaking through the bathroom ceiling and rain coming in at the balcony door, and nobody bothered to reply until I chased. When water poured through the ceiling onto my bed from the flat above, they said they'd "contact block management" and then ignored every question I asked about the damage. When the living-room window leaked, they asked for photos that were already attached to my email, which shows they hadn't even read it. I then reported mould and a window frame that no longer locked. I chased twice and got total silence. When I was left with no lighting, no heating and no way to cook, I had to physically go into the branch before anyone would lift a finger. Their contractor turned up unannounced and then disappeared. The next engineer arrived hours late, left a light still broken, and never carried out the electrical safety check or energy certificate (EPC) I was told had been booked. I escalated in writing, and they ignored that too. Leaving a tenant without basic safety checks after electrical problems is irresponsible. The office itself is chaos. Emails to staff bounced because they had left. One member of staff tried to restart a renewal that had already been agreed with a colleague, because they clearly don't talk to each other. Even my notice to end the tenancy was ignored until I chased it. The move-out showed how incompetent they are. The lock failed as I was leaving. The branch arranged the locksmith and told me to pay the £234 myself and send the receipt, and they would get it reimbursed. I did exactly what they asked. Despite repeated chasers and a promise that someone would speak to the manager, I still haven't been paid and nobody has had the basic decency to reply. They promised me a check-out report and my deposit back within days if there were no deductions. I never got the report, I never saw a single proposed deduction, and the property manager who was supposed to contact me never did. My entire deposit is now stuck with the deposit scheme's adjudicator because this branch couldn't handle the simplest part of ending a tenancy. Then, weeks after I had left, they sent me a "final demand" for a month's rent I didn't owe, threatening me with a County Court Judgment within three working days. Their excuse was an "automated error". An agency that threatens former tenants with court over money that isn't owed, because it can't keep its own records straight, should not be trusted with anyone's home or deposit. Do not rent through this branch. If you're already stuck with them, keep every single thing in writing, because nothing gets done unless you force it.

Hi it’s me ahmed. I took a flat from felicity j lord Wapping branch in tower hamlet. So after living 4-6 months i see flat has serious water and leaking problem also dump getting increases that’s time i did talk with landlord for end the contract with him.therefore he said it’s fine cz it’s my own flat issue u can do it also my wife pregnant too.it was really difficult for her to live in this flat on her situation.After that We end our contract also Mohammad islam he working for Wapping brach he recommended us a cleaning company so we pay them and they cleaned everything. Thereafter now landlord saying he can’t give us money because flat was unclean and he needs to renovation this house so it’s cost gonna be £1600 and cleaning £180 or something. So now landlord block me and my wife on his whatsapp and number. Our deposit was £1846.25 something. Now if we call agent they tell us call landlord cz he hold deposit and where landlord already blocked us. Mean agent not helping us for getting this money. We are still needs help but Mohammad islam who did dealing with us about this flat he also not responding that’s mean it’s totally unfair and scary. As i take this flat from agent i think they should help me with deposit instead they just gives us stress. Also still my case is ongoing. Now my wife and me is on frustration and depression too. Totally bad experience with felicity j lord🙏🏽

One star. Felicity J Lord (Wapping) was not the agent I purchased through, yet left their "To Let" board on my property after I completed on 28 August. I called twice, politely, on 29 August and again on 4 September, asking for it to be removed. It was still there three weeks later, so I sent a written final notice with a photo and a 48-hour deadline. Their reply: "Our company attended today to remove the board but were unable to locate it" - despite the address and photo I'd already provided. It is still there today, 24 September, nearly four weeks after completion. In my opinion, this is discourteous and unprofessional. How a company handles a simple, no-fee request says a lot about its culture, and based on this, I would not choose to give them my business.
