GoogleSigned an agreement to lease, provided all documents and paid and everything. Got a call the week before I was supposed to move out that the tenants were taking advantage of the fact that the landlord improperly documented their intention to move out and were going to stay in the apartment.
Their offer to me, give a refund or show me apartments outside my price range! Didn't even acknowledge the fact that I had made arrangements myself based on the move in date!
Unless you absolutely love the apartment, do yourself a favor and look elsewhere.

GoogleAbsolutely terrible service. Avoid this agency at all costs.
After letting a property, we turned up at the agreed time to collect the keys, after an hour it turned out they had not got the keys and told me to go my new property and knock on the neighbour's door to see if they had the keys. Wow.
2 weeks after moving in, they've only just finished the inventory, the welcome pack (a copied and pasted email) was wrong and less than useful anyway.
I'm still waiting to find out who my utility suppliers are.
Nobody returns my emails requesting information.
I could go on!
You could get a better service off a hamster.

GoogleIgnorant, xenophobe and arrogant - actually unprofessional. I'm asking myself if some landlords wonder why their property doesn't go. First I was interrogated why I wanted to leave my current flat before speaking about any of their properties which we actually didn't. Never had that before. I'm working in a highly paid IT job on a freelance basis and offered references from my accountant. This was ignored. I was asked to pay 6 months in advance - I denied. I kept being interrogated and finally asked whether I would have a UK accountant AT ALL. Then I was asked to put down a £ 1000 (one thousand) holding deposit..... I wasn't allowed to view the property with the excuse they wouldn't have to keys (I would be alarmed now as landlord!). Complete waste of time unless you are a masochist and enjoy being humiliated. Wonder how they survive!

GoogleReally disappointed.
I am new to the UK, I am looking to purchase a property and one of their agents inflated the price of a flat to match my budget, literally adding 15k£ to the flat price, hoping I'd make an offer higher than what was expected. Lucky me I went online to check details before I made that offer.
Unfortunately, sadly, not trustworthy to me anymore.

GoogleFor property management avoid FJLord completely. I had the unfortunate experience of paying 13% for my flat to be managed and it resulted in me having to manage the property managers whilst making expensive international phone calls to get the simplest tasks completed because they can't seem to understand the concept of email communications.
They sell a "dedicated" property management team, what you actually get is a few under qualified people who rarely reply to emails, cannot manage their workload effectively and need constant reminding for any resolution. In short below is a sample of the issues I faced:
- No set SLA reply to landlords so no incentive for staff to reply
- Staff take on personal work then go on holiday without a handover or out of office notifications
- Slow or no response, needed to be chased multiple times and eventually escalated to managers
- Emails remain un-replied
- Expensive and incompetent check in an check out staff. They didn't collect my keys on checkout and missed a whole host of basic things
- Had to be chased to refund management fees and maintenance float upon early end of tenancy
- I was incorrectly billed and charged for services that prior agreed (in writing) as free
- Staff don't know their own complaints escalation process and no sufficient compensation was offered even after their most senior staff admitted fault for the items listed above

GoogleI rented a property via FJ Lord for a year. They were utterly inept, lazy and incompetent, disorganised and uncaring and wouldn't do anything unless cajoled. Their staff were obviously undertrained, and their management routinely changed their story during discussions. My landlord agreed and thankfully moved to another estate agent when letting out the flat again.

The Trusted Agent SellerOver-valued flat
I put my flat on the market in Apr 2014 on the basis of FJL's advice of asking price of 425-450k. THis was even though the previous sales in the block of similar flats in Oct 2013 had been at the 330k level. They justified the price by the lack of decent stock and a huge increase in demand. Despite me being very particular that I was after a quick sale and did not want the price to put people off, they continued to recommend 425-450k. I had quite a number of viewings in the first couple of weeks, but then they dropped off substantially. I then decided to lower the price to 400-425k but this only had a small effect on viewings. After about a month I eventually got an offer at £408k which I accepted, but this fell through within two more weeks. Thereafter I received the odd viewing but no further offers and the agents seemed to lose interest. Ultimately I took the flat off the market completely, In the meantime, two (identical) flats in the block had sold for a price that i would have been happy with - 400k and 429k, one apparently though a different branch of the same agent!

GoogleTotally unprofessional.
Booked in a viewing. When I turned up, the agent who was supposed to take me was not in. I was in turn told by another agent to wait as the agent who was going to take me to the viewings was "running late". I wait around for more than half an hour until the next set of customers arrive for their viewing slot with the agent still not in sight. At this point I did not wish wait around further after more than 40 minutes.
No apologies from the agency. No one seemed to care. Avoid these people. Total time wasters.

GoogleFelicity J Lord came highly recommended to me by a neighbour who has used their letting services for years. From the outset, I was very impressed with the high level of service from the manager David McCooke (this was in sharp contrast to another local lettings agent who visited my property and was sneering and patronising.) David and his team (especially Anett) worked extremely hard to find the right tenants for my flat, they provided regular feedback and negotiated effectivley and fairly for all concerned. At all times they were polite, positive and always responded to emails very promptly. On the paperwork side, the documentation was explained and prepared thoroughly. I consider myself extremely fortunate to have found this company and although this is still early days in terms of my Let, I would recommend David and his team as exemplary in their profession.

GoogleOh how I wish I'd read the previous review. DO NOT USE they force you to see their mortgage advisor before they'll so much as show you a house (even though I have my mortgage in principle in place and deposit ready to go). To add insult to injury, you can't see the mortgage advisor for over a week and 'have to' spend an hour with them. This has definitely put me off buying with these agents so I hope serves as advise for those looking to sell also.
