1/5, Unprofessional handling of tenant funds Extremely disappointed with Hunters estate. I moved out nearly a month ago, yet they are delaying the refund of my rent overpayment. Despite acknowledging the issue and promising it would be treated as an urgent priority, they have failed to release the money or provide clear answers. Avoid if you expect professional service and timely accounting.

Moving in was made easy under my circumstances with work commitments. The young lady I was dealing with was very helpful and understanding. I'd recommend this company if you are looking for letting a property

The viewing itself went smoothly, and Paula was already there when I arrived and explained everything very well. However, I was really disappointed with the property. Based on the photos, I expected the house to be much bigger. More importantly, it is advertised as a two-bedroom property, but I honestly would not consider the second room a bedroom. It is such a small, square space that you cannot even fit a bed in it. In my opinion, if a room cannot accommodate a bed, it should not be advertised as a bedroom. I think it would be much more accurate to describe the property as a one-bedroom house with an office or storage room, rather than a two-bedroom house. I believe this is important for potential tenants to know before arranging a viewing, as the current description gives a misleading impression of the property.

They missed out on a deal because the agent couldn’t wait 5 minutes for us on a second viewing on a property we had offered on. Hunters seemed to be scared of agreeing deals.

A very smooth, drama-free sale after tenaciously pushing for the best sale price and making sure the buyers were genuinely going to proceed. Thank you!

Wonderfully responsive! We have had a great experience with Hunters who were agents for the property we were buying. Jemma and Amie were both engaged and caring but most importantly helped to keep the lines of communication open within the chain and kept the purchase progressing.

We have had the pleasure of buying (in 2022) and selling (in 2026) our home with Jake and the Hunters team. Selling in 2026 was a very different ballgame and I feel Jake was instrumental in getting our house sold. Jake is very professional and always went above and beyond to help us through the stressful process. He always took our wishes on board in a sensitive manner. I would recommend Hunters Harborne whole heartedly.

I moved into a property let through Hunters on 2 October, paying £1,390 per month. My experience of the handover and subsequent complaint handling has been very disappointing. Before moving in, a Hunters agent told me in person, with a witness present, that the cooker would be replaced before I moved in. That did not happen. In its written response to my complaint, Hunters acknowledged that it knew the oven was not operational and had failed to tell me before I took occupation. No dependence on the landlord making an insurance claim had been explained to me beforehand. The washing machine also had a missing control knob, which I had been told would be fixed. After moving in, I discovered corrosion inside the drum, with orange residue coming off onto my finger. This had not been brought to my attention before handover, and the machine is now being replaced. I have asked Hunters what pre-tenancy appliance checks were actually carried out and requested the relevant records. As of 9 October, a replacement washing machine and a working hob are scheduled for 13 October. If completed then, that will be 11 days after I moved in, more than a third of my first rental month without those facilities. These arrangements should not be confused with confirmation that the oven issue has been resolved. I have spent time repeatedly chasing these problems and even helping the landlady source a replacement washing machine. Had I been told the actual position before committing to the tenancy, I would not have rented the property. Hunters has apologised for its failure to communicate the oven problem, but its responses have focused on the landlord’s responsibility for repairs. My complaint also concerns Hunters’ own communication, the assurances made before I moved in, and the condition of the property at handover. At the time of writing, I am still awaiting a satisfactory response to my latest correspondence and my request for compensation for the inconvenience and time involved. Based on my experience, I cannot recommend Hunters’ lettings service.

Updated: October 2026. We recently sold our flat with Hunters. Alex, Matteo and the team were great. Fast on communications and helped make the process run smoothly. Thanks a lot! Previous flat purchase review: We purchased a flat through Hunters recently and found the experience to be smooth. Alex our agent was quick to answer any question throughout the entire sales process which was helpful as we were first time buyers. He was quick to communicate any updates or queries to the seller and get us prompt responses. He met with us multiple times to view the property on separate occasions. He was keen to close the deal fast so was a good middleman to have throughout the sale process. I would buy through Hunters again

Kimberley was fantastic to deal with. She answered all my questions and dealt with every query as promptly as she could. Even if she didn’t have an answer, she let me know she’d put the questions I’d asked to the vendor. Kim made the minefield that is buying your first house so much easier for me.

They were quick and professional, making calls almost daily to inform of the progress when moving to a new house. They helped with every step and were patient enough when we didn’t hand all the details as it was expected.

Fleur Tickner and her colleagues at Hunters Carshalton did an excellent job in helping sell my house this summer. I always felt confident in the professional skill and experience they brought to their promotion of the property and then of advising me about the required conveyancing procedures. What stood out was Fleur's calm leadership and the consistently high level of information sharing across her team.

Appalling service from start to finish. The agent, Mary, was recommended to me by a fellow leaseholder. I transferred my entire property portfolio to her, a total of nine properties in Harborne & Edgbaston, Birmingham. At the time she owned Mulberry Lettings. I moved home to Northern Ireland due to severe ill health & being unable to work as a Solicitor any longer, due to the fact that the main symptoms I suffered with were exhaustion & extremely poor short term memory. I also had a transachaemic stroke which resulted in me being bedbound for 14 months. I was no longer mentally able to monitor lettings, rents charged, maintenance of the properties etc as a. I was no longer living in Birmingham & had no reason not to mistrust Mary. She had been recommended to me after all & I trusted the judgement of the person who had recommended her. b. I was very ill, had just had brain surgery& the properties were the last thing that I was thinking about c. I had no idea that the police would allot a case, where the claim was for the theft of over £50,000 to a very junior inexperienced w.p.c to handle my case. The bottom line is that she 'interviewed' the wpc concerned, accepted her claim that she had done nothing wrong & advised me BY TEXT that the case was being dropped. She didn't even interview me!!! I have called to speak to her superior on several occasions but have never been called back! The thin blue line really is a thing!!!! Maxine Kelly-Frensham

I rent a property managed by Hunters Harborne. In my experience, they do the bare minimum for tenants and nothing more. On 31 July 2026 I reported that the basin in the toilet had come away from the wall. I was told to log it on Fixflo, which I did. Two weeks later nothing had happened, so I chased. I was told they were "discussing it with the contractor" and would book the repair. Five weeks after that, still nothing. When I chased again, I got a reply saying the lettings team would pick it up "on Monday". Nearly two months after reporting a basic repair to an essential installation, it had still not been fixed. I eventually made a formal complaint, and only then did I receive a clear answer. After they confirmed in writing that I would not be charged, I agreed to leave the repair. This isn't a one-off. When I needed a parking permit, the agency didn't know how to get one and asked me to find out myself. They only dealt with it after I insisted. When the law on tenancies changed, I was sent a generic government information sheet and a notice about a longer notice period. Nobody told me what this meant for my own contract, which was due to end in August, and I was left to interpret the new law myself. That confusion could easily have been avoided with a clear explanation, and I felt that Hunters did not do enough to clear it up. This was very poor communication from an estate agent that claims to manage tenancies professionally. To be fair, a few individual staff members have been helpful and have answered my emails promptly. But as an agency, in my experience, Hunters Harborne cares about landlords' interests and does only the minimum the law requires for tenants. Nothing happens unless you chase, and chase again. If you're a tenant, avoid them at all costs if you can.
