The "Hunters" franchise already has a bad reputation nationally but this particular office really takes that to whole new (lower) level. Goodbye deposit - it was nice knowing you.

RUDE and INCOPETENT staff, their referencing agency cannot read a Tax return letter from the HMRC, they also do not accept pay slips as a proof of income, nor do they know the difference between Self Employed, and Full/part time Employed. Graham will laugh at your income because "he spends more money on his holidays than you earn in a year" ETC. AVOID at ALL costs. Also making complaints is pointless as Graham is the owner of the carshalton branch and he will ignore your complaint even if it is sent by Citizen Advice. Apparently as far as homelet and hunters are concerned my GROSS earnings are under 10,000 even though HMRC states 13000 Gross! GROSS is what homelet and hunters take as a number, even my NET income is higher than 10,000, 13,000(gross)x0.8 is 10,400 NET so both GROSS and NET are over the requirement yet i still dont meet their requirements for 10,000 gross? and i earn over 13,000. make your own assumptions people.

Kris · 31 July 2018 · Hunters Carshalton

Agent replied

Dear Kris, I am sorry to read your review today. I am surprised as we have been open, honest and respectful with you at every stage of your tenancy. Your landlord requested a larger deposit as your income was below the minimum amount required to pass the Homelet referencing. You agreed to the higher deposit amount requested by your landlord and he also gave you the option of reducing the deposit on re-referencing once your earnings were higher. Two months into your tenancy you asked us to re-reference you which we did via Homelet, the UK's largest referencing firm but the result was that you were still earning below the minimum required amount While this amount was close, it still did not meet the MINIMUM required. You mention a higher figure but this was your business gross income, NOT your personal income which was not high enough according to HMRC. Your business may turn over the higher amount you mentioned but you have to deduct running costs and then you have your income! These are the facts and we have treated you with the utmost respect at all times but you and your family have not been particularly respectful to us for simply doing our job. As for ignoring your complaint, we have had dozens of emails and phone calls but as you are fully aware, the fact is you don't earn enough money to achieve the deposit reduction. You have now moved and you have received a 100% deposit return which is always our aim for every tenancy. We wish you the very best for the future. Graham Tickner.

Colin and Lorna really give that personal touch making you feel more like friends than business associates. I will be recommending Hunters to all my friends.

These people at hunters are THE MOST UNTRUSTWORTHY people we have come across in my life. They gave my wife and me false promises to the tenant such as the wire work will be corrected, the corridor will be cleaned, the broken tap will be repaired …. They are just there to RIP you for their benefit and their landlord with ALL THE DIRTY TRICKS that they are good at. They were managing a property that I rented and that was awful, when we called them we always ended up in “various” random “rude and careless” staff that say “ I do not know, I let SOMEONE know”, when you are shivering with broken boiler etc. BUT THEY NEVER GET BACK TO YOU. They said the landlord was a “nice” person, who was a stingy person every 3 months was checking on us and commenting on everything except the functionality of flat,.. NO PRIVACY BEWARE MANY POSETIVE REVIEWS MUST BE FALSE , MADE BY THE HUNTERS, “look” at the reviewers they are NOT genuinely existing , their accounts show that have not reviewed anything else … My family have EXPERIENCED them, more than 90% of them are “counterfeit” by the Hunters,.. These are one of the small offices on that street and they have SIGNIFICANTLY DISPROPORTINATELY high rates compared to large reputable branches next to them, its impossible.. SOME ONE MUST SUE THEM sooner or later …. If things did not work for you , you know whom to blame. BEWARE you sign that contract there is NO way back you are in the trap by the Hunter sharks.

ASHLEY TURNER at the HACKNEY BRANCH is easily one of the most incompetent people I have dealt with professionally. She seems to have a deeply engrained lackadaisical approach to her work. She consistently does not reply to emails or phone messages. It took weeks of chasing her up to produce a simple contract which was then wrong and even longer chasing her up to get my damage deposit back requiring me threatening to complain to the Deposit Protection scheme. If anyone at the branch wants to get in touch to discuss this, please do.

Dear Abi, Thank you for your feedback. I believe this review is for the wrong office as you left the same review for another branch. Ashley no longer works for the company. Lettings: Incompetent from start to finish, avoid at all costs. I don't usually write reviews but felt so strongly about how bad Hunters are as a letting agent that wanted to share our experience to help warn others. My wife and I are landlords ourselves but had to move into rented accommodation for a short period of time. We would be ashamed if our tenants were treated the way we were by Hunters. A brief summary of our issues are below: - Entered our property without permission - tried on another occasion and we only found out as we were in - Failed to provide a valid gas safety certificate - Needed to be chased multiple times to send a plumber to fix central heating when it was 2 degrees Celsius outside - When 'plumber' did arrive, he had no tools and asked to borrow a knife to repair boiler. When he couldn't fix boiler with knife he then knocked on neighbours' door to ask to borrow some tools - Took 8 weeks to fit a blind after being chased multiple times. Continually changed the time slot for when blind would be fitted. Eventually work was completed late on a Saturday night - Claimed property had been cleaned to a professional standard at check in when it had not - Misled about irrelevant clauses on tenancy agreement not being able to be changed / deleted - they eventually agreed to do this when we threatened to pull out of tenancy agreement - Charged extortionate admin fees at sign-up and checkout fees at end for the privilege of the above service The majority of our issues were only dealt with once we had tracked down and contacted the landlord directly. As if to prove just how incompetent they are just one last time, Hunters also contacted me by phone today about fixing an issue with the property...10 days after we moved out.

Dear Mr Perkins, Firstly please let me apologise for what sounds like an absolutely awful experience. I can genuinely say that this is not our usual standard of service and in the 13 years that I have owned this business I have never had such a long list of complaints. Whilst I am both annoyed and obviously concerned at the experience you have had with our property management team, I am also very grateful for bringing this to my attention albeit through the review page. I can assure you that the complaints you have outlined will most certainly be investigated, addressed and steps will be taken to ensure this does not reoccur. I am quite sure that you would prefer to draw a line under this experience and move on, however, I would be much obliged if you would contact me directly in order to further investigate this unfortunate incident and also to offer you my sincerest apologies personally. You can contact me at the office on 020 7249 7499 or if you prefer via email at sam.sharif@hunters.com

Terrible experience from start to finish - avoid Hunters at all costs! The cheaper quote that was initially given to us during the viewing (which we have him on video as quoting) was then increased when we said we wanted to go ahead. There was no mention of additional fees which on the actual day we went to pick up the keys, we were told we had to pay before the keys were released, despite no prior notice at all! When I addressed this with our agent, Irfan, his response was "yeah... my bad" . This came after weeks of unreplied or ignored emails from us, but when Irfan wanted something it needed to be done immediately. The whole process was nothing short of painful, and in all honesty Hunters served absolutely no purpose in the sale, and had absolutely no justification to charge £170 x 4 for their services, which did little more than damage a relationship between us as the new tenants and the landlord. Between the reference checks that were completed by an external supplier, and the contract itself which we signed online (again through an online service external to Hunters) I'm struggling to see what the £170 per person was actually for. Oddly enough, despite a huge letter of compliant concerning Irfan and addressed to the Director, we are yet to hear back from Hunters. Even when we had picked up the keys and thought that we had finally seen the back of Hunters, we arrived at the property to find the place an absolute tip (plug sockets hanging off the wall, knives and food under the sofa etc). The place was absolutely disgusting. And this, again, was due to the (mis)communication that the landlord had received (from Hunters) that w were going to clean the flat ourselves. Irfan, and Hunters as a business, were purely only concerned about getting the sale, at the expense of the landlord and the new tenants/ The whole process was made 10 x harder and more difficult because of their involvement. I'm not normally one to write reviews, but this experience was so bad I feel the need to warn other people! Hunters are only out for themselves and do NOT care about your best interests. AVOID! I would never use another letting agent again as a direct result of the service we received from Hunters.

I cannot recommend the staff at Hunters enough, especially Shaheel Bucktowar who very skillfully managed to relocate us to our dream home in Stoke Newington. Our house was a particularly difficult sale as it required a greal deal of renovation but Shaheel expertly negotiated with our buyer whom threatened to pull out on numerous occasions and made the entire process as seamless as possible. Thank you to you all at Hunters. We will always be eternally grateful. Miranda, Jamie and Jake xxx
