GoogleI rented a property for 1 year with CJ Hole that I can only descibe as scabby. Not only was the property scabby but it was very obvious that neither the landlord or CJ Hole were particularly bothered about making the property to an acceptable standard. When moving in, the property was left in an awful state. It seemed like it wasn't cleaned or any maintenance done during the interim since the previous tenants. I found a dead rotting mouse in a trap under the sink. 2 sheds in the garden were both rotting. Paint flaking off the walls. Floor boards warped from damp covered in threadbear carpets. A broken oven and cupboard doors hanging askew off their hinges. For the state of the property, I was given £100 compansation. I would have much rather not have had the stress of moving into a property in that state. During my tenancy, maintenance reports and requests took an age to be sorted and when they were it was also done so at the cheapest cost and questionable quality. Now I have moved out of the property which was left in a much cleaner state than how it was found but you can only polish a turd so much. CJ Hole has recommended charging me £535 out of my deposit to sort out the garden and to clean the property. Money I know will not be spent on actually fixing these issues as a new tenant is already in the property and no doubt will have a similar experiance to myself. As a tenant, I will not be using CJ Hole again. If I was a landlord, I would also steer clear if you want you assets to be looked after properly and benefit all parties involved.

We are sorry to hear that you were unhappy with your experience as a tenant. We take all feedback seriously and would like the opportunity to review your concerns in more detail, particularly regarding the move-in condition, maintenance response times, and deposit deductions. However, we would like to address several of the points you have raised, as they do not reflect the full circumstances of your tenancy or the way our team operates. When you moved into the property, a detailed inventory and inspection were carried out by an independent clerk, and any issues noted were reported to both yourself and the landlord. The landlord authorised compensation as a gesture of goodwill for minor cleaning and maintenance concerns, which you accepted at the time. Regarding the property’s condition, all maintenance and repair works are instructed with the landlord’s approval. We promptly raised your reported issues and ensured that approved works were carried out by qualified contractors. While we always aim for repairs to be completed swiftly and to a good standard, the timing and scope of works ultimately depend on landlord consent. As for your comments on the deposit deductions, these were based on an independent check-out inspection comparing the condition of the property at the start and end of your tenancy. The proposed deductions were in line with the tenancy agreement and the evidence recorded in that report. You were provided with full details and retain the right to dispute them through the Deposit Protection Service, which offers a fair and impartial resolution service. We are genuinely disappointed that you feel dissatisfied, but we are confident that we handled the tenancy in line with our professional obligations and industry standards. We take pride in providing a fair and transparent service to both landlords and tenants and will continue to do so.

GoogleI've been very happy working with CJ Hole Cheltenham! I didn't give a 5-star rating because some minor items were not addressed before move-in but I would still absolutely work with them again. The items not addressed did not change my overall excellent experience. Ethan and Olly were especially attentive to my timelines, unique requests, random questions. In addition, I am a transplant from the US and they were incredibly patient with questions that I imagine I would not have asked if I were a UK local. Professionalism, responsiveness, and dependability are the words I'd use to describe my interactions with the team.

GoogleWe had a smooth process and everything was very timely, so that is a positive. The team we had the pleasure of meeting were all super friendly and helpful - Ethan in particular! Unfortunately, our property manager, Max, brings an unpleasant attitude, is defensive when asked about things that he has missed/messed up on, doesn't know how to communicate effectively and generally has quite a rude and arrogant tone. I can't fathom people working in a service role who make every interaction seem like a chore or inconvenience to them - especially when they are being asked bare minimum (i.e. to update tenants on maintenance progress). I did try to speak to his manager, Seth, who also pretty much disregarded what I had said about our experience, hopefully a public review will urge them to address the issues.
