Landlords Beware!

Landlords beware! Three postgraduate student Drs moving from Scotland to complete their clinical training in the Manchester hospitals for three years were looking to rent a good, clean property in Didsbury with a generous budget. Best tenants you could ever hope for-offering UK based parental guarantors if required too. We saw a potential property and so rang this company and I will say that at least they answered the call, unlike some other Didsbury letting agents, but the call handler was dire! She was immediately negative-along the lines of well, I’ll have to put you on a waiting list if you want to view that one…Therefore, I tried to engage her on what we were looking for to see if there were any other possible properties to view but she was very clearly disinterested and desperate to get off the phone. I can’t understand why Landlords use letting agents like this one-I would have been so annoyed had I been a Landlord and known this company was simply passing over good tenants like these and it must be happening all the time which is why I’m writing the review so that Landlords are aware. A horribly negative experience with this Agency and others around the Didsbury area. I can safely say that based on our experience, these agents are definitely not serving the best interests of their client landlords. I fully recommended OpenRent-a beautiful property has been secured with absolutely no fuss whatsoever because we have been able to communicate directly with the Landlord-all messages and calls followed up and almost by return too. These letting agents need to seriously up their game and start treating prospective tenants and their enquiries with more interest, respect and professionalism.

We used Gascoigne Halman Lymm to market and sell our mother's house. We were very impressed with the whole process, from the marketing brochure and photos, through to the showing of people around the property (our mother had moved into a care home by then), to the sifting of offers and all the way to completion. They showed an excellent knowledge of the local market and the credibility of potential buyers. We have particular praise for the post acceptance help we received. There were a number of issues to be resolved and Sam was invaluable in chasing and keeping tabs on the solicitors, especially the buyer's solicitor. We are happy to recommend them.

Nothing was too much trouble for them and they were of great assistance helping with the progress of my purchase, despite not being paid a penny by me ! Absolute nightmare. I wanted to rent a property with these people in Cheadle Hulme and I was shown the property and I had to see the landlord too. I went through referencing which showed that I needed a guarantor. At first the landlord did not want to go ahead but finally he agreed with it as I confirmed that I could provide two guarantors and pay 12 months upfront. My guarantors went through a lot and put every detail of their income and HMRC details. The very next day the agency rang me saying one of the guarantors did not pass the affordability criterion. What I trying to say the agency did nothing to facilitate the matter. Mind you the rent was £900 a month, and I provided two guarantors who earned 30000 and 45000 annually plus me who earn 29000. I also confirmed that I could pay 12 months upfront but all the agency was saying that the landlord does not like to go ahead with someone who needs a guarantor. Well it seemed that after I found the landlord and spoke to him on Openrent he agreed with a guarantor. So they did nothing to speak to the landlord. And when it came to guarantors and sending them their links, I was told by the agency that they have sent the links to my guarantors on a Friday before the bank holiday which they did not but kept claiming that they did. After I sent them an email on the Tuesday after, they managed to send the links. And all this time, they were never ever helpful and just kept disappointing me. And the very next day they said one of my guarantors has not passed affordability. As far as I know the referencing will take more than a single day. All I am saying is that they kept dragging the process just when I needed a place to stay. Totally unhelpful

We first spoke to Jodie (Sale Branch - Lettings) over the phone about letting our property. She offered to have a look at the property to suggest what rent is achievable along with any improvements needed to attract tenants. Jodie went above and beyond to take pictures on her non-working Saturday and listed the property the same day. The whole viewing process was seamless and happened while we were travelling. The viewing confirmation text is a great system which kept us up to date and gave an idea about the traction we were getting. Jodie kept us up to date with everything and responded to all our queries promptly. All documentation happened swiftly and online from start to finish. Fees were competitive.
