TrustpilotThe house was a health hazard
We moved into a rental property managed by this estate agent last week, and it has been the worst experience we’ve ever had with an estate agent.
Before moving in, it was agreed that the property would receive a deep clean and the carpets would be professionally cleaned. When we arrived, the house was absolutely filthy. The cleaning was so bad that we found a mouldy toilet paper roll left on the floor, and the kitchen was so unhygienic it was genuinely a health hazard. It was in such a poor state that we couldn’t even unpack our belongings.
We had several family members helping us move, and the entire day was a complete waste because the property simply wasn’t fit to move into.
After reporting the issue, they sent the cleaning company back three days later. They were only there for around 20 minutes and cleaned very little. The property was still disgusting afterwards, leaving us to spend two full days cleaning the house ourselves just to make it liveable. That is completely unacceptable.
To make matters worse, the carpet cleaning was never carried out. The carpets are stained with food and other marks and clearly need a professional clean. The estate agent has now refused to arrange this, telling us to sort it out ourselves or contact the landlord. The landlord has already confirmed he paid the estate agent for the cleaning, so this should never have become our responsibility.
The photos speak for themselves. The lack of preparation, poor communication, and refusal to put things right have made this an incredibly disappointing experience. I would not recommend this estate agent to anyone.

GoogleThe team at Chapel were fantastic, always very professional and prompt to answer any questions we had. They provided the upmost professional service throughout the process. Pete, Laura, Amy and Jodie were all brilliant. We would like to give a special mention to Laura for answering our relentless questions with care and consideration and understanding that this is a vary emotional process, she was very patient and explained the process every step of the way. I would also like to give a special mention to Amy who must have shown us 10 plus houses, she was really patient with us until we found the right house. Thank you all so much!

I had the pleasure of working with Ella from Gascoigne Halman to sell my house, and I couldn’t be more impressed. She went above and beyond throughout the entire process, dealing with multiple issues quickly and professionally. Nothing was ever too much trouble, and her communication was excellent from start to finish.
Ella made what could have been a stressful experience incredibly smooth, and her commitment and dedication genuinely stood out. I would highly recommend her to anyone looking to buy or sell, and I would absolutely use her again in the future.
Thanks again, Ella!

TrustpilotTerrible communication
I would try to steer clear of this company if possible. We have rented a property through this agency and it has been a nightmare. Communication is horrendous, you cannot get hold of anyone at all. We even went into the branch about our queries and still were told that no one was available and someone would contact us (which they didn’t). The property was not ready for us to move into on the agreed date and we were not told about this until we chased and chased about needing more info on moving in.
Since moving in, we have had a few problems, none which have been resolved and again communication and trying to get hold of anyone is impossible!
Good luck if you are renting through this agency. I would not use them again!

TrustpilotAbsolutely horrendous experience
Do NOT recommend Didsbury - my experience has been one of unprofessionalism and downright unethical practice. Told flat would be cleaned. It wasn’t. Didn’t bother to clear previous tenant electric debt. Infested by hornets and ended up in ED. Mould and damp everywhere. Boiler loose on wall. Downstairs tenant said he had had to pay for dehumidifiers and mould treatment himself. Consider saving yourself a lot of grief.

GoogleWe have recently sold and bought properties from Gascoigne Halman in Chapel-en-le-frith. The processes were far from straightforward, due to various legal complications, but Peter and his team helped us through each stage in a friendly, efficient and professional way. They helped move things along when things seemed to be stalling and were great at communicating with us as vendors and purchasers. I have no hesitation in recommending them. Thank you team!

Trustpilotgascoigne halman sale
Please do yourself a favor and avoid this agency.
I relocated from Liverpool a week ago, expecting the property to be habitable. Unfortunately, I encountered a series of major defects, including no proper heating, plumbing issues, and serious cleanliness problems, the driveway was full of moss and mold. Additionally, there were rats in the garden, an issue previously reported by neighbors and past tenants but never addressed.
Relocating is already stressful, but dealing with these unresolved problems, especially after being misinformed about the rat infestation, made it even worse. I was told there were no rats, yet they were still present in the garden.
The agents are polite when speaking, but despite my repeated calls and reports since day one, they have taken no action to resolve these serious issues.

GoogleWe recently bought and sold our property with gascoigne in chapel and they were fantastic start to finish. Multiple things went wrong in the chain , but we had Laura helping us who was fantastic at looking into things and chasing people for updates. Nothing was ever too much trouble she went above and beyond for us. Unfortunately our solicitor was not the best communicator, but the agents really did pick up their slack! I don’t think estate agents get the credit they deserve hence the glowing review. Thank you to the whole team 💖

TrustpilotAbsolutely terrible experience with…
Absolutely terrible experience with this letting agent. After the landlord withdrew an agreed offer, we were left out of pocket and still have not had our deposit returned. Communication has been poor throughout, with constant delays and little accountability. We felt completely unsupported and ignored when trying to resolve the issue fairly. I would strongly advise others to be very cautious before dealing with this agency. They tried to make us send them thousands of pounds with no contract given then last minute withdrew the offer and are refusing to give the deposit back. Absolutely dreadful agency.

TrustpilotExcellent throughout
Absolutely excellent from start to finish of the house sale - one local agent kept phoning to see if we 'had come to a decision to market the property' which lost them any business, whereas GH did the visit to see the place and then said they'd leave us alone and it was up to us to give it the go-ahead or not. No pestering - excellent. Once we gave them the thumbs-up we had a string of viewers within days, and eventually exceeded the guide price by a small margin which suggests the guide price was accurate too. The staff at Gascoigne Halman were always on hand and worked brilliantly, especially Georgia who made sure everyone was kept in touch with any and all news and developments as things progressed, resulting in a sale a fortnight before Christmas which was exactly what buyers and sellers wanted. I would heartily recommend this outift.

My sale took a lot longer than expected and even though I was the buyer and not necessarily there client Gascoigne Halman were faultless especially Steph who I can’t praise enough she really did get the sale over the line.
Nothing was ever too much hassle and there communication was 1st class, thank you to everyone involved especially Steph😁

TrustpilotThey won’t return your deposit!
I had a very disappointing experience with Gascoigne Halman, particularly in how they handle tenant concerns versus landlord interests.
From the very beginning of the tenancy, we raised multiple issues regarding lack of proper hot water and an inadequate boiler system. We repeatedly contacted the agency, explaining that the hot water was not functioning properly and that the system required constant manual adjustment just to get basic hot water. This not only caused inconvenience for a family with children but also significantly increased our electricity costs due to repeated heating cycles.
Despite clear communication and follow-ups, no effective action was taken to resolve the issue.
Now, at the end of the tenancy, instead of fairly assessing the situation, the agency has aligned entirely with the landlord and is attempting to make unreasonable deductions from our deposit, including claims that are not properly supported with evidence.
It is particularly concerning that:
• Longstanding maintenance issues (including hot water problems) were not addressed
• Property condition issues such as damp were ignored during tenancy
• Yet, at check-out, these are being indirectly used against the tenant
This gives a clear impression that the agency prioritises landlords’ interests while failing to fairly represent or support tenants, even when legitimate concerns are raised during the tenancy.
I would strongly advise prospective tenants to:
• Document everything
• Follow up in writing
• Be cautious when dealing with deposit deductions
Unfortunately, this experience has shown a lack of balance, accountability, and fairness in how tenant matters are handled.

GoogleWe received excellent service from from the Chapel-en-le -Frith office, especially Amanda and Peter.
This was particularly useful because they bridged a communication gap between the buyer's and our solicitors, who often took far to respond and act towards prompt completion, to the frustration of both parties.
This required a professional and balanced approach and Amanda in particular excels at this.
Being remote from the area, it was vital we had easy and fast contact with the office and and by phone or email this was a strong element of the service.
I certainly recommend Gascoigne Halman for property sale and rental management.

TrustpilotRogue landlord and rude agents.
unresponsive landlord took months to fix a shower and a cooker.
throughout the winter months we had no heating and it took until February for the landlord to fix.
they're trying to charge me £80 to defrost a freezer and £300 for plastering despite no damage (with photo evidence) being done.
my landlord was beckhall properties whom have multiple properties listed with gascoigne Halman. if you Google this landlord you will see an MEN arricle...

GoogleAmanda has been amazing at supporting us with our purchase over the past few months.
She has assisted with communications between the seller, solicitors and us during what has been a really stressful time.
Amanda has gone over and above what an estate agent would normally do just to get this sale over the line. I’m sure I would have given up months ago if it wasn’t for her.

TrustpilotPoor service and disappointing behaviour after tenancy agreement
After completing our tenancy with Gascoigne halman. Despite leaving the property in what we believed to be a clean and acceptable condition. We received a £550 deposit claim, including charges for cleaning (£250), decoration and painting (£150), and a radiator leak (£115). I have rented this apartment for 1 year. When we first moved into the property, it was in poor condition and had a noticeable odour. We raised this with the agency several times, but no action was taken.

TrustpilotAwful management and communication
As per all the other negative reviews - terrible communication - poorly written emails, unprofessional in manner and just awful to deal with. From moving into property, water pressure issues and constant cold showers. After months of back and forth was told (by a manager) 'oh well you are on a rolling contract, so you can just find another property' as appose to just having the issue fixed? Turns out it was a pump needed for the boiler, and of course the landlord did not want to pay as it was 'expensive'. It wasn't. Paying over a grand a month for no hot showers and terrible management is expensive. Clearly they prioritise landlords and not tenants. We left as suggested and do not recommend for renting at all - save your self the stress and sour puss faces.

TrustpilotBe careful what you sign up for??
Have just Let an apartment from Gascoigne Halman Didsbury! Large deposit and £1600 per month! Apartment in a filthy condition,no windows can open as no key has been provided to open locks! No heating ,Hot Water as either owner,Gascoigne Halman representative, previous tenants turned off switches that marked Do Not Switch Off! Despite contacting them a week ago I am still in the same situation? They insist that I take holidays off work rather than send someone after hours or weekend? Sending emails to the Didsbury Rental Dept and the Manager of the Didsbury Office ,a week later in exactly the same situation? The only service they did promptly was to take my money and it appears they don’t want to do anything! I have invited the Manager to come and visit to see that the Inventory was either done many years ago or is a work of fiction? 1 week later and situation is exactly the same! I certainly could not recommend this company going forward!Mt only hope is someone senior within this company see this review and gets it sorted before the apartment makes me ill due to no ventilation, damp conditions!

TrustpilotNegligent - Do not rent from them
My husband and I moved into a property managed by letting agents Gascoigne Halman in Chapel en le Frith in November 2022. From the start we had major issues with the property; it hadn't been cleaned, the water pressure was terrible, in fact prior to us moving in after pointing out some defects during a viewing the electricity board had to be brought in to make the electrics safe! There was rubbish left in the loft and cellar and an open manhole cover with standing water in the basement with a pump in it. We had been told this was a usable storage space by the agents. It was not. It flooded more than once ruining our property and was horrendously damp. The wetness in the cellar rose through the house making it constantly damp and mouldy. The window frames were so rotten you could push your finger through them. The front door lock was insecure and you could push the door open with a hard shove. The shower seal was leaky and caused staining downstairs. The shower barely worked then stopped altogether. I believe the property would have been below the required EPC rating for letting if it were tested last year. These are just a few of the catalogue of defects. (I have photographic evidence of all of this). It took months to get some these things rectified and over 200 emails. I have made clear that one of my emails be treated as an official complaint but nothing has come of it. Often we were simply told 'the landlord doesn't want to spend any more money on the property'.We requested a reduced rent rate from £900 to £500 expecting a negotiation with the landlord. He took over a month to respond and then offered £850 despite our explaining the extensive damage to our property and us having paid for a shed to move our things from the cellar. The agents then sent messages chasing arrears. After continuing to press for the landlord to fulfill his legal obligations we were eventually hand delivered a section 21 notice (our tenancy should have run until November and they delivered this in June which I think may be in breach of the rules). The landlord claimed to not be able to afford repairs and needed to sell the property. This all happened over an 8 month period and I have to believe there is some sort of recourse for us. The property should not have been let in that state and we should be able to claim damages for our ruined property and loss of income (I work from home as a contractor). Having rented for over 20 years I have never had such a terrible experience. We moved back to Chapel to be closer to my elderly parents to care for them and now because of the lack of affordable, appropriate property we have had to move further away ultimately making them suffer. We have contacted the property ombudsman who have advised we have a case against Gascoigne Halman we just need to to follow it up. We have managed to find a private let and now moved at great personal expense through no fault of our own. Our new property is clean, well cared for and seems heaven after 9 Cross Street.

I would give less stars if possible
During the tenancy it started already. the garage door fell down TWICE. and it took them 10 months to fix. Only when i started to not pay the full rent they started acting fixing it 2 months before we needed to leave the premisis
Altough they make a check in and check out report they dont look at it. Claiming ridiculous amounts of money for things that where already like that before we moved in as visible on the checkin report.
We've been waiting for 2months now to get our deposit back and they keep answering once every 3weeks if we're lucky and if they read our 10emails every 3 weeks to remind them
