Deeply disappointing service across the board. On the sales side: nearly two years on the market with not a single concrete offer, poor communication, and no real strategy adjustment until I pushed for one myself.
On the property management side: payments owed to me arriving weeks late (in one case, over two months), needing 3-4 follow-up emails before getting any response, and information provided that has repeatedly turned out to be inaccurate or inconsistent (wrong figures, payments confirmed but never actually received). A serious tenant non-payment issue was handled with months of delay, and I had to discover the existence of a guarantor myself, through my own research, that the agency hadn't even contacted.
After 10+ years managing this property, I expected a significantly higher standard of service. I have since ended the relationship., , EDIT: they promptly take care of the situation and find a new tenant within the next month., , My experience with Felicity J Lord has been highly negative, both on the lettings and sales side.
I was repeatedly reassured that my tenancy would move onto a rolling contract, only to be informed at the very last minute that the tenant would instead be leaving at the end of the fixed term, without any prior notice from the agency.
This serious internal communication failure left me suddenly with an empty property and no contingency plan in place.
On top of this, the coordination between the internal teams (Lettings, Property Management, Sales) has been poor: conflicting information, lack of alignment, and no proactive management of issues that could have easily been prevented.
I have also been marketing the property for sale for a year, and the experience on the sales side has been equally disappointing, with limited communication and little sense of strategy or urgency.
Overall, the level of service has been far below expectations for an agency that presents itself as professional.
I cannot recommend Felicity J Lord based on my experience and am now seriously considering switching agency entirely for both the letting and the sale of my property.

Regarding the rent arrears, we have been actively communicating with the tenant and doing our best to assist in resolving the situation. Our automated system also monitors rent arrears and sends reminders and updates to tenants when payments become overdue. The tenant has, in fact, been in contact with us and has provided a payment plan to repay the outstanding rent.

Their PM @ Blackheath inbox is ignored and when have raised issues with them over the phone they do not come back to me unless chased several times.
