I had been searching for properties to rent so I called because I’d seen a few properties I liked asking to view. I was palmed off saying properties are gone or that I’d be sent videos on WhatsApp. I had to endlessly call back and explain the videos haven’t been sent. When calling back after I’d eventually received the videos showing interest in the property’s I again had to beg to see the property in person endlessly being told somebody would call, nobody ever did. Again after chasing and begging to view the property’s (I felt so grateful for a lady sorting out viewing dates when in reality this should be expected if you’re interested in a property) on arrival of one of them there was a smashed window glass on the floor?? dirty kitchen counter which was a shame as nice property. I called after viewings asking for these to be sorted and I’d take the property again promises of being called back and surprise suprise heard nothing I would have taken it too. Having to call back and chase stuff up that much is ridiculous and in the end I gave up and funnily enough property’s are still up for rent. If I was a landlord I’d be furious the way they deal with potential tenants wanting to rent. Very very unprofessional, rude and useless. The only decent person was the guy who did the viewings who was extremely helpful. Honestly avoid. I’m looking at buying my own property in the future and will 100% not be dealing with them.NegativeProfessionalism

Had an awful experience!!! Signed a letting agreement for 2nd year at university with 3 other students, we were so excited but a couple of months later we had an email saying that our contract was changed and we had to sign within 24hrs, we tried to get into contact with the team in Derby for advice but it took them days to get back us (therefore we felt pressured to sign the new contact with the threat to loosing the property). We then tried to be released from the letting agreement and we are being told we have to pay 1000 pounds... Instead of being excited to move into our first student house we are very anxious and angry about the way we have been handled. They do not care and their is zero transparency.

This company is a nightmare they got are contract wrong at least 5 times they even got the year that we move in wrong on the contract had to go back in to tell them to change it several times. Tried to tell us that we had no other choice than to make are rent payment a standing order and where very aggressive about it until I pointed out to them that in the contract it said we had the choice to pay are rent each month or as a standing order (the money would come out are actually automatically) then when we got to the house there was and still is a mass Amount of rubbish in are garden that wasn’t there before when we came to look around before they made the changes to the house to make it liveable. They threw the Hoover for the house out with the rubbish in the back garden as well and took them 4 weeks to get us a new one after asking on 3 different occasions for them to bring us a new one. We have been living in the house over a month now and they still have not removed the rubbish from are back garden we can’t walk anywhere in the garden because of the rubbish they left and have asked in person and by email for them to move it 7 times. Will not be renting from this company again the level of incompetence amazing can’t believe that half the staff haven’t been fired.NegativeResponsiveness, Quality, Professionalism

I've had no end of problems with this estate agent. Between them pushing all their own problems onto the landlord, not reply to half of my emails and even have people coming to view the property the very next day while my partner and I are still living here, not too much of an issue until you realise that we're in the midst of a pandemic and my partner is medically shielding. The worst experience imaginable. Living in a Nicholas Humphrey's property was the worst experience I have ever had. When we moved in and they'd said they'd "cleaned it" it was filthy. Mould and dust, my GP told me that the conditions were affecting my already poor lungs. Its was only after repeated emails that they finally cleaned the property, even though it was supposed to have been done over the summer months when we were not allowed to live there, for this reason. When a serious issue arose between myself and my housemates, NJH put boundaries up which meant I just couldn't leave the contract, even after written reasons from healthcare and university professionals. Instead, through help via the University I had to move out into emergency accommodation (because the situation was too serious for me to stay there) whilst still having to pay my rent at the house. I understand that I signed the contract which I had to obey however Humphreys were still allowed to break it?: You won't receive 24 hours written notice of any visits so just be warned about that! My house was very unsafe too, my bedroom lock got forced open and many of my belongings completely ruined (including some very expensive technology items). They'll feed you all these ideals into your heads when you look around the property but it's lies. For many students NJH's houses are cheaper than halls but honestly it's worth it to pay a little extra to live in a safe, clean and more beneficial environment. I wouldn't even allow a rat to live in and experience the environment I was in. Do not attempt to call the office either, they will not answer. Its best to send an email and you'll maybe get a response after 4 days if you're lucky. They also treat as if you're stupid because you're a student. They forget that you aren't children and able to find out information, like the fact our landlord was Nicholas Humphreys under a different name. My best advice is, do not go with this company. They have too many houses on their books, many of which are in poor conditions. They do not care about their clients at all, even if they're at risk. Save your time, money and health and go to a more reputable, reliable estate agents. My physical health and mental health (as can be proved) has suffered as a result of living in a Nicholas Humphreys house, and I don't want anyone else to have to go through this too. I am not alone in the experiences I have had in a Nicholas Humphreys house over the past academic year, many students have experienced similar situations but are almost fearful about speaking out.

I have been a tenant of Nicholas Humphreys for 2 years now. Last year we were in a pretty run down house with quite a few problems but Nicholas Humphreys always tried to do something about it. They got us a new fridge, new furniture and our Property manager even came out to the house to unblock the sink. This year there has definitely been a change in the way they do things. Everything is way more proffesional and when we had no hot water on a Thursday afternoon, it was sorted by Friday lunch so we weren't left without on the weekend. Would really recommend these to any students.
