GoogleAfter moving into the property in March 2024, we immediately reported paint peeling around the house. This was reported in the inventory, by email and via the maintenance portal at the time. we never heard anything about this. Fast forward to June/July 2025 and we noticed the cupboard under the stairs was damp. We reported this immediately via email and called the estate agents. Since then we have sent numerous emails and phone calls, and have only just had the damp surveys done which have confirmed damp. Meanwhile, we have also found the boiler pressure valve is broken and it is leaking. Meaning we cannot use the heating without repressurizing the valve, which we were advised to do even though this could cause further damage to the property... After calling Nicholas Humphreys again, i was hung up on mid conversation, after explaining an occupant has health conditions that are affected. No attempt to call back. I called 2 more times to resume my call, and the phone line rang out. Unfortunately, this is how communication has always been with this letting agents. Not calling back when the line goes dead, being passed round the office, no one to actually contact via email, emails being missed or not responded to. If you are a landlord considering this company, look elsewhere. And if you are a prospective tenant Id suggest you do the same. Extremely dissapointed with the services provided (or not).

GoogleTo anyone reading this agency’s good reviews be warned that they are asking people for good reviews after student house viewings to increase their average rating. This happened to us after our viewing, however once we looked beyond 5 star reviews from viewings on Google we saw loads of 1 stars saying that this agency refused to deal with pests, mould, and all other maintenance issues. Beware which agency you go with for a student house and make sure you do thorough research!!! This agency should be asked for reviews based on how they act as actual tenants, rather than how they act showing potential tenants around their properties.
