They misrepresented a rental property, forced a decision before allowing us to view. Once a holding deposit was placed, and we viewed the flat, it was covered head to toe in mould, whilst they only scheduled works AFTER our move in date. We requested our money back even factoring in health wise that we were unable to live in a mould flat, but we were denied time and time again. Other letting agents are far superior, I will personally never use them again and will be telling people I know to do the same.

William · 1 April 2026 · Felicity J Lord London (644/646 Mile End Road)

Agent replied · 22 April 2026

Hi William, Thank you for your review, and I am disappointed to read about your experience. As we have already discussed, you was offered an opportunity to view the property prior to making a decision to rent the property which you declined. You then requested to view the property and was not happy with the property, none of the issues related to mould, yet we confirmed some remedials would be carried out after your requested move-in date, but offered also to change the day of move-in. You declined and you decided to withdraw, nearly 3 weeks after you wanted to proceed with the property and we rejected other prospective tenants. I am happy to look into the situation further if you wish, you can email Callum.Crundwell@fjlord.co.uk Kind regards, Callum Crundwell Branch Partner

The rental property that I had offered was severely misrepresented. We had a virtual viewing (with low lighting) and were asked to make an offer, we were interested but pressured by saying there were offers already and we had a 2 hour deadline. Once the offer was accepted and holding deposit placed we viewed in person to find multiple examples of mould and damp, scratches and scrapes on walls, broken fire alarm and towel rail off the wall Further to this they only said they would sort the issued AFTER the move in date We refused to progress for clear reasons and they became rude, unhelpful and refusing to return the holding deposit after false advertising. In the email chain they even plainly deny there being any mould or damp after previously saying that they would sort it after the move in date. I would strongly recommend against having dealings with these to anyone I know.

Awful letting agent and property management! DO NOT RENT FROM THEM! Our flat was an absolute mess when we first moved in, 2 days after the tenancy start because it was uninhabitable (dirty sheets in the bed and towel in the bathroom, furnished when we agreed unfinished, no heating for the first two weeks because the boiler/gas was unsafe, toilet plumbing broken so shit coming out and unusable, shower broken, totally uninhabitable) and we were treated as a nuisance and expected to just live in the place and pay full rent without complaint or anger. They clearly let the property without doing any checks or management. We resolved the above issues and continued our tenancy relatively happily for a year. We ended our tenancy 2 months ago, asking what the process was for check out and the return of our deposit and we received nothing. Now 2 months later we have still not received our deposit back. From the beginning we have been treated so poorly and shown no respect, customer care or just genuine fair treatment. DO NOT RENT FROM THESE PEOPLE!

Don’t bother if you want to rent… Whilst I would say the service was good prior to entering the property, leaving the property is a whole other matter. Due to circumstances I needed to leave the tenancy that I was in before the end, which understandably came with a fee. However, once the tenancy had ended, communication regarding the return of my deposit (which is no small amount) has been non-existent. I contacted the Letting’s team I was dealing with initially, who mentioned that the deposit should be returned within a few days, which is nothing out the ordinary. I was then sent a property management email to contact to request the refund, after multiple attempts at contacting and even just asking for an acknowledgment of the request, I am now almost 2 months after my end of tenancy without my deposit, and actually moving new tenants in the next day. Because of the lack of initial response, I opened a dispute with the TDS and even after this, myself nor the TDS had any communication from this letting agents, which now means it is going to the adjudicators for a decision to be resolved. If you want an agent who flat out ignores reasonable requests and doesn’t even bother with a simple email acknowledging anything, then these are your guys. I will be reporting this further

I had a mixed experience with Felicity J Lord Greenwich, I mostly worked with Mahdi. Things started off well, and initially the process felt smooth. However, after putting in an offer on a studio flat, I later discovered that the size of the property had been miscommunicated to me (and the property wasn’t advertised at the time). As a result, I decided to reduce my offer. Unfortunately, this led to the seller becoming offended and pulling out of the sale. What was disappointing was that this situation stemmed from incorrect information, yet there was no acknowledgement or apology. After this, I wasn’t contacted again or supported in finding alternative properties. A couple of months later, I reached out again myself to restart the process. During a second attempt, I received an offer letter that included a clause I had not agreed to and was not fully informed about beforehand, which raised further concerns and ultimately led me to withdraw again. Overall, I feel there needs to be more honesty and transparency with buyers, as these issues impacted my trust in the process. While the experience started positively, the lack of clarity and follow-up made it disappointing overall.

Atefeh · 30 March 2026 · Felicity J Lord London (27 Greenwich South Street)

Agent replied · 13 April 2026

Dear Atefah, Thank you for your feedback. We’re pleased to hear that your experience started positively, but we’re sorry that you ultimately felt disappointed. We would like to clarify a few points for transparency. The property referenced was not on the open market at the time, and access was arranged as a one-off viewing. As such, no formal specifications were available, and any details discussed were based on what could be reasonably observed during the visit. Following your agreed offer, we did advise against renegotiating the price, as this can impact a seller’s position. Unfortunately, the revised offer led to the seller withdrawing. Despite this, we later worked hard to reintroduce your offer and successfully re-agree terms with a seller who had initially lost confidence. Regarding the clause mentioned, this was included within the written offer following the seller’s request, to ensure full transparency before progressing further. We are sorry you felt unsupported at any stage, as we remained available and were happy to assist when you engaged with us. We always aim to provide clear communication and a high level of service, and we will take your comments on board. If you would like to discuss this further, please feel free to contact us directly. Best Alex Greenwich fjlord

Initially the service provided by FJL was adequate. It was only towards the middle and end of tenancy when the wheels came off. I also want to highlight that this branch "encourages" positive reviews early into a tenancy. This gives you a false sense of security but I wish I had read the opinions of people who have changed their minds, as I have. The issues that prospective tenants should know are: -Poor knowledge transfer between members of staff, due to the high turnover. The only member of staff that remained in the Clerkenwell branch has been Charlotte De Carli - who in hindsight was on the pushier side as letting agents go. Within one year they've lost 2 of the named members of staff from my original review seen below. - Very late turnaround to repair requests, resulting in food poisoning, lack of heating, and inability to dry clothes. - No knowledge of tenant rights and landlord obligations. I assume this one is due to the high turnover of staff and so training is subpar. I'd avoid, unless you enjoy being gaslighted. --Original Review in August: 5 stars -- Despite there being a few hiccups on the key hand over date, the team here have been superb at responding to my queries regarding the flat. I want to shout out Ellie, Charlotte, and Naima for being super helpful with all my issues. All in all, I definitely recommend.

My parter and I have just signed off on a new rental with FJL and the process has been a breeze thanks to Serkan. From the first flat visit, Serkan was super helpful, very polite and down to earth and not the pushy estate agents we’d had in a few other visits. Serkan has a lot of knowledge about the rental market and the area which was very helpful for us too as we’re new to renting in London. His responses to our emails were quick and efficient, answering any queries that we had and he kept us informed throughout the process while going through all the rental contracts and background checks etc. Serkan was also happy to arrange a second viewing for my partner as he couldn’t make the first visit, he arranged for us to meet the landlord before signing which again reassured us on the process. Overall our experience with FJL has been fantastic and that’s certainly thanks to Serkan, we’d highly recommend FJL to anyone looking to get onto the property ladder or for renting. Thanks very much for all your help!
