I had a viewing with Hazal on Saturday and it was an absolute pleasure. She was incredibly polite, professional and well spoken, making the whole experience relaxed and enjoyable from start to finish. I can't comment on Felicity J Lord as a whole, but my experience with the Wapping branch was extremely disappointing. I instructed the branch because Tamarra (sales negotiator) presented a highly proactive approach to selling our recently renovated one-bedroom flat. She explained that she regularly makes 100, 140 outbound calls per day, described our property as one of the best-finished on their books, and said she was confident she could generate around 20 qualified viewings during the crucial first few weeks. Unfortunately, the reality was very different. During almost one month of instruction, the property received just two viewings. One generated proactively and one from an inbound enquiry, which led to an offer of Β£350,000, despite an asking price of Β£400,000 (already reduced from Β£425,000). Communication was generally poor. I requested Rightmove performance statistics on several occasions, but never received this. Towards the end of the instruction, the focus shifted away from proactively marketing the property and towards explaining why it wasn't selling. I was repeatedly told about the difficult market, geopolitical uncertainty and other properties selling well below their asking prices. While I appreciate the difficult market conditions, these explanations are very different from the confidence and assurances given when they were competing for my instruction. Martin (the branch manager) also suggested they had outperformed previous agents because they had secured an offer. I disagree. The measure of success is not simply obtaining any offer, but obtaining an offer that has a realistic prospect of leading to a sale. An offer Β£50,000 below the asking price did not achieve that. Tamarra was super enthusiastic when we first met. She absolutely loved the property and the premium quality of the finish. However, the level of enthusiasm, communication and proactive support quickly faded, and by the end of the instruction I felt there was little confidence or commitment to continuing to market the property. We therefore agreed to terminate the sole agency agreement early. Based on my experience, I would not recommend the Wapping branch.

We went through this agency to buy our first flat. Mahdi Chowdhery was really helpful throughout and was always a reliable and prompt point of contact. He made it easy to arrange inspection access etc when needed, and was always friendly and was happy to work through email primarily (as that is my preference).

If I could give zero stars, I would. My experience with Felicity J Lord was one of the most frustrating and disappointing experiences I have had as a tenant. I rented a ground-floor flat through them between 2022 and 2024 after moving to London and being completely new to the rental market. What I did not realise at the time was that I was moving into a property that would become a constant source of stress for the next two years. From the very first months of the tenancy, I reported mould issues throughout the property. Those reports continued repeatedly over the next two years. Every few months, inspections would take place, photographs would be taken, promises would be made, and then nothing meaningful would happen. The mould problem was never properly resolved and continued to spread throughout the property during my tenancy. Maintenance issues were handled in the same way. A damaged mattress was reported within the first month of moving in and was never properly replaced. When a pipe under the kitchen sink broke and leaked continuously, I had to repeatedly chase and beg for support before anything was done. Simple maintenance requests became exhausting battles. My property manager, Gen Lun, was fully aware of these issues because they were reported consistently throughout my tenancy. There was no shortage of emails, calls, inspections, photographs, and follow-ups. The most disappointing part came at the end. When I was relocating overseas for work after completing my two-year tenancy, I discussed the condition of the property and the mould issues that had been reported since the beginning of my stay. I arranged professional cleaning and believed there was a clear understanding of the property's history. Once I had left the country, however, almost Β£2,000 of my deposit was effectively held hostage. I was pressured into accepting deductions of approximately Β£1,100 relating to issues that had been repeatedly reported during my tenancy and never properly addressed. Being abroad put me in an incredibly difficult position. Fighting a dispute from another country was practically impossible. Even after an agreement was eventually reached, getting the remaining money back became another ordeal. It took approximately three months, countless phone calls from overseas, and repeated visits by a friend to their office before the agreed funds were finally returned. Looking back, what stands out is the complete lack of accountability. Problems were reported. Problems were acknowledged. Problems were inspected. Yet problems remained unresolved. When it came time to return the deposit, the process became unnecessarily difficult and drawn out. I am posting this review now because it took months to resolve the deposit situation after I had already left the UK, and because I wanted to reflect on the entire experience from move-in to final settlement. For anyone considering renting through Felicity J Lord, my advice is simple: document absolutely everything, keep every email, photograph every issue, and never assume that reported maintenance concerns will be dealt with simply because they have been acknowledged. My experience left me feeling that once the tenancy agreement was signed, tenant support became an afterthought.

Very stressful and disappointing experience. Around a month and a half after we had returned the keys, we received an urgent β€œfinal demand” claiming overdue rent and threatening possible legal action/CCJ consequences if payment was not made within 3 working days. As far as we are concerned, this appears to be an error on their system, but the tone of the message was extremely alarming and caused unnecessary distress. We had to immediately dispute the alleged balance, ask them to provide a full rent statement, confirm the tenancy end date and key return, and request that no escalation or credit-affecting action be taken while the issue is investigated. The email also claimed that they had tried to call us before sending the threat, but we had not received any such call. Communication has generally been very poor. We tried to contact email addresses that had worked previously, but received no proper redirection to the correct people. When an office closed, tenants were not clearly informed or given reliable updated contact details, which made resolving important issues much harder than it should have been. We also had serious safety concerns during the tenancy. The front door issue, which we believed presented a fire safety risk, was not properly addressed despite being raised. We also raised concerns about a possible gas leak, but someone was not sent round to check it for months. A letting/property management company should keep accurate records, respond promptly to safety concerns, clearly communicate changes to tenants, and verify its position before sending threats of legal action to former tenants. Based on this experience, I would not recommend them.

Charlie dealt with our sale and we wouldn’t have got through it without his diligence and attention to detail. From the very start Charlie showed a genuine interest and throughout our sales process he was always chasing, keeping us updated and willing to give his time, sometimes out of hours, to lend an ear.
