Google⚠️ Avoid this letting agent at all costs!
They advertised a property that turned out to be completely uninhabitable. On the surface, it looked like a refurbished flat, but there was no running water, which meant no toilet facilities either. This was documented on the check-in inventory, and the management company reassured us that a plumber would be sent.
The plumber attended but couldn’t fix the issue. We later discovered there was a major fault with the water tank, meaning the water couldn’t be turned on at all. We were forced to cope without water and without toilet facilities for five days.
We’ve now moved out because the situation became unbearable.
What’s even more disappointing is the letting agent’s response. They claim they are “let only” and rely solely on information provided by the landlord. The landlord deemed the property habitable, and the agent simply accepted that, refusing to take any responsibility. Instead of mediating or trying to help resolve the situation, they provided contradictory information and washed their hands of the problem.
You can judge a company by how they handle issues, and this experience showed a complete lack of professionalism and accountability.
🚫 Do not sign any tenancy agreements with this agent.
🚫 Avoid them if you value basic living conditions and professional service

We are naturally disappointed to have received your review and are sorry to hear that you were dissatisfied with your experience and the property.
Further to our discussions with the landlord and their managing agents, their records indicate that action was taken immediately once they were notified. A plumber attended the property on multiple occasions throughout the week on Tuesday, Wednesday and Thursday and you were updated on a daily basis. Hot and cold water were available in the bathroom and kitchen by Wednesday with full restoration completed by Friday. We also understand that compensation was also offered for the inconvenience caused.
The property was newly refurbished. During the marketing process, prospective tenants viewed the property and tested the water supply, confirming it was operational so we were not aware of any issues with the water supply. The weekend prior to your move the landlords contractor had attended. Between his visit and the move in something had happened with the water supply. We were not aware or notified of this. Had we been informed wee would have naturally informed you and not let the tenancy begin.
To clarify the timeline: you moved into the property on Monday, and we as the agents were not made aware of any issues with the water supply until Thursday when your mother contacted us. Upon returning to the office on Friday, we acted promptly by contacting the landlord and their managing agent to assist in resolving the issue. We also offered to send our own contractor should you not have received a response from the landlord only to bne advised by the landlord that they have been in consistent contact with you. The issue was resolved by Friday evening. Therefore, your claims of “refusing to take any responsibility. Instead of mediating or trying to help resolve the situation, they provided contradictory information and washed their hands of the problem.” is completely incorrect, as the issue was resolved on the same day we returned to the office and picked up your message.
As a letting agent operating on a “let-only” basis, our role is limited to introducing the tenant and landlord. Responsibility for the property’s condition and ongoing maintenance lies with the landlord. Nevertheless, we took steps to assist as soon as the issue was brought to our attention and had offered to assist you further had the issue not been resolved. We were not given a direct opportunity to investigate or resolve the issue ourselves, as we have not had any direct contact from the named tenants prior to this review being posted. This has made it difficult for us to fully understand your position or offer further assistance.
We strongly reject the suggestion that we knowingly let uninhabitable properties. We act professionally and in good faith at all times, for transparency, the property listing can be viewed here:

We have been informed by the landlord of conversations that you have had with the plumber whilst he was their dealing with the issue that you were unhappy with the area and access being at the rear of commercial premises after moving in. Issues can arise at anytime of living in a property and often are resolved amicably between all parties especially if the landlord is sending contractors to try to resolve them but in this instance you were totally unhappy with trying to come to an amicable agreeing and simply wanted to terminate the tenancy and move out and all your costs reimbursed in full.
It seems that despite the reasonable actions which were taken to accommodate and resolve all issues by the landlord, as you were not offered an immediate termination and full refund, which you demanded, you felt the need to leave this very unfair review against our company which is very disappointing and an incorrect reflection of the service

GoogleI regret our block chose Ellis & Co Wembley block management team.
Initially, like all new contracts, things seemed to be going well. However, we are now in the position where requests for information or action take months or are simply ignored. Tenants are threatening to leave due to the condition of the block .
Ellis & Co have chosen to selectively ignore lease conditions when it suits them, such as applying block management fees with a required Deed of Variation. There have been times when the block has looked like a squat.
Dealing with them is stressful and fruitless.They aren't the worst block managing agents we've had but they're a close second.

We have continuously liaised with the freeholder regarding residents’ concerns; however, as managing agents, we can only act within the authority and instructions given to us by the freeholder.
Similarly, decisions regarding lease terms and any Deed of Variation are matters for the freeholder and cannot be determined by Ellis & Co as managing agents.
We appreciate the frustration caused and will continue to raise residents’ concerns with the freeholder wherever appropriate.

We began our tenancy application with this agency on 26 February and were expecting to move in 10 days later. The agency informed us at the last minute that the landlord would not proceed with the rental due to refurbishment, without providing any documentation or clear explanation.
The sudden cancellation caused significant inconvenience, and the communication throughout the process was poor. Potential tenants should be aware that plans may change unexpectedly, and ensure all details are confirmed in writing.
Based on this experience, I cannot recommend this agency.

Block management agents have a bad reputation for good reason. Ellis & Co Wembley in no different.
What initially seem like a good choice has left lessees in exactly the same position as with previous cowboy managing agent - no responses to emails or returning phone calls. Months to action requests of rubbish removal, cleaning and Health & Safety issues. Choosing to ignore lease requirements when it suits them.
The block has rarely looked as bad as it has under Ellis & Co's Wembley care. Their staff may as well wear stetsons.
