Been Trying To Get Someone To Help For 4 Months

Have been trying to get an issue resolved for 4 months now, every time we contact someone we're told it'll get passed on and someone will be in touch, never happens. We're calling at least once a week at this point, often more, and I don't know what to do anymore, nobody seems to want to help. Also had lots of issues trying to move in, was told we couldn't move in on the date our tenancy started because originally the keys from the last tenant hadn't arrived to the landlord in time, then we were told it was because the builders hadn't finished everything in the kitchen and it was unsafe (the only things that needed doing before we moved in was installing the fridge and the extractor fan, they had about a month to do this from putting down the deposit to moving in), and then we were told the landlord hadn't sent the keys yet, and they might be here in time, but they might not. We were told all of this this the day before our move in date, we'd already hired help and had furniture deliveries coming. In the end we got the real reason from someone else at the company, the last tenant had been unreachable since leaving and had never sent the keys (we suspected as much as they accidentally sent us an email meant for someone else demanding the keys back and furniture to be moved as someone was about to move in prior to this). We managed to move in on the day in the end as they finally agreed to change the locks. Before we found out the full story, we were continuously lied to and kept getting our date pushed back, but it doesn't sound like they were ever getting these keys and I don't know what would have happened if we hadn't kept questioning the explanations that were being given.

24/01 Morning..I haven't heard back from you on this but as I have limited information on your issues I am unable to make contact by any other method. Could you please contact me on the details below to discuss. Thanks. AndrewHi Em..I am sorry to hear this but glad you got into the property when you wanted to. Sounds like we were given the run-around by the old tenants and we did all we could to make sure that you moved in as planned, however our communication to you doesn't sound good. I am not sure where you are now though as your review indicates that you have moved in now but also that you are still trying to resolve issues.Could you please either call me on 020 8315 6922 or email me at andrew.roberts@acorngroup.co.uk with some more details so that I can investigate further.Thanks.Andrew Roberts - Customer Relations Manager

Acorn London Bridge did a great job in our recent transaction. We would recommend working with Beth Roberts, who provided an excellent introduction to the area and service throughout.

Acorn provided a friendly, professional and helpful service during our recent sale. Beth and Stuart gave sound advice, they were realistic about pricing, and had the contacts required to make the sale. I would definitely recommend them.

Worst ever property management service…

Worst ever property management service and horrible staff. Agency is so favourable to landlords and are not at all considerate to tenants. We had massive water leak and half of false ceiling fell down mid nite in living room due to rain and some builder left work half done repaired upstairs. No emergency number worked nor the landlord responded and water was dripping from electrical lamps. I and my pregnant wife were left with no help and hazardous to stay at home. This happened on Saturday and I had to leave email to agency and couldn’t do much. Got call from agency on Monday with simple inconvenience apology. Eventually the fix took 20 to get back to original and when we asked for compensation, team lead of acorn was so rude to me saying it’s all owner side and she can’t do much and house was in habitable state where actually we had just one room and difficult for my pregnant wife to move around. It’s so evident that owner pays this agency money so they can go to any level to support them though they are wrong. At the end they wrote email again favouring owner saying they have gone above and beyond to help and are willing to reduce £100 in the rent for one month (of £1275) which is so cheap. Also email they write is so rude and unmannered favouring the owner.

Dear Vinayak. Firstly I am sorry to hear about the issues you have had with your tenancy. Having investigated the matter however, I do feel that our PM team have acted professionally and effectively to resolve the issues for you. As you are aware, there was a leak from the neighbouring property over Christmas and although we do manage your tenancy, the landlord wished to use her own contractors to fix the problem. Contractors were on site with 24 hours of you reporting the issue and the landlord has done everything she can to make sure that the disruption has been minimised. An offer of compensation has been made to you from the landlord in addition to the replacement of certain items. If you wish to discuss this further, I would be grateful if you could either call me on 020 8315 6922 or email me on andrew.roberts@acorngroup.co.uk. Thank you. Truly one of the worst companies I've had the displeasure of dealing with

The past year of renting a property through Acorn has truly been a nightmare. Any 'customer service' they claim to champion is a facade. I have dealt with numerous agents at this company and each and every one seem to impart the same Acorn culture message: money first, customers second. It seems utterly unbelievable that I had to wait four months to receive my deposit back because of miscommunication, apathy, and incompetence. The hours I wasted asking again and again for progress and updates to no avail are only slightly made better by leaving this scathing review in the hopes anyone contemplating entering into a contract with Acorn will think again. Trafford House in Basildon is the most mismanaged property I have ever rented. Full stop. Every time I would try to contact an agent or raise an issue I would be met with rudeness and lack of action. I can't even count the number of amount of times I was promised that the property manager would call be back and never did. On the rare occasions when she did, she was consistently rude and unhelpful. To finish, without naming any names (I believe it's against TrustPilot guidelines), I would like to thank the final agent I dealt with as she was always friendly in my dealings with her. A breath of fresh air!

Almost 2 Months and still waiting for my money back - Watch out for The Acorn Group

Watch out for The Acorn Group - And not for good reasons I'm afraid.Having moved out of my rented flat in mid-November 2018, I am still awaiting receipt of an accounting error the finance team made.Equally, the service from staff at Acorn prior to check out has been very cold and I am left feeling that I am dealing with an unprofessional organisation. In December, (prior to the standard adjustments upon check out), on three occasions I had to correct the finance team on the funds due back to me, however they had already taken it upon themselves to send the incorrect funds to me and credit the landlord. It is now January 2019 almost a complete 2 months of chasing and no clear deadline as to when I will be credited my funds. They are saying that they have to ask the landlord for the funds back, but won’t take ownership that this is their error or use the funds from the landlords portfolio to credit me.I've never experience this before and welcome hearing from anyone as to how I can get my money back.

I found the agent I was dealing with (Dammy Ajanaku) extremely efficient and methodical in trying to find me a flat which met my requirement. Dammy made diligent notes regarding my specific needs in a one bed flat as well as my budgetary limitations. I found Dammy to be a highly attentive agent, He returned all my phone calls and emails I never felt neglected or unimportant. He is also highly personable with an engaging personality. I am pleased to recommend Dammy to anyone looking to rent a property. if I ever need to move again he will be my first choice.

Outlandish quotes for work that was never done

Awful service, have been quoted for work that was never done (found out from the tenant), the agent does not respond to emails and argumentative style of speaking on the phone. Extremely disappointed and would never recommend signing up to this agency.

Experience Renting in Croydon

Experience Renting in Croydon Bromley Branch - Unhelpful, unresponsive, Often you will ask a few basic questions and they will respond answering one of of three questions, if they respond at all, often I am totally ignored. Getting information can be painful at times. -Once you part with your money expect to be forgotten. - Slow to act, you will be charged 150 pounds for a flat inspection prior to tenancy however when I moved in there were clear issues that should of been dealt with prior to tenancy start date, in my particular case messages written in Pen from the building fitters written on walls ( I had actually pointed out said pen marks during a viewing before the tenancy process even started), Stains to the paintwork. A friend has moved in this morning to the same building and she has lights that don't work to full capacity, they are burning at half or even quarter brightness, parts missing from her cooker etc, pretty basic stuff. Issues should be sorted prior to tenancy. - You will be expected to chase these issues yourself.- I've been renting for close to 10 years now, dealing with various estate agents during multiple different rentals and this is easily the least professional bunch.

Andrew Roberts - Customer Relations ManagerHi Max..I have spoken to our PM team and believe that they have now been in touch. I can only apologise and although of course take responsibility for the wall not being dealt with we are reliant on the property owners contractors carrying out the works requested. This is now in hand. With regards to your friends tenancy, again this would be down to the property owners contractors to fix not Acorn, but if you can let me know the details I will investigate this in the same way I have with your issues. Acorn is by far the best Estate Agents that I've come across in South London- and I've been through a few! Bradley Gilchrist and handled my move and he was efficient, prompt in responding to my texts and calls and helpful with the small details that make all the difference to avoid or minimise the stress normally associated with moving home. On receiving the keys and moving in the flat was absolutely spotless, including all the kitchen appliances and the bathroom. I can only thank Bradley and all of his colleagues at Acorn for the help afforded to me. Kevin Bismark Cobham

Giving estate agents a bad name

We bought a house from Acorn in Peckham. The process was made infinitely less pleasant due to the actions of the Acorn team, and at various points the sale almost fell through as they destroyed any sense of mutual trust. Luckily we actually met the vendor half way through the process, and she herself made us feel much more comfortable about proceeding.Dealing with George, the Peckham branch manager, was particularly painful, as he was invariably rude and put undue pressure on the process with transparent sales tactics. I'm hugely relieved to have completed the process and not have to deal with him ever again.James was our point of contact more generally, and was better, but lied to us at least twice (just the times we caught him), which did nothing to improve our dim view of Acorn as an agency. It's no wonder that estate agents have a bad reputation.

Disgusting company

Horrible experience.Acorn demand £500 holding deposit up front before the landlord has accepted you and before you go through references.Acorn failed our references as they only took my flatmate's base pay into account, failing to actually look at her paychecks and bank statements which clearly showed that she made more than enough to cover the rent. Instead of doing their jobs properly, Acorn demanded we pay 12 months rent up front, or get a guarantor that earns at least £50,000 per year. These are both ridiculous options, and the only two given to us by "Kiera". We have backed out and are pursuing a refund of our holding deposit, and gone with a different letting agent that has been much quicker and easier to deal with.Do not touch this company, they will take your money and run to the hills with it.

Hi Mark...I am sorry to hear this. It is common practice for all agents to ask for a holding deposit in advance of the offer acceptance but this would be refundable under certain conditions. I am in discussion with your flatmate on this subject, as the third party referencing company we use have just asked for 2 further documents, in order for them to consider the application further. I can assure you that are only interest is ensuring that we find our landlords good tenants and vice versa. If you no longer wish to proceed with this tenancy then I will arrange for a refund of your holding deposit. Please contact me to discuss further. Worse property management company in London.

Worst property management company I’ve ever dealt with in fact the worst company I’ve come across. The way we were treated was poor from day 1 when we moved into our flat in Sutton. The building works weren’t finished. I was without hot water and electric for weeks in the middle of the winter. We stayed in the property for a year altogether and when we moved out they told us their was £1100 worth of damages when they wasn’t a scratch to be seen. After contacting the tenancy deposit scheme all was returned.Stay away from these people.Response to Andrew:This simply sums up Acorn Andrew. I was never kept informed other than an email after calling the Bromley office 5 times a day to sort out the problems. Also I was referenced twice in a short space of time when my wife moved in which is utterly ridiculous seeing I passed the financial obligations without her in the first place. Also I was threatened to be evicted out of the property for not paying my water bill which I never received. We are talking about £20 for crying out loud. Our deposit was held 2.5 months after leaving the property despite the person doing check out inspection said the property was in perfect nick. I will never deal with Acorn and also make sure my network doesn’t. Sorry but you only get one chance with me and that was spoilt before it even started to be quite frank. I wasn’t planning on using anyone name, but if you want to hire decent and representable employees don’t hire Bill Cooper.

Hi Glen. I am sorry to hear about your experience with us. I am aware that there are some on-going maintenance issues within the development you were renting. The responsibly for these issues is largely down to the freeholder to deal with and although we will do everything we can to expedite matters, sometimes there are delays. I can see from our notes that your Property Manager had kept you informed to the best of his ability but can only apologise if this fell short of your expectations. With regards to the "..£1100 worth of damages..", I can see that we submitted on behalf of the landlord a TDS claim for £450 of which £195 was awarded to the landlord. If I can help further please let me know. Andrew Roberts - Customer Relations Manager (020 8316 6929)Thanks for the response Glen. Obviously we do keep a record of all correspondence and conversations between our clients so can see the updates (emails and calls). We of course have to reference all adults that occupy the property, irrespective of the financial position. I can see that Bill explained this to you back in January which you seemed to accept. With regards to the water bill, the water is on a communal system and payment of this is a contractual obligation for the tenants as stated on the tenancy agreement. You would not receive a bill but the charge is clearly stated in the agreement. Any breach of the agreement could lead to further action being taken by the landlord or their agent. Thanks. Andrew
