Bad is too much rating for Acorn

Bad is too much rating for Acorn. They get my advance amount and they didn't make the house ready to move in for the promised date. Instead tell house is not ready they are blame insufficient document for referencing for one of the person moving in. In the final mail they are asking give us few more days to make the house ready. No proper response. I lost the amount paid for property movers. If you believe these guys, they will make you to stand in the streets with your household things.

Dear Suren, I am sorry to read your review and if you can email me your details I will investigate for you. Moving can be very stressful and particularly when renting a house, where we have an obligation to you and the landlord to make sure all the correct documentation in place before you can move in, so although we do everything we can to minimise delays, they can happen. Thanks. Andrew Roberts - Customer Relations Manager (andrew.roberts@acorngroup.co.uk)

Less than poor

Less than poor - do not use this agency to manage your property.Their charges are extortionate and they do nothing for their fee. My agent was off sick for weeks and no one took over the management of my property. The tenants were smoking cannabis and I was having to deal with the complaints. They also failed to inform the tenants that the property is for sale and so the tenancy was short term.I will be filing a formal complaint.Their sales dept at Crystal palace are not much better. If your property is not the easiest sale they quickly lose interest, fail to provide feedback and avoid your calls. If I could give a zero I would.

Thank you

Jamie at Welling was extremely helpful and was always updating us on the sale of our family home whenever there was a change or any progress made, however small. This contact was all important especially when the selling and buying of a home can be so stressful. The contact with our seller’s estate agent was basically an automated email every few weeks - No comparison! Jamie made the whole experience a lot less stressful and I would have no hesitation in recommending Acorn in the future. The personal touch made all the difference. Thank you Jamie

Great support

Great supportMy sale turned out to more complex and drawn out than first expected and the support given to resolve issues and expedite the process wherever possible was greatly appreciated .Definitely not the cheapest but you get what you pay for and in this instance fee was very well earned.I would not hesitate to recommend.

Advertised the wrong flat

Advertised the wrong flat - and I only found that out on viewing the flat, finding it was half the size and the communal garden advertised wasn't accessible at all. The agent wasn't aware until people started turning up for viewings. I believe the re-advertised flat is now also being advertised for more money, despite being smaller and in poor condition.

Utterly incompetent!!

Utterly incompetent!!The biggest story here is not (incredibly poor) experience last year having moved with Acorn, but the following:Our neighbouring flat serves as a brothel!! It is being managed by Acorn and was also let by them. Needless to say, this makes our lives a living hell. Late night shady drunks, the fear of meeting customers, terrible noises coming from the apartment: you name it, we’ve suffered from it.At first, I thought that when the landlord finds out about it they will evict the occupants. We contacted Acorn numerous times asking them to do something. Absolutely nothing was done. Definitively nothing.I assumed that the landlord just knew about it and chose to rent it to whoever is willing to pay the leasing.Guess how surprised I was to find out that the landlord had no idea about his property servicing for such purposes! We managed to get the email addresses and contact them, and I understand that they’re reviewing their legal options. Good. Thanks got for that. Our own experience should have prepared us for that, as acorn was the classic untrusted estate agent who just want your money. Poor mails, agents who don’t know what they’re doing, etc etcSoto summarise: if you want to have the worse experience of your life as a tenant or as a landlord - these guys are you company.Charlotte and Fiona***UPDATE, 29/03***It took Acorn 4 days to reply to our review, stating that it was "an immediate action". We're still waiting for the promised eviction of our "neighbours".

Agent replied · 19 September 2023

Hi Charlotte12In response to your ***update*** the tenants were evicted within 24 hours of you raising the issue on this platform. We can find no record of a "Charlotte and Fiona" living in the building nor do we have a record of anyone with these names raising the issue with us directly. However, as far as we are concerned the issue has been dealt with. Thanks. AndrewHi "Charlotte12". Firstly, we are grateful for you raising this with us, as until your review, this was the first we had heard about the situation.Having raised this with us, we took immediate action and within 24 hours, the "tenant" had been evicted.I am not sure that our actions constitute your description of "..utterly incompetent.." however if I have missed something, please do let me know.ThanksAndrew Roberts - Customer Relations Manager (andrew.Roberts@acorngroup.co.uk)

Incredibly poor experience as a tenant. Consistently not answering to emails, many broken promises and frustration. After a month in the flat, some things promised to be fixed when we moved in are still broken. Takes a lot of time and effort to deal with, avoid if possible.

The worst property agency

The worst property agency. They breached the tenancy agreement and they never responded to our emails and complaints. We have so many important issues running in the property (no fridge/freezer, no hot water, tap linking water). The most important is they got in the property a couple of times without giving us no access notice. They don't respect customers' privacy at all. If you don't want to get in troubles, definitely not recommended.

Dear Giacomo. I have spoken to your Property Manager and she informs me that your landlord had a long list of items that needed fixing before you moved in. He has agreed to do all of these and has done his best to do so before moved in. I believe that there is still one outstanding item which is due to be fixed within the next 7 days. Unfortunately, as we don't manage the property for your landlord, he choses to use his own contractors, but we have kept you updated during the process and will continue to do so until the items have been resolved to your satisfaction. I am sorry that you have not been happy with the service and if I have missed anything, I would be very pleased to hear from you. Thanks. Use them at your own peril

Interacted with Acorn London Bridge Branch. Appalled by the experience. The Branch Manager (Stuart?) sounded not at all bothered by Gazumping, made one wonders how much of honesty the office have. A property could be listed for several months, but then all the sudden, 2-3 parties were whipped into a bidding frenzy at precisely the same time. It's true sometimes there isn't much you can do because how tough the London property market is. But if you ever have the luxury to choose your property agent, it's best to steer away.

James · 11 February 2019 · Acorn Bexleyheath

Agent replied · 19 September 2023

Hi James..this does seem a little harsh. I cant find your name registered on our system so cant comment on the specific case, but as you say, London is a tough market to buy property in. Unfortunately for buyers, if a property does attract interest from several potential buyers, it can get a little fraught. We will always deal with all parties in a fair and professional manner but if you feel that there were any specific issues where we didn't act in this way, I would be interested to hear from you. Avoid using this estate agent

I don't normally write things like this, but ive not had the greatest experience with this estate agent. From the beginning I have never experienced such poor customer service and lack of communication from an estate agent. We were rushed in signing the contact and transferring the deposit and then heard nothing. The date we where meant to move in/ get our keys where soon approaching on the 25th April 2018. I had been chasing the estate agency and there replies where very slow and they just blamed the landlord. We eventually got the keys on the 28th April after the date we where meant to of got them. We received the tenancy agreement and asked for the date that the money is paid on from the 28th to be moved to the 3rd of each month, as my partner and I don't get paid till the last day of the month. We then received an email say that we owed an extra £266 on top of our rent on the 3rd of June. We weren't told at the time that when we changed the date from the 28th to the 3rd that we would then have to pay extra. This was then paid, From them on pretty much every month we receive an email saying from either same person or a different member of staff, saying we are in arrears when in actual fact our rent is paid on time and on the 3rd of each month. I then have go through the process of sending correspondent's from previous email conversations and bank statements, otherwise they don't believe that this is the case. Last email in December they said they would inform the account department that this need to be change manually. But yet I have now received an from Acorn again. So fed up of having to do this every month or so. Its so time consuming and stressful.

All positive from us

Hi, Not sure why everybody's complaining about this estate agency. I dealt with Damian (London-Kennington branch) and I have to admit he's been really helpful, he tried to talk with the landlord trying to meet our offer. In the end, he managed to convince him to accept our offer (after refusing it the first time) but unfortunately, it was too late as we already arranged with someone else.No issues in terms of money either, holding deposit been refunded after a couple of days. All positive from us

Absolutely terrible in every way possible. They don’t know what they’re doing and haven’t sorted anything. We’re paying for the most expensive apartments in the city we live in and everything ( including water ) keeps going down, it’s been months and they haven’t done anything at all to sort it or fix anything. We used the Dulwich Office and Paddi and Martin have been wonderful. We had more people look at the house in one week than we had had in the previous 2 years. They really made things happen and must have sprinkled a little magic dust on the place because it sold! The staff were really helpful at all times and all the information that we or the buyers needed was to hand. I cannot sing their praises highly enough. Please keep going this way guys!

Been Trying To Get Someone To Help For 4 Months

Have been trying to get an issue resolved for 4 months now, every time we contact someone we're told it'll get passed on and someone will be in touch, never happens. We're calling at least once a week at this point, often more, and I don't know what to do anymore, nobody seems to want to help. Also had lots of issues trying to move in, was told we couldn't move in on the date our tenancy started because originally the keys from the last tenant hadn't arrived to the landlord in time, then we were told it was because the builders hadn't finished everything in the kitchen and it was unsafe (the only things that needed doing before we moved in was installing the fridge and the extractor fan, they had about a month to do this from putting down the deposit to moving in), and then we were told the landlord hadn't sent the keys yet, and they might be here in time, but they might not. We were told all of this this the day before our move in date, we'd already hired help and had furniture deliveries coming. In the end we got the real reason from someone else at the company, the last tenant had been unreachable since leaving and had never sent the keys (we suspected as much as they accidentally sent us an email meant for someone else demanding the keys back and furniture to be moved as someone was about to move in prior to this). We managed to move in on the day in the end as they finally agreed to change the locks. Before we found out the full story, we were continuously lied to and kept getting our date pushed back, but it doesn't sound like they were ever getting these keys and I don't know what would have happened if we hadn't kept questioning the explanations that were being given.
