Our experience of Bradleys Estate Agents with reference to 5 Meneage Street, Helston We were in the final stages of completing on this property in September 2022 when a number of concerning issues came to our attention. Preparing for an insurance quote, we called the estate agent earlier to request access to the property to check locks, etc. for building insurance. We had not expected the owners to be present however, they invited us in to check the property. This was the first time had accessed the property, we had previously chosen not to view as we were located over 6hours away and were informed there were no structual issues both by vendor and valuation report and the work required to bring the property to standard was internal and non-structual. The building, as stated in the Valuation report, was in a "stripped back" condition due to "stalling" renovation works. We had previously been advised the works had come to a standstill due to the death of the owners brother (a builder), who was apparently helping the owner to renovate and convert the property into a retail until and two flats. While there to check the locks, the owner invited to look around the property. During the conversation which followed, the owner has informed us that the wood in the property has previously been treated for wood worm and dry rot by the owners preceeding himself and his wife. A brief visual inspection of the exposed structual timber framing (of which a significant amount is exposed) gave us significant cause for concern. The beams were riddled with holes from woodworm and crumble on touch. We inspected three floors, including the attic space, and it is starkly evident that the structure of the building is significantly compromised from the dry rot and worm. Given that the entire front section of original building and roof, covering three floors, is wooden framed, and the owner is aware of previous issues/treatment, and is pleading ignorance to any current issues as it was "treated by the previous owner". However, anyone looking at the exposed wood can clearly see there is a significant problem with the integrity of the beans and therefore the structure. We found it difficult to believe that given work has already taken place by the owner and his "builder" brother, that the condition of the wood has been of no concern? In addition, the asbestos report noted a minimum amount of asbestos in situ internally (1 floor tile), however the vendor mentioned the entire roof of the building has asbestos roof tiles. On contacting the estate agent, we were advised the property was being "sold as seen", and they were unconcerned regarding legal requirements to disclose any existing issues. A vendor has an obligation to disclose dry rot/wet rot, which has been treated or otherwise. 4.1 (d) of the CPSE’s references rot. The owner of the property stated that the property had not suffered from any of the issues. Our solicitors contacted the owners solicitors. They declined to respond to any of our solicitors correspondence. Although we lost over 3k on valuation and solicitors fees, our solicitor stated the following: As you have not signed the contract and exchanged on the property there is no contractual obligation between yourself and the seller. Had you exchanged then you would have been able to pursue them for misrepresentation of the property. You could claim they have misrepresented the property now, but your losses would be so small as you had not purchased the property that your claim would be under £10,000 and therefore you would have to pay all your own legal fees without the ability to claim these form the seller and you’re legal fees would probably be much more than the claim you had against the seller. We feel we have had a very lucky escape in noting the issues above prior to the exchange of contracts. We would advise anyone with interest in this property proceed with care. Please see photos attached
Dear Marie, thank you for taking the time to review your experience with our Helston team. The most obvious thing to point out, which I'm sure you will have learned from this, is to always view a property in person before committing to purchase it. We strongly advise all potential buyers to do so due to these situations. It is also worth noting that having not viewed it, and having instructed a surveyor and asbestos surveyor, you should have received plenty of insight into the condition prior to visiting the property. Whilst the client should have declared such information as the damp/timber issues and any works that were carried out, along with any guarantees for the work, it would be fairly typical of a property of that age and being marketed as requiring redevelopment to require such works. In respect of upfront information, we encourage our vendors to provide as much evidence as possible, and there will be further requirements in the future to provide increased information in order for sellers to be able to market any property, which will further help any interested parties to receive greater awareness before committing. We woudl like to wish you the best with your property search and hope to be able to assist you again in the future.

There was no continuity as I was passed around different agents at Exmouth office and back to Helston, I must have spoken with & emailed at least 6 different people to help me with my tenancy process they all had varying information on the same situation It took weeks to be processed, each week there was stressful new facts about the tenancy to adapt to. At the final key collection I was given Bradleys moving in gift box, it contained useless samples of products I don't use. What a waste of packaging 😂

Actually a six-star experience! We purchased our new property in Helston via Bradley’s and we were involved in a complex chain of 7 buyers. Throughout the process Bradley’s kept me updated and informed, far more so than the estate agent’s selling my old property. What Martin & his team were especially skilled at was managing the chain, unblocking problems and pushing through the sale. I have no doubt the chain would have collapsed without Bradley’s expertise and tenacity, but thanks to them we are now living in our dream Cornish cottage.
Thank you for your review, we are so pleased you are happy with the service from Martin and the rest of the Bradleys team!

Have very much felt like the only thing these agents cared about was their commission in all our dealings with them. They push to close a deal but are not interested in their customer service. They have consistently said one thing and then done completely another. Have withdrawn our property now and would never use them again to sell. It is these type of agents that give others a bad name. Update**following writing this the manager called to apologise and acknowledged the issues we have experienced. Think its only fair to add this
Dear Siri, we appreciate you taking the time to write a review as we take our customer service extremely seriously. It was with great surprise to read your review and having looked into it a little further can see that it was unfortunate a buyer withdrew from your sale, although I can see the facts as to why were discussed with you. We pride ourselves on communication and can see there were multiple attempts to contact you throughout without success, which probably didn't help with your experience. I'm pleased to hear Jon contacted you to discuss the experience and we will look at how we can follow up on any missed communications with an email or similar. Should you wish to discuss your experience in further detail, you can email info@beagroup.co.uk. We wish you all the best in any future sale of your property.

I purchased my apartment through Bradleys St Ives Office in 2021 and found Ben and the St Ives team very helpful and informative throughout the whole process. Impressed by their professionalism, I appointed Bradleys as the letting agent, knowing that everything would be covered to ensure both myself and my tenants would be looked after. Ben and the team have continued to be helpful and approachable and as I live up North it has given me great peace of mind knowing that my buy to let is in good hands. I would not hesitate to use Bradleys in the future and would happily recommend them to others.
Thank you for your review, we are so pleased you are happy with the service from Ben and the rest of the Bradleys team!

We used Bradley’s estate agent to move my mum into a new home. The process could have been very stressful as we live some way away. Debbie kept us up to date throughout the whole process. Nothing was a problem and when issues did arise she was quick to offer a solution. In my opinion going above and beyond. I would highly recommend Bradley’s to anyone looking to move. We want to say a huge thank you to Debbie and the team

I sold a property through Bradleys and from the first contact, the team were absolutely brilliant. I sold a house with a chain and throughout there were stresses, however Debbie and her team were constantly providing updates throughout the course as to how everything was going and what to expect next. Their communication updates were second to none. I can’t recommend them enough. If I had to go through another process with estate agents, would definitely by choosing Debbie and her team.

Was unfairly treated. David the estate agent didn’t know a single thing about the property we viewed today. Was very rude in person and very rude over the phone. We had travelled over 2 hours to see this property only to be rushed out of the property. The house was trashed but the photos that were pictured on their website looked nothing like a property (false advertising) they didn’t know when the property would be ready to start renting but started the process of viewings. All in all we were treated disgracefully
Dear Chloe, thank you for taking the time to write a review on your experience. We take our customer service very seriously and have looked into the matter and can see that you were informed prior to the viewing about the situation with the property and therefore the condition. It is far from David's nature to come across as rude, in fact, he has many glowing reviews saying the exact opposite. We do wish you all the best with your search for a property and should you wish to discuss this matter further, please email info@beagroup.co.uk.

If on disability you can't rent from here.
Dear Curtis Charlesworth, Thank you for taking the time to leave a review. This is definitely not the case, we take remarks like this very seriously. Having found your file, it clearly shows multiple attempts from our local office at contacting you without reply to discuss your enquiry. Perhaps you could provide your contact details once again, in case the ones we have our incorrect, by emailing Torquay@beagroup.co.uk? Many thanks

We purchased a property from Bradley’s and from the first viewing, the personal touch balanced with professionalism, empathy and personal responsibility Debbie and her team showed was by far the most impactive on our whole moving process. Relocating our whole family 250miles with a house sale involving a chain always suggested the process would be highly stressful and this proved to be the case, with Solicitor delays permeating the process but throughout Debbie and team were on hand to offer reassurance, obviously deep and thorough understanding of the process and honesty on the realities of where the process was. All this despite Bradley’s not being the agent for our property sale so in large part not really responsible for being so proactive in updating us. We even heard the good news of exchange from them first. Can’t recommend them highly enough, best experience I have had of an estate agent having bought multiple properties in the past.

A lady called Debbie from Bradley’s came to value and give me options about my property. I was a bit nervous as I have never sold a property before. But she was great! Answered all my Q’s and gave me a few options. Very happy with service provided and if I need to move again, I will definitely use them 😊 …

Bradleys were approachable, kept me informed at all stages and were very efficient and professional. Selling a house is not easy and the team at Honiton helped things go smoothly. Would recommend.

Thanks to Bradleys Honiton, who were very friendly, efficient and helpful. When they told us how much we could get for our property we were surprised but they had a research file to back it up and they actually got us more than their estimate. We are very happy in our new home that Bradleys also helped us find.

Having experienced very poor service bordering on incompetence and arrogance from both Exeter and Budleigh Salterton branches of Bradleys, we were naturally concerned when we contacted the Sidmouth branch regarding a property for sale. We were met by Billie, who couldn't have been more helpful, knowledgeable and personable. As things turned out, she showed us around several properties until we found our perfect new home. She kept us informed during the sales process and always responded quickly to queries. Ben, the manager, was also helpful and made himself available when needed. Exeter and Budleigh could learn much from the professionalism shown by the Sidmouth team.

Sold my house through Bradley’s this year. Everyone who I dealt with was very friendly and proffesional. Debbie was especially helpful with the selling process!

Very helpful and attentive estate agents (especially Sam).

With such a quick turnaround in the rental market a degree of communication is required by a company. This is lacking from Bradleys. The intrusive application process is excessive and bordering on an invasion of privacy. Hopefully new legislation will give renters the right to ask similarly personal and financial questions of potential landlords and their agents, helping us decide if we are happy to rent a property from them.

Fiona was absolutely amazing! This company's service and personal touch, (especially Fiona) were outstanding. Such a shame we couldn't go ahead with the property, but out of any letting experience I've had, this was by far the best.
Thank you for your review, we truly appreciate it!

Thanks Joe, Vicky and team at Bradleys Honiton for all your help and reassurance to my mother during her recent move from Honiton to Cheltenham. She really appreciated your encouragement.
