Acorn did a gas safety check ONE DAY before our move in date and it turned out the boiler was unsafe so we had no heating or hot water for the first four days, it was February. Place was filthy when we moved in (it was even in the check in report that there was mold, soap scum etc) and seeing as they charge each tenant for cleaning before you even move in I was absolutely fuming. I moved out of the property exactly 24 days ago and I am yet to receive my deposit back even though the landlord has authorised the full amount to be returned to me. I have contacted them on numerous occasions and will taking further action. Their professionalism and general ability to do their jobs to a satisfactory standard is well lacking and I cannot wait to get my deposit back so I don't have to deal with them any longer.

Total Incompetence total willingness to get your money

I agree with previous reviewer: I have experience with Acorn in London. A good quality flat in decent surroundings- in theory... It started before moving in with the property manager going on planned maternity leave in the middle of processing the contract this without notifying me and without providing a backup. I could not understand why she didn't get back to me for the finalisation just a few weeks before planned moving in date. I thought that was a singular mistake but unfortunately not. The inventory lacked many very very obvious faults in need of correction. They were going to fix a lot of things based on the viewing of the property and also inventory but after many months, several phonecalls, emails and a couple of friendly handymen coming and fixing one thing at the time, shrugging shoulders at others or saying, "Ill just have to go to the store to buy this thing" (after which I never saw the person returning) and people coming to inspect and take new photos there are still lots of things to be repaired among theme one of the major kitchen appliances which is only partially working. During all this time new people to talk to at Acorn who have no clue what their predecessors have agreed with me or what has been done. Their office must be a mess. No I really do NOT consider myself a fussy person by here Ive really lost my nerve a couple of times. Acorn is plainly unreliable although claiming to be "a well reputed firm" (as someone upsettedly said when I was calling) with some nice block of flats. Mixed and confusing messages all the time! If you still choose to rent via Acorn because you found a nice flat make ABSOLUTELY sure EVERYTHING is repaired before you move in. Also Beware of extra fees amounting to hundreds of £s surrounding the signing of the contract. But of course they are all to willing to have you pay full rent... BTW The rubbish/recycling area is aways full of things that do not belong there. Why not out put simple pictorial signs up by the bins on how and what to recycle and give the opportunity for the tenants to have bigger items removed by Acorn for a small fee instead of sending pointless letters pointing out that you should not put mattresses or sofas by the bins to the tenants. You still have to remove the stuff in the end so why not have it as a service. Get an in-house handyman/concierge who could work in the building!

great service

Had a great service and was shocked at the below reviews. I have used Acorn now a few times with regards to renting out some flats of mine. I can honestly say that they have always found great tenants in a short space of time. I receive regular updates on progress and how my flats are being kept. They are efficient, professional and punctual, I would highly recommend there services.Tess

Appalling

Just don't do it.Unprofessional, slow and impossible to get hold of at any time. I am usually a positive kind of reviewer, but these guys have to go down in the history books as the worst company I have ever dealt with. We are currently on the verge of taking them to court over several issues built up over three years of letting my family property with them. They have caused my relatives and I a lot of stress and I strongly advise anyone considering using this firm to stay well clear if you care about your bank account! Overpriced, and poor customer service = total rip off!

Complete and utter time wasters. Was selling my property with Acorn Lewisham and accepted a verbal offer which I asked to be put in writing to me and also buyers details for my solicitor. Had to keep chasing for this and was fobbed off with excuses for nearly three weeks until the agent finally admitted they had no details from the so called buyer apart from their name. Needless to say I took my business elsewhere. If you are thinking of selling avoid these at all costs, they acted like a bunch of amateurs.

Useless amateurs

If you want to sell your house then don't touch these guys with a bargepole. My partner and I have sold both our London flats in the last 18 months. One sale was handled efficiently and professionally and the one handled by Acorn was a tortuous process.Slow to get the property marketed, misleading statements made, pitched at too high a price to ensure that they got the flat onto their books with price reductions to bring it back down to proper market levels. There were never in control of the sales process unlike the other estate agent used for the sale of the other flat.

I am not usually one to write reviews, positive or negative, but after having such a great experience with Acorn at Forest Hill, I feel the need to let people know about their exceptional customer service. From the outset, I found Acorn professional and easy to deal with; especially compared to other local agents I had been unfortunate enough to have to deal with. Jonathan Mook was excellent, always keeping me up to date on the market and showing me exactly the type of properties I had asked for. When we found the right one, I felt he was open and honest in the negotiation and he also helped me find solicitors who were excellent and a mortgage broker who got me a cheaper mortgage rate. Glen Maher, the manager, then did the sales progression. I was always fully kept up to speed on what was going on, and when I didn't understand something Glen would always take the time to explain everything in full. Glen has a fantastic team there and I cannot thank them enough for making what is usually a painful, long and drawn out process into a genuinely pleasant experience. In case you had not guessed it, I highly recommend this particular branch of Acorn.

We had an awful experience with Acorn and its two salesmen: Keith Suttle and Yil Sherif. We were in a chain which included buying a 3 bedroom new-build in Brockley through them. Our buyer had a delay with their mortgage and without informing us - and despite the fact that we had paid a £2K holding deposit - Acorn put the property back on the market (without telling us). When we noticed this on Rightmove they assured us they would not be showing anyone around or selling it but re-marketing it as a precaution purely to reassure their client. They assured us that the house was sold to us. However, within a week we saw online that the house was under offer! This is despite the fact that even if our buyer had pulled out we would have been able to let out the flat we were selling and purchase the Brockley property. However, they never gave us the opportunity to use this plan B. They simply dumped us without even having the courtesy or professionalism to let us know and, three months later, have not returned our £2k deposit. When we rang them to try and find out what was happening them they did not even have the guts or decency to take our call. Suddenly they were "busy" and of course never rung us back when we left a message. We are young family and had behaved impeccably throughout the process, constantly keeping them informed and being very quick with our paperwork. We had set our hearts on this house as our first proper family home and didn't deserve to be treated in this fashion. Aside from the disappointment of losing the house, we have lost almost £3,000. I hope that other people read this and can avoid the experience we had. Keith and Yil will be all "sweetness and light" if you are a prospective client but they have absolutely no morality whatsoever and will drop you like a stone if they think there is a bit more commission in it for them. They recommended we use a particular solicitor firm. What they "forgot" to mention was that they actually received a £500 commission for referring us, something which (if we had completed) would have come out of our pockets, and something which they did not disclose and we only found out subsequently from the solicitor. A more dishonest and unprofessional pair, you could not meet.

Rubbish

Rubbish. Never deal with this agency. They are liars and brigands. They will mix all your documents, instead of your name you will get someone else name. Instead of your one price you was agreed in a contract you will receive totally different one in your contract. Troublesome agency. Stay away from them. Specially from Katie McGill, their property manager. I would love to with their higher authorities to speak about the service I receiving. At least to dismiss some people from their position for their unprofessional service. Save your nerves and time. I warn you! The worst customer service I ever experienced in my entire life!

I went in and asked simple question. Woman sitting there got puzzled on her face and has done everything to get rid of me as soon ash she realised I don't want to jump out with my pocket full of notes. Very bad service.

Since being with Acorn for the last 3 years, i have had nothing but trouble. From losing the keys on the way in, breaking the gas tap, to calling up every month for the rent, to paying for a check every 6 months but not getting one for almost 2 years, and then losing the keys AGAIN on the way out, i would never recommend this company to anyone. If you are a landlord, run. The other direction!

simply awful

As a landlord, i would advise you not to use this company in any capacity. From day one, they have been nothing but a burden to me. On the day they moved tenants into my property, they lost the keys, and broke the gas tap. For the the next three years i had to call up pretty much every single month to ask for the rent to be paid into my account. This is the job i pay them to do. Another job i pay them to do, is to check my property every 6 months. my property went unchecked for almost 2 years. Finally, when the tenants moved out, they lost the keys again. In case this hasnt been made clear enough, avoid this company like the plague. You have been warned.
