I couldn’t praise Katie Sweetlove enough. She was very professional, very nice, knowledgeable, punctual, super quick to reply to my emails and a REAL problem solver. Finding a good agency/agent is never easy and my experience has mostly been negative in the past but Katie made moving into this new flat a really good experience! Thanks Katie!

We used Acorn to sell our house. Had it on the market with another estate agent who were absolutely useless. From start to finished was kept informed at every stage and actually received a call back when I was supposed to. Thankyou Joe and Ashley.

Really impressed with Joe and his team. Messages always passed on and calls returned. Joe did loads of chasing of solicitors and kept me up to date with my buyers progress and I always felt that he was looking after our sale from start to finish. Based on my experience I'd certainly use this team again and happily recommend them. Thanks.

I can’t thank Joe and the team enough for helping us to get through all of these. It took me a year and half to sell my house unfortunately, but Acorn found me a buyer in weeks. Joe kept me up to date and explained every step of the way. It always made me feel relief after spoke with him. Highly recommend them to our friends and we will definitely use them again in the future.

The team from Northumberland Heath branch were amazing at helping us with the sale of our house. Always very professional and we would not hesitate to recommend them! Joe and Amir were always available to help and answer our queries. Joe especially, kept us informed regularly and helped push things along, more so than our solicitor. Thank you Joe!

The team at Northumberland Heath are absolutely amazing and I can not recommend them highly enough. From the minute that Joe came and did the valuation right the way through to exchange, Amir and Joe have been there going above and beyond what is required from an estate agent. The sale and purchase of my house has not been the easiest but absolutely nothing has been too much for them. If I needed any advice or help with anything, I could always rely on Amir to be able to advice and help us to overcome whatever obstacle occurred. Thank you both so much for all of your help over the last 6 months, I honestly can not thank you both enough!

Joe and Ashley at the Acorn Northumberland Heath branch dealt with the sale of our property and from the very outset they were extremely helpful, courteous and enthusiastic which resulted in the sale going through much quicker. Ours was a more difficult one as we were purchasing our new property in France so it was held up due to all the hurdles which the French property system presents. However having a very professional and efficient team dealing with our sale on the English side made for a much less stressful process as Joe was always on hand to smooth things over and push it along with updates on a daily basis. Nothing was too much trouble. Thanks to the relentless efforts of Joe and Ashley, we were able to move to our new French property a month before Christmas and are now happily settled in here. We would recommend this great bunch of guys to anyone buying and/or selling a property.

It's not rare to have problems which…

It's not rare to have problems with state agents when ending a letting contract, but Acorn took it to another level. We handled a two month notice according to a break clause in our contract and after receiving a quick response of acknowledgement and a deed of surrender, we noticed that in it says that we have to pay £995 just for the Landlord to accept the notice and that " 3.The Landlord has no obligation to return any part of the Deposit to the Tenant."How big of a joke is this? After several emails, one of the property managers told me that she would not change the above mentioned clauses. They want me to sign a deed of surrender saying that I have absolutely no right about the deposit I putted through in the beginning of the tenancy.I will raise a formal complaint with The Property Ombudsman if this ridiculous clauses are not changed.Take your own conclusions about how outrageous is the treatment you will get when you end your contract with them.Update:Of course, I will email, but how couldn't you see the £995 is beyond my comprehension, as this: "In consideration of the Landlord accepting a surrender of the Tenancy the Tenant agrees to pay the sum of £995.00 OR relinquish the Deposit paid in the sum of £995.00 at the commencement of the Tenancy"was removed from the deed without changing any letters (or numbers).Update 05.11.18With Andrew's push, they remade the Deed.5* to you Andrew.

Dear Ana, I am sorry, but I have no idea what you are referring to in you review. I can see that my colleague has been in communication with you today regarding your termination and nowhere does it mention £995. The clause regarding the deposit is a standard clause on all tenancies and is there to safeguard the landlord against any damage you may have caused to the property. If there is no damage caused by you then you will have your deposit returned in full.I would be grateful if you could email at Andrew.roberts@acorngroup.co.uk, to clarify any points I may have missed. Thanks. AndrewUpdate - 5/11 following this, I have reviewed the deed of surrender and agree that the wording and terminology used was ambiguous. I sincerely apologise for this and can confirm that this has been revised. A new deed will be sent to you shortly. Thanks Andrew

I would not recommend to my worst enemy

The worst estate agent that I have ever experienced in my entire life. I’ve never had to deal with estates agents that have been so difficult to get in contact with and then becoming threatening when they don’t get what they want straight away. We are currently going through a pandemic where people are losing there jobs and only getting paid 80% of there wages however Acorn have had the audacity to email us to say they’ve opened up a claim for some money that was still being discussed and they had not answered many questions that We had asked. They left 3 of us in a flat in winter for a week with no heating or hot water and couldn’t tell us who the supplier was and they weren’t able to send anyone out to fix it. I don’t like to name names but Sian in particular has come across as rude, communication and getting the needed information has been very difficult, which I can understand in some regards due to the Covid situation but surely Acorn should be more fair and lenient towards tenants at the moment. We were also getting charged for almost £300 a month for gas and electric when we all work in the day time and Acorn simply didn’t care at all. This is simply disgusting behaviour and I never normally do reviews but Acorn has kept us up at night with anxiety and uncertainty. I want to prevent others from going down the same path and having the same mentally draining experience as us and many others.

Just avoid

Currently dealing with Jamie Perrin regarding a minor dispute over works done, paid, deducted etc - seems to find it utterly entertaining to send patronising, sarcastic and tedious emails and is enjoying being obnoxiously difficult over the phone. I'm not entirely sure what one gains from behaving or talking to tenants the way he does but he seriously needs some customer service training.Absolute nightmare to deal with when support is needed given current circumstances.

We began our journey with Acorn 3…

We began our journey with Acorn 3 months back and have been chasing the property manager to send us the contract prior and during the lock down. We have emailed tirelessly followed by consistent phone calls to which we're dismissively told that we will receive 'the contract and information tomorrow'. The reality is every-time this is said, we receive the urgent information 2 weeks later after chasing and calling if we're lucky. We received the initial contract on the 27th of March, only a few days before our official move in date with a with a plethora of issues/ mistakes in the contract. One key one being we were told the property was bills included to which we've only just been informed it isn't. We promptly called and tried to amend this early via email with no response from the manager. We then received response ignoring our prior mentioned issues to let us know the move in date needed to be postponed, 3 days before the perviously agreed date leaving us in a predicament. Then when the new postponed move in date came, again we received absolutely zero response. The property manager knows nothing about the accommodation regarding key knowledge like whether the flat is furnished or unfurnished. The property manger has been unprofessional, has been giving us poor information and and is disrespectful with our limited time.

Would leave 0 rating if I could. I moved out in August and i'm still on the tenancy, despite me talking to several people over the course of this time and it being stated to me on two separate occasions that the new tenancy has been issued. I've been told i owe thousands of pounds in rent which i don't as i don't live there anymore and now they're refusing to tell me if it's been escalated to credit companies. Quite honestly dumfounded by the lack of organisation and respect from acorn.

So disappointing

Promised 4 weeks rent back at the end of our tenancy. 2 months later and we are still waiting. They are trying to lay the blame on the landlord but it wasn't the landlord who advertised that promotion but them (false advertisement?) Now they don't even reply to my e-mails. Unacceptable. We always paid our rent on time and kept the flat in excellent condition. We are so disappointed.Edit. Yes, I off course Ido have the email!! I just can't believe that after all this and after all those months you require 'evidence. I have already sent that email the day we moved out and it's still 'being handled'.

Longer than 3 months to fix a hazardous water leak

Been living at a property they manage for nearly 3 years. Always paid rent, always been a good tenant. On Jan 23rd, I advice them that I have a leak in my kitchen that is spreading fast. The wall is wet when I touch it, the wall is cracked and there are damp patches all over the area. I reported it and I didn't get my first contractor visit until March 19th. Do you want to know why?Acorn couldn't work out whether they held management keys for my property, although a landlord is paying them to manage it. The first time their contractor made an appointment with me (nearly a month after I reported the leak) they couldn't let him into my property to carry out the repair because they thought they had management keys for my property... but they didn't.Then they advice me that they realised they do have management keys for my property. I set a contractor visit for March 16th. This time, the contractor couldn't attend because Acorn forgot about it and left the management keys with the landlord. So, to make a long story short, they made me miss out on two contractors appointment in a 3 months period although I have stated in several emails that my health was being affected. I am in quarantine since March 13th, and the damp is giving me a really bad sore throat. It's April 9th and they still haven't fixed the issue. I may have to forward our email thread to the landlord because they are paying a company that can't even work out whether they hold management keys for a property or not...Stay away.MY REPLYYou have never contacted my neighbours to find out when they would stop self isolating, which they did about 2 weeks ago and also; the pipe leaking is OUTSIDE their flat. The contractor wouldn’t have to come in contact with them to fix it.The landlord changing is none of my concerns, as it’s your duty to take on any property you manage and make sure you’re up to date with the details, just like I’m expected to pay my rent every month without fail.

Arianna · 9 April 2020 · Acorn Bexleyheath

Agent replied · 19 September 2023

Hi Arianna.Firstly, I am sorry that you have been experiencing some issues with your tenancy, but just wanted to correct you on a couple of points. We haven't managed the property for 3 years. The property you rent was sold to a new landlord in September 2019 and until that date, your previous landlord managed the property himself, so we have only had management keys since the change in landlord. We accept that there was initially some confusion over the location of the keys as another contractor did not return them when they should have but we should have been more aware of this situation at the time. When the quotation for the works was obtained and approved by the landlord the contractor was unable to attend to the works as I understand one of your neighbors was self isolating and would not allow access. As the contractor themselves have also shut down down due to Covid19, we have arranged for a new contractor to attend next week.We hope to have all issues resolved as soon as possible and again sorry for any inconvenience that has been caused by this.ThanksAndrew Roberts - Customer Relations Manager

Terrible service

The agent did not know the details fo the flat when showing it to me (furnished/unfurnished, available from what date etc) When I made an offer many of the details I had been given changed. I had to constantly call and email for several weeks to get a tenancy agreement written, which was finally arranged days before I was set to move. On the day of the move the keys were not available so I was not able to move in. It took several more days of emails and phone calls for an agent to ring me and tell me it was my fault the keys had not been available (it wasn't), and warned me not to complain lest it ruins my relationship with my new landlord. While some members of staff are clearly hard working and conscientious they are let down by a number of lazy and dishonest colleagues who blame their customer when their failure to do their job backfires.Edit in reply to Acorn:No I am not in my new property. I was unable to reorganise my move for the following weekend and may now have to wait until the movement restrictions are lifted.

Avoid at all costs

Avoid at all costsUsed Acorn in order to rent my property near London Bridge for a year. The entire experience with them was a farce from start to finishAfter six months Acorn emailed me asking me for £250 to repair some of the lights in the property telling me that it was a ’legal requirement’ as the lighting was ‘unsatisfactory’. My lighting has been checked only 6 months before when the property has been prepared for rental. When I checked with an independent electrician they informed me there was nothing wrong with the property’s lighting and there was no legal requirement to fix the lighting- an additional income stream for Acorn?-£600 was mysteriously deducted from one of my monthly invoices. I repeatedly queried where this amount went. I was told it had bounced back due because I had altered my account details. I was repeatedly assured that this money would be paid to me at the new account details. I sent repeated chaser emails as to its whereabouts and told that it had been put towards a new washing machine. This was never evidenced in the invoicing. This amount has still not been paid to me despite repeated emailsAcorn lost the property's window and post box keys, blaming the loss on the tenants. I contacted the tenants directly and they said they had returned them to Acorn. Neither set of keys have never been returned to me and I have had to pay for new sets to be cut. Acorn are unconcerned and have not refunded me for losing the keys. Back office blames front office and vice versa.Acorn told me that I needed to purchase a new mattress for an incoming tenant. When I pushed back on this they told me I would lose the tenant. I reluctantly agreed and purchased a mattress- the tenant moved out after 5 months and Acorn told me to remove a brand new mattress [at a hefty removal cost] for the next set of tenants. Such a waste.Acorn failed to forward me information about a council tax payment until it was seriously overdue and the council threatened to close my account. The first time Acorn made me aware that there was an outstanding Council Tax payment was when I was emailed a final notice- which means they had received several statements prior to this date and had not contacted me. Acorn then had the audacity to email me telling me to deal with the situation [i.e. make the payment] immediately because they were repeatedly receiving correspondence from the council because the bill was so seriously in arrears. Up to this point I had idea that a bill was even due to be paid as I had never been informed! This company is a HORROR SHOW.Save yourself the hassle and unpleasantness and use any other lettings agency but them.

5 stars.Jonathan was amazing with our recent house hunt. He listened to our brief and called us as soon as a property was available - we saw it before it was even online which gave us an edge against the competition viewing. It was exactly what we were after and we put in an offer straight away. It's not often you find an estate agent that listens to your brief AND follows the process right through to exchange, but Jonathan did it all and was invaluable to us. He kept us calm during the stress of solicitors etc and helped chase up all relevant parties which really is above and beyond. I wouldn't hesitate to recommend him to anyone house hunting / looking to sell their property, for a great service with a smile!

Property Managers can't manage anything

I had an amazing experience with guys in sales team - very friendly, attention to detail service - till I sign the rental contract. From when the tenancy of our dream home has started, our nightmare began. The property manager is an absolute nightmare. She (I would like to name her if possible for other people's sake) asked if she can visit a property for gas inspection, in less than 24 hours notice. We told her it is impossible to arrange it at last minutes as we are both working in office and need at least few days to see if it is possible to arrange a work from home option. Also contract clearly states that agent/landlord require at least 24hours notice for a visit. No reply by the time of the visit next day - one of us urgently managed to wait for a visit. No one has come. Then she has arranged another round of gas inspection and property inspection on 14th Feb so one of us has agreed to work from home to attend a visit. Then she has emailed us that the visit will be 5th of Feb.We were so confused and told her we have arranged out time for a visit on 14th of Feb as originally agreed. She then told us she has mistaken a date and confirmed the visit will be 14th of Feb.On 14th of Feb, she hasn't visited our property although we confirmed several times, no phonecall, no email. On 17th of Feb, 3 days later, for the first time she emailed us as per below."I did call and the person I got through to advised a property inspection was not arranged so I was unable to attend on Friday."Not sure what she meant - anyways,1. When sales team contacted both myself and my partner, all went through perfectly fine, and no-one else would answer our mobile.2. She would have been able to ring our door bell on 14th Feb 9am -12pm as agreed. We have stayed in property for a whole day just in case they are running late. No visit/phone/email on the day, and next 3 days. Before signing a contract we have agreed with a landlord that the property to be freshly painted. That was part of our rental agreement.Property management team has assured it will be done either the day we move in or few days after we move in.It still hasn't happened. All of this happened within 6 months from the day we moved in.We have few experiences with other agents but by far Acorn is the worst. We like a property itself but not happy with the way it's managed.Landlords, tenants, please avoid this agent at all cost. Before you end up like us.

Hi Akiko. I am sorry for the experience you have received from our PM team. I have spoken to your Property Manager this morning and I know that she has already been in touch.Firstly, we are very aware of the notice required and am assured that this was adhered to. With the initial appointment, your landlord requested that their contractor visit the property and asked for a specific date and time, which we put to you. It was our understanding that you agreed to this time, but when the landlords contractor showed at the property, you were not there. The appointment was rearranged for 14th February but accept that the incorrect confirmation email was sent to you in error. Your PM did apologise immediately the error was spotted. On 14th, the PM called ahead to confirm that you were still ok for the time, however, the wrong number was called and the response to the call to the wrong number resulted in Amy not coming to the property..for this we apologise. This was Friday and so the next opportunity to contact you was Monday, 17th to rearrange. We hadn't heard from you in the meantime, otherwise another Pm would have picked up on the issue.Thank you for raising these points and we will ensure that matters are resolved asap.Thanks.
