Finally at the end of a very long dispute after they wrongly claimed for redecoration due to marks caused by damp, fleas in the house when my animals have never had a single flea on them and damage that existed prior to my tennacy. It was obviously all thrown out by the dispute service. Constantly get calls and messages from them requesting access to a house under their control when I moved out months ago. Even got an email saying I was a lead tennant in a property in middlesbourgh when Ive never lived in my life! Allowed me to live in a property where the central heating didnt work throughout the winter months. Only got a message saying they were coming to quote for repairs after id finally moved out!

I really cannot thank the team at Reeds Rains (Durham) enough for their help, support, care and understanding in recent months! In particular Sarah Maddison, for calling me back when a property I'd previously applied for became available again (that couple of minutes on the phone, honestly, was like 6-months' worth of stress, great uncertainty, just awfulness in general 😅 being lifted off my shoulders!), then looking after my tenancy application/referencing/everything involved from start to finish, making me feel reassured and at ease as much as possible through that process. Warm, patient, clear in communication, a good listener, I really couldn't ask for more. Thank you so much again Sarah! 😊 Each and every time I have called the Durham office thus far, the service received has been excellent - and I must thank Gemma (Wayman) for also being very kind, helpful and sympathetic when speaking with me in the earlier weeks and months of my property search this summer/autumn, remembering me when I rang back up after a gap of several weeks (these things mean a lot! 🙂) as well as Charlene, Jen and Tony (with apologies for any mis-spelt names!) for all their assistance recently - very much appreciated! 👍🏻

Worst experience ever. Castleford branch

Worst experience ever. Do not use reeds Rains if you are looking to rent. They stall and stall in giving you your deposit back. The property management team give you lie after lie and are extremely unprofessional Handed in my keys 29th August. After nearly 3 months I have only just got my deposit back. I was supposed to get a check out report the day after they did their checks.Despite contacting them a few times a week. I was always told they will look into it and get back to me. They never did. After 7 weeks of going back and forth from the branch and the property management team, each pointing the finger at each other. They finally get back to me and decided they were going to take £240 to cut the grass, Despite me having email proof from the landlord that he was going to do it. Their response was contest it with deposit protection scheme as its the landlords fault, nothing to do with them. After reluctantly accepting the charge, I then spent another month going back and forth of them saying they would look into it and nothing happening. Fast forward to last week when they finally agree to give me my deposit back (minus the £240 charge for the grass cutting). They then sent me a quote of £498 for cutting the grass (good job i re checked the quote). I had to speak to a manager to get it back down to the original quote as per email they received. In what world does it cost £500 to cut a very small garden. Extremely unprofessional and trying to fleece tenants with huge unjustified charges. I do not recommend reeds rains to anyone. I have had months of stress over this. They do not protect the tenants at all and only care about getting the rent.

Central office let them down

This is a review as a landlord who used reed rains simply to find a tenant. The local branch in Hebden Bridge did this pretty efficiently. I had it in writing from the central office that after 6 months they would send the tenant a letter explaining that it was now a rolling tenancy. They didn't and are ignoring my requests to do so. So very quick to take the letting payment...I will use a locally based letting agency should i need one again.

When the going got tough, the manager went AWOL

This is in reference to the Rye Branch.All started well with my intended property purchase, but I was to learn I made a big mistake in using their recommended company of conveyancing solicitors.When the latter proved to be simply appalling, the branch manager decided to go AWOL. No attempt was made to retrieve the situation or to contact me.That was the end of the potential sale. So very disappointing.

Shocking end to a great tenancy

Had no problems renting in Leeds for years until the end of tenancy. Absolutely no response on the deposit after 6 weeks of chasing up and multiple emails and calls completely ignored. Will have to go through deposit protection scheme or small claims court to reclaim the deposit unfortunately which is a shame
