We had a perfect experience with Reeds Rains Middlesbrough. Ted was the first person we met from the agency and handled the viewing and he was extremely friendly, analytical, and very helpful. He answered all our questions in detail, not only about the house but also about the Middlesbrough area, which was really valuable for us as newcomers. Jayne was also fantastic throughout the whole process. She managed all the paperwork, kept everything moving smoothly, and always had a clear overview of where we were in the process, keeping us well informed at every step. Overall, a very professional, supportive, and reassuring experience. Many thanks to both Ted and Jayne, highly recommended!

From our very first conversation, Jayne's pleasant demeanour and prompt responses made a significant difference in my search for the apartment. Her positive attitude and helpful nature were admirable; she consistently went above and beyond to ensure I felt confident and satisfied with her expertise. Equally noteworthy was my experience with Ted, whose welcoming attitude left a lasting impression on me. Ted's approach as a guide was exemplary; he made every effort to ensure I felt comfortable and at ease throughout the entire process. Absolutely terrible experience and a complete waste of my time and money. On Friday, 8th August 2025, I negotiated over the phone with Andrea McCarthy from this branch regarding a property on Surrey Street, Middlesbrough. They counter-offered £61,000, which I accepted immediately. On Wednesday, 13th August 2025, Andrea confirmed my offer in writing (subject to viewing) and arranged an appointment for Thursday, 14th August 2025 at 3:30pm. I travelled all the way from London to Middlesbrough, a long and costly journey, to see the property. After the viewing, I confirmed I was ready to proceed, provided all requested documents (ID, proof of address, company certificate, proof of funds, solicitor details), and even arranged for my updated mortgage Decision in Principle to be sent that same day. Less than 24 hours later, I was told my agreed offer was rejected because they had received a higher “full asking price” offer. This happened despite my clear acceptance and written confirmation from them. It felt like my interest was used to push another buyer into offering more. This behaviour shows zero respect for buyers and no regard for the commitments we make when we trust an agent’s word. Buyers beware, even if you have an “agreed” offer in writing from this branch, they may still drop you for a higher bid at the last minute.
