Manning Stainton dealt with the sale of our property in a very professional way from arranging the valuation through to completion. Claire W in Pudsey kept us fully informed and she did a fantastic job chasing up people and being reliable and efficient throughout. She was our reassuring point of contact in what was quite a stressful last couple of weeks just before Christmas. Many thanks to Claire and the team!

I put my house on the market on 1 Oct 20. Living alone I was very anxious as I had not sold a property beforeThe valuation was with Lesley who was friendly honest,realistic and extremely knowledgeable of house prices. She priced it 7.5k more than I thought, within 36 hours on the market Lesley put a hold on viewings as we had over 30. It sold instantly, I then had a move manager, Kay Berry to assist till completion, Kay was outstanding, daily updates, constantly chasing solicitors, really helpful explaining all stages, Kay dealt with all the stress and frustration I had a stress free experience, Manning Stainton crossgates are not only worth every penny, but cheap for the stress free, caring, friendly professional service they provided, would definitely use you again and highly recommend them. Thank you Lesley and Kay

The worse experience of my life. They constantly lie and use bullying behaviour to get what they want. The staff are extremely rude, unhelpful and disrespectful - I am surprised they are still open to be honest. I have read similar reviews further down. I only wish I read them before getting involved with Manning Stainton. THEY DO NOT HAVE TENANTS BEST INTERESTS AT HEART. They have caused me so much anxiety and distress.

Claire Ward (Pudsey) was our agent during our house move. Claire was fantastic, keeping us up to date during all phases of the process. She was also very proactive chasing other agents in the chain to move things along. She kept our buyer up to date and was also very caring during a difficult time for our family.I found Claire very personable and she made the process a lot easier than I thought it would be.

GoogleTerrible company for renters. One of the rooms was covered in mold for a full year before it got fixed, and they only sorted it because we were moving out and they needed new renters. They even had the cheek to try charge us for it but refused to give a discount in rent when we proved it was their fault! (Vent was covered over). Like everyone else has already said they also tried to scam us with a bunch of false charges from our deposit too (£500 for a cleaner after we spent a full day cleaning? I don't think so!) Then they even tried to add more onto the bill after, absolute scam artists. Thankfully due to their incompetence they didn't secure our deposit properly so we got it back by threatening court action. They have no interest in the welfare of their tenants, avoid at all costs.

Our initial introduction to Manning Stainton was through Emma Griffiths, who gave us our initial valuation. Emma was very helpful, she listened and took notice of our requirements and needs. Nothing was too much trouble for her and she reassured us at times when we felt anxious throughout points of sale. When our property was put on the market , Claire Ward was allocated as our Sales Negotiator. Throughout the entire process Claire was genuine, professional, efficient and went above and beyond making sure our sale was seamless from start to finish. We would not hesitate to recommend both Emma and Claire in the future, to anyone who is thinking about moving house . Their professionalism and attention to detail is impressive and they are an asset to Manning Stainton.

We bought a house through Claire Ward at Manning Stainton. When the purchase ran into difficulties, as they do, she and all her colleagues were the only local professionals who were interested in getting the move completed in a reasonable time to the benefit of all the people involved, whether they were paying her or not. She went the extra mile to chivvy and persuade everyone else to do their job. The whole company appears set up to work that way. We would unhesitatingly recommend them.

I have just brought a house in Bramley, which was being marketed by Manning Stainton. As i live near Cambridge, and their have been Covid restrictions of course, I can only say how helpful and professional they have been through the entire process. This included also sorting for me to buy some of the furniture from the seller, which was extremely helpful. Victoria Alexander kept in constant contact through the process and made it a smooth and sometimes even a fun experience. In fact, she helped me refine my requirements and search area, which was also extremely helpful in even finding the property I brought. My sincere thanks and genuine recommendation for them.

Fantastic service from manning stainton throughout our home purchase. Best estate agents in town by far. The sales figures speak for themselves. Don’t think that just because they all go on rightmove etc. that the estate agent doesnt matter because it really does. Manning internally sourced our buyer through their own contacts and it sold after the first viewing. Very pleased with Deborahs performance and also Claire Hale. Over the moon.

We bought and sold through Mannings. The whole process was fantastic, from start to finish. The Pudsey team turned around our brochure quickly and they marketed the house so well that we received offers over asking. Debbie handled our file and she was nothing short of fabulous. Such a friendly and helpful lady, she guided us through everything and always kept us in the loop. Can not recommend Debbie and Mannings enough, and because of the wonderful service we received from Debbie, we will definitely use Mannings in the future.

TrustpilotRefused a viewing + pressured to use their Financial Advisor
Called today to arrange a viewing at Headingley. Being a landlord with a line of credit so don't need their mortgage advisor. Despite saying this, they insisted I go through their mortgage advisor (no obligation etc). Why would I talk to another financial advisor when I can go direct to my bank? To make matters worse as other reviewers pointed out, Manning Stainton won't arrange a viewing without a bank statement showing cleared funds and a decision in principle. Sure, everyone asks for these when you make an offer but not at viewing stage. I can't ask my bank for a 'decision in principal' for the half dozen properties I intend to view. They won't do a letter saying I can borrow up to X because every property is unique. When I tried to explain, all I got was a really snarky attitude and a refusal to discuss it any further. Shame as it was a nice property but there are plenty for sale.

Amazing service all round. I cannot thank everyone at mannings enough for their help, advice and support during our house sale. From the initial valuation John Putsman was really open and honest with me and gave great advice on what changes to make to the house to get it "market/photo ready". His valuation was fair and he provided real insight into the local housing market to justify his price. The communication from start to finish was impeccable I never had to chase anyone and was kept informed and up to date throughout.Vicky Alexander was amazing she gave me such great advice, continuously looked for ways to get us more viewing and publicise our property, once sold she kept pushing for movement on the sale. She was fab and I hope the next time we move we get Vicky again!We were also viewing many properties with Mannings and Debbie was fab at showing us houses and finding us great properties to view. She gave great advice again and was lovely to deal with.Everyone in the office gave exceptional service and we certainly won't be looking at any other agents for our next move, straight to mannings I cannot recommend them enough, moving is stressful and they made it much easier.

GoogleCurrently waiting on our deposit to be returned nearly 6 weeks after tenancy ending. We have still not received any proposed deductions despite the length of time that has passed. There seems to be no sense of urgency or desire to correct this. Had an otherwise positive experience before this but it is not acceptable for the return of my deposit to be delayed for so long. I would advise that any prospective tenant is aware that their money could be tied up for a couple of months before it is returned.

I would highly recommend Manning Stainton as they displayed a great deal of customer care by being pro-active and being in frequent communication.Whilst looking for properties in the pandemic we found most estate agents had so much interest they didn't bother to try secure us viewings or even sign us up to a basic mailing even but Manning Stainton were immediately different, the properties listed were all great and we decided early on we weren't going to bother with looking at any properties that weren't listed by them and it paid off! Debbie Cundill handled our first new property purchase really well from start to finish and wasn't afraid to go the extra mile to ensure all parties were working fast as possible to get the sale through!

I had a positive experience selling my property via MS in Pudsey. The agent - Vicky Alexander - was helpful, polite and kept me informed at all stages - even in the midst of a pandemic! I found the whole process relatively stress free and was able to complete in a reasonable time frame. Vicky was friendly, calm and professional throughout. If she was out of the office, her colleagues Claire and Debbie were also very helpful in her absence. I would not hesitate to use MS again to sell/buy a property.
