Gemma and Rochelle at the Pudsey branch are absolutely fantastic, and we honestly couldn't recommend them enough. Our sellers' agent and our solicitors, frankly, weren't pulling their weight, but Gemma and Rochelle kept on at them and pushed things forward, getting us answers far quicker than we'd have managed on our own. The real standout moment though: with both of us juggling twins at home, Rochelle personally offered to drive out to the other agents' branch, some distance away, to pick up our keys and bring them back to us at Pudsey. That's above and beyond by anyone's measure. They're personable, genuinely kind, endlessly helpful, and just lovely to deal with throughout. Gemma and Rochelle are a real credit to Manning Stainton, thank you both so much!

All the staff at the Pudsey office have been extremely helpful throughout the process of selling my house. Whilst it sold in 10 days, legal matters caused considerable delays which were outside the control of Manning Staintons. Despite this, the staff, and in particular Debbie, were very supportive giving me regular updates to reassure me when it seemed that the legal process had stalled. This is the second time that I have used the Pudsey office in the last eleven years and once again I have utmost confidence in their service. Thoroughly recommended, very many thanks.

I have switched Estate agents to Manning Stainton and oh my what a difference, the sales staff have been on point every step of the way with arranging viewings and the photographs of the house finally serve it justice and has had so many more viewing in a month than we had in a year from the previous estate agent. The house is now sold thanks to Debbie Cundill-Houghton who deserves a wage rise for all the hard work and chasing she has done for our previous time wasters. I dealt with Briony who was very professional and easy to deal with from the start. Making the process relatively easy and kept me in the loop with feedback etc. A couple of frustrations with the Manning service was there seemed to be a lack of communication between colleagues internally. I would agree to complete a viewing myself, and a viewer would turn up, happened on a couple of occasions. There were also times where 2 viewings turned up at the same time, thankfully I was able to do both. Not major in the grand scheme of things but definitely room for improvement.

The initial valuation was 12% higher than the price we eventually sold for so probably prolonged the process, but this was in line with what other EAs in the area recommended

My experience ended up being very positive, thanks entirely to the hard work and dedication of Deborah Cundill‑Houghton (Debbie). We’ve just completed on our sale with Mannings after almost seven months, and it was an extremely stressful process due to one solicitor in the chain who was, quite frankly, a nightmare. If it hadn’t been for Debbie’s honesty, practical approach, and determination, I don’t believe it would have completed at all. Despite clearly juggling many stressed clients, Debbie always made me feel like I was the only person she was supporting. The conveyancing process can be incredibly overwhelming, but she guided me through barrier after barrier with patience, reassurance, and clear communication. By the end, I genuinely felt like I’d made a friend. We worked through some very challenging circumstances together, and I can’t thank her enough for getting us over the line. Debbie is a real trooper who will work her socks off for her clients and is a huge asset to Mannings. Highly recommended.

Bought a property marketed by Manning Stainton, and had regular contact with both Gemma and Rochelle during this process. Both were excellent, keeping in regular communication and doing everything they could to make sure the process went well. This was despite a huge error made by a solicitor earlier in the chain, resulting in significant additional complication. Would be very happy to buy a property through Manning Stainton again as a result of this. Our experience of viewing properties marked by Manning Stainton was mixed (we saw quite a lot, since our house was on the market for a while). Some of their colleagues were great at the viewing, others seemed disinterested or knew nothing about the property. I'm sure this is hard when they have a lot of houses on the market, but at the time it made us feel we had made the right decision in using a different agent to sell ours.

The team managed the viewings, queries and negotiations, and despite some issues, with buyers pulling out and having to re-list the property, they achieved an asking a price we were happy with and the final sale went through without a hitch.
