GoogleAm in the process of selling a property. Sophie Newton at Manning Stainton has been exceptional. Always available on the end of the phone to answer any of my queries (which have been on a daily basis) or has responded to emails quickly and professionally. During the early steps so far, I would recommend Manning Stainton for dealing with your house sale but on a personal note, Sophie has been amazing. Professional, patient and very informative. Thanks Sophie - I owe you a coffee in the new house or afternoon tea.

TrustpilotDisrespectful and negligent towards tenants
Truly the worst letting agent experience that I would never wish upon anybody. They do not do repairs and blame the landlord, then go on the landlord’s side when you call them out on it because since the new laws they cannot charge tenants agency fees so they will take the landlord’s side which is where the money comes from.Corina Thompson has been the worst possible person to deal with in any situation given. She has ignored my emails, doesn’t sort anything out when she chooses to reply, and will not do anything to help tenants in awful situations even when they are left with an inhabitable property for weeks and are forced to temporarily move out.Multiple times during winter I had woken up with the boiler pressure dropped to zero and due to the house not sustaining heat well it had made me wake up from shivering. I have been forced to move out now because of the lack of property management and care. Excuses, taking the landlord’s side and utter disrespect.I will do my best to discourage every person I meet to avoid this letting agency at all cost just because of Corina, her disrespect to tenants and her ignorance. Simply could not have had a worse experience than the last few months at the property that’s “managed” by Manning Stainton.

GoogleI have recently sold a property with help from Manning Stainton, and have been very satisfied with the whole process. My main contact throughout the sale has been Victoria, one of the sale negotiators within Manning Stainton and I cannot express enough how engaged in the process of selling my house to the best possible buyer she has been. The house sale was quick with regular updates on the high number of viewings with complete transparency. Many thanks!

TrustpilotDid the bare minimum, tried to take my deposit unfairly
Manning Stainton did the bare minimum when I had any issues with the house I was renting. Despite the living area being constantly below the legally required temperature (with heating on for hours) they did nothing to resolve this after months of raising complaints. My complaint that the basement was very damp (and even growing mushrooms on the walls) was met with "do you use the basement though?". I was also unable to get my deposit back - not because I knew they were claiming anything, just because they were not responding. I was only able to get a response by raising a dispute with the deposit protection scheme, where I then found that they were claiming repairs for things that were already in disrepair. These were even things that were noted on the inventory as being damaged/worn. The check-out report they did was much more thorough so they tried to claim for things that were not covered as damaged in the check-in report. I spent hours when I moved in amending the check-in report but it would have been impossible to cover everything. They tried to claim my entire deposit back despite me not doing any more damage than fair wear and tear. Thankfully the deposit protection scheme adjudicators saw this and awarded me my money back.I would definitely not recommend this company.

TrustpilotReally useful service.
I purchased a house with the Pudsey branch. I mainly had contact with Debbie Cundill. Debbie was very helpful and kept me updatedbalot more regularly than the agent I was selling my property with. Debbie let me know if things seemed to be slowing so I could then chase this from my end (i sold my property with an online agent who I've found are alot less invested than traditional agents). From Debbie keeping me in the loop, I could then make sure that things kept moving my end.

TrustpilotHad good experience overall with…
Had good experience overall with mannings whilst selling a property. Placed the property for sale with them, and being honest, we did not get as many viewings as we would have liked. The house was perfect for a first time buyer but was eventually bought by an investor who got the property for under market value which we reluctantly accepted as they had not secured us many viewings and we wanted to move quick. I don’t know how it works behind the scenes but I’m not convinced they actively contacted all the first time buyers on their books to sell our house. As time went on in the sale, my opinion of them changed, and they became invaluable. We were unfortunate to land ourselves in a complicated chain, with one sale holding the whole chain up. Our main point of contact was Debbie Cundill in the pudsey branch, and she did an excellent job at chasing the chain up on a regular basis and providing us with lots of updates, which we really appreciated. Some of the properties in the chain were with online agents who sell your house for “free”, which meant that Debbie had to do all the chasing, and invested a lot of time trying to get answers out of these agents. I would never go with an online agent as I felt they slowed things down and did not actively chase everything like Debbie. The estate agents fee was a small price to pay to have someone chasing on our behalf, and the whole chain would have been a lot quicker if everyone was with a high street agent with a local branch and not an online one. Will definitely use them again if we choose to move, and have no reservations referring them to other people.

TrustpilotTime Wasters
Time wasters, very poor customer services. I put an offer on a property that went to best and final offers from lots of interest. My offer was 10k over the asking price, made it very clear that I was even prepared to go higher. According to Jenny Archer at Manning Stainton the vendor accepted a lower offer. This doesn’t make sense to me in any way shape or form. How does someone reject a higher offer??

GoogleHaving missed out on a property in the area, Faye at the Morley Office contacted me about a similar property and asked if I wanted to view it as it was coming onto the market, this personalised and helpful service meant I could find a great property in these crazy times.
Faye is incredibly friendly, responsive and most of all helpful. Thanks again!

Vicky has been an amazing support during the initial stages of offering on a property. She kept me informed at all stages and explained to me exactly what was happening, as it can get confusing!! She has been positive and helpful. She gave me great news of my offer being accepted but was very honest with me too about possible issues that may happen. I would be really happy to work with Vicky again and if I sell my house, I would choose Manning Stainton as my agent.

Debbie Cundill was absolutely spot on throughout our house purchase, via manning Stainton (Pudsey). Debbie was proactive in keeping us in the loop and informed and very responsive too. Helped us move things along more briskly - Debbie would let as know when things were lagging with our own solicitor - so I knew when we needed to give our side a firm nudge !Above all, Debbie was a pleasure to deal with throughout which just makes the whole process a lot easier - thank you again Debbie :)

This is a very good memory to buy my first house in England with a reliable and trustworthy estate agent like Manning Stainton. My personal agent Deborah Cundill, she is a very patient staff that listened to all my needs and replied my email promptly every time when I was struggling on the detail of the purchase. I will consider using their service again in the future if possible. So I would be happy to leave my message here as a recommendation for your reference.

GoogleOur property was advertised by manning stainton . We have recently completed with them and cannot thank the staff in the office for their dedication and professionalism. We spoke mainly to faye and cannot thank her enough. We have used the ‘online’ method of sale previously and after numerous problems and issues we chose to go with mannings due to recommendation! I would certainly recommend these to anyone thinking of selling .
