AVOID THIS AGENT AT ALL COSTS!! This a cowboy-run business with no integrity or any real values besides gaining a quick pound off you where they can. I rented off these guys as a student and I can't believe the amount of stress they have caused.

FLAT F, BRINKLEA, BOURNEMOUTH I feel bad for the tenants that moved into the flat I had with Enfields, or any property with them. When I moved into my flat there was mould in the kitchen and bathroom, the oven didn't work, the washing machine didn't work, the paint was wet on the walls, blood stains on the mattresses, doors hanging off hinges, the furniture deteriorating, everything smelt of mildew. At no point did I receive a discount for the faulty appliances or state of disrepair, nor one during the global pandemic. After 3.5 years, where every maintenance issue was bodged, a seemingly bogus EICR report made, various serious fire safety issues, a complete indifference from the agents to the wellbeing of the tenant, and Enfields upping the rent I decided enough was enough. They then lied to me about the end of tenancy process, saying I had to move out at the end of the rental month (it was actually simply 1 month after the day I gave notice), then despite requests for the check-out, they sent me no details about deductions or the check-out report. After weeks of nothing, I had to pay a solicitor to witness a statutory declaration form to force them to send the details. They eventually sent them 6 weeks after the end of the tenancy, a day before it would have been returned, and 15 days past the deadline for deductions as written in the tenancy agreement (clause 6.5). And to top it off, they then went on to claim £1250 (more than the actually deposit) worth of clearly unsubstantiated deductions, things clearly shown to have been defective in the check-in, which was made 3.5 years ago! So, I had to spend even more time putting together all my evidence for the DPS, and now have to wait for another month to get processed and returned to me, which it undoubtedly will eventually. An absolute joke, if you want an Agency that will look after your property or the tenant, go elsewhere. EDIT IN REPSONSE TO REPLY: I'm aware it let for £200pcm more, and that the tenants are probably now becoming aware of how short-changed they've been - that is probably why you advertised it online with photos from 5+ years ago (photos should be representative of the property at time of sale, these were clearly not). It is an Agents responsibility to ensure to the landlord a property is in line with fire and electrical regulations. The property was as described by an electritian a "death trap". You still have not provided a valid EICR report which I have had confirmed to be invalid by the council - if the current tenants happen to read this, please seek legal advice over the electrical safety of the flat. The front door was a victorian shash key, not fire regulation, nor secure in anyway. Non-fused outlets in the bathroom next to shower that was not sealed at all, despite concerns raised with you. Endemic of the state and condition of the rest of the property. I am also well aware of how a check-out works, perhaps you should inform your employees? Waiting 6 weeks for a check-out report and deductions is unacceptable, SPECIALLY given that you just quite clearly state the property was "re-let immediately"! And then for those deductions to be clearly seen in the check-in report before my tenancy (which you or the landlord obviously didn't reference) is just the icing the cake isn't it? Also, never received that email you mentioned! DEPOSIT UPDATE: The DPS decision decided that 4/5s (~£1000 of deductions) proposed by Enfields and the Landlord were all clearly UNSUBSTANTIATED, evident from the check in check out reports, and the last 1/5 were pretty dubious at best. Renters out there, take photos and get them added to the check in/check out report as the "indepedent inventory advisors" are often pals of the agents, and dispute any duductions made by greedy, incompetent agents and landlords, they'll do whatever they can to scam you out of your money.

Agent replied · 26 August 2023

Rory, Thank you for sharing your feedback - please note that you let this property through a different company called Cliftons Estate Agents based in Lansdowne who subsequently closed down a few years into your tenancy. Following this we received instructions from your landlord to take over the ongoing management of your tenancy (as per the written confirmation we sent to you explaining the change in agent) so the majority of the issues raised in your review relate to Cliftons Estate Agents. In respect of the complaint relating to your rent being increased please note that this decision is made by your landlord who, under section 13 of the Housing Act 1988, exercised their right to raise the rent on your periodic tenancy. On your landlords instructions we issued a section 13 notice giving you the required notice period of the increase. Whilst I appreciate no tenant wants to see their rent go up your landlord increased your rent by only 13% over a four year period, as you know the property was re-let immediately achieving over £200PCM more than the rent you were previously paying, Regarding your deposit this was lodged by your landlord with a government scheme. At the end of your tenancy your landlord organised an independent check out report and needed time to get the property back to its original condition from when you moved in. Once your landlord received all of the final costs they provided us with a full list of what they intended to deduct which we forwarded to you on the 19th July - I have checked this email and can confirm the independent check out report was attached giving you a detailed condition report as evidence for the landlords deductions . Please note I have also organised for this to be resent to you today. I understand you disagree with your landlords deductions and I would encourage you to submit as much evidence to the deposit scheme who have been created to ensure both landlords and tenants are dealt with fairly at the end of your tenancy. If you have any further concerns or queries please reach out to me on jthomas@enfields.co.uk and I will be happy to assist you.

One of the worst agencies in Bournemouth. Such a shame!! So disrespectful and unprofessional in terms of supporting the tenants with basics maintenance. After one year fighting to get fixed a liking which was looking more as a proper waterfall in the middle of my flat and jeopardising all the block as it was probably damaging all the electrical systems as the water was coming through the lights, now is another nightmare to make them com close the hole they left on the ceiling. All the noise, dust and the dejects from the flat above is coming off. Sad!! It's all about money and no humanity.

Marillia, Thank you for your review and fully appreciate the inconvenience you have suffered. Maybe I can explain that Enfields only recently took over the management of your tenancy on behalf of your landlord, you let the property through Cliftons Estate Agents who were your managing agents for the most part of your 9 year tenancy. In relation to your comments about the leak I am aware of your situation and understand why you are so frustrated. Unfortunately a number of the problems you have encountered are out of our hands as you live in a purpose built block of apartments so you nor your landlord has authority to complete any repairs outside of the flat you are living in. In reference to the leak this originates from the flat directly above you therefore your landlord is not the responsible party nor has control of stopping the leak. After several attempts to gain access to the upstairs flat as a last resort a hole was made in your entrance ceiling in March to determine the source of the leak. Following this we were able to facilitate access to the upstairs apartment and your landlord paid for a plumber to inspect where he confirmed the leak was due to a combination of a very old bathroom that needs replacing and the occupiers being irresponsible when showering, as you know the owner of the flat upstairs has refused to take any action. Your landlord has paid and already had the entrance hallway stain blocked and redecorated as well as pay to have your carpets professionally cleaned as a gesture of goodwill. Regarding the hole this was the only way your landlord could investigate the issue given the lack of access upstairs which the plumber requested not to be covered up as the leak kept repeatedly come back. Following this your landlord had to wait for the ceiling to dry out before having it covered up and redecorated which I understand took place this week. Whilst I acknowledge that these issues were not what you would have expected I can procedures were followed and I am satisfied that no foul play was involved in terms of us ignoring the issue. If you would to discuss this further please reach out to me directly via jthomas@enfields.co.uk

I can honestly say that as a parent of a student, renting a house from Enfields has been an absolute nightmare when an action for repairs or general maintenance, not dealt with in a professional way no support no hot water or heating for one month no reduction in rent, appliances, broken, and had to wait for considerable time to be replaced! Please be mindful that if your child doesn’t damage or loose keys , it’s a collective action that will take the cost! So glad that this experience is over!

Agent replied · 26 August 2023

Thank you for taking the time to share your feedback, I completely understand your frustration when maintenance issues arise during a tenancy agreement. In this instance the tenants reported an issue with the boiler in August and your landlord was notified immediately who authorised and paid for a qualified gas safe engineer to do an in-person inspection where they were able resolved the fault by doing a boiler reset and left with the boiler working. On the 5th September and the 9th September the tenants reported that the boiler was not working again and your landlord instructed the same engineer to revisit on both occasions who reset the boiler and, on both occasions, left the boiler working. As the problem persisted the engineer recommended and got authority to replace the pressure sensor which worked temporarily until it had another fault. At this point your landlord asked for a quote for a new boiler which the engineer supplied to them straight away and the new boiler was ordered and replaced a week later. This must have been incredibly frustrating for the tenants, but the issue was not ignored and your landlord took all necessary steps to ensure the problem was resolved in a timely manner. Regarding keys please note it is the responsibility of the tenants to return their keys at the end of their tenancy. In this instance we were informed by the tenants that they had posted their keys back through the letterbox of the property on their tenancy end date but no keys were found on the check out leaving your landlord with no choice but to change the locks at the tenants expense. The tenants accused Enfields of lying about the keys going missing only for a friend of the tenants called ‘Harry’ to walk into our office two weeks later to return the missing keys. We have shared your feedback with your landlord who appreciates your frustration but wanted to point out as a landlord they are unable to foresee maintenance issues but dealt with the boiler issues as quickly as possible despite the tenants paying their rent late each month during their tenancy and ending the tenancy still in rent arrears of over £1800.00.

This Company is the worst Lettings Agents I have used in 20 years! They allowed Squatters to move into the property and did nothing to help get them removed through the Courts and then had the cheek to charge me Management fees for the period the Squatters were in residency?!!! They did nothing to help with the eviction process!! They have already been criticised by The Ombudsman once and I am in the process of contacting them again. Jeff, the owner keeps promising to email me but never does! Now they are rejecting my emails!! I have never dealt with such an unprofessional Company in my life!!

AVOID THIS AGENT!! Thought Jon and Lisa were honest . Out for themselves and their profit. Likely they will take your deposit so be aware before you rent.

Magun · 1 July 2023 · Enfields Bournemouth (383 Wimborne Road)

Agent replied · 29 July 2023

Magun, Thank you for taking the time to write your review, I understand Lisa has already reached out to you personally. To recap you moved forward with a rental property on a 12 month tenancy from the 29th April 2023. A few weeks into your tenancy you were caught advertising the same flat privately for a higher rent on Facebook Marketplace without the landlords knowledge or consent. Your tenancy runs until 28th April 2024 but despite this you have failed to pay any rent since you moved in. Enfields lodged your deposit with a government scheme called the DPS to ensure it is dealt with fairly - this scheme has been in place for over 15 years and no profit can be made by a landlord or a letting agent. In your case the landlord is understandably looking to claim back some the outstanding rent arrears from your deposit but this still wont fully cover what rent you owe. The deposit scheme offer a free dispute resolution process handled by an independent, impartial adjudicator should you wish to dispute the landlords claim.

Enfields have managed my flat for the last year and I was so happy with their level of service, that when I decided to sell the flat they were the natural choice. This turned out to be a great decision, as although the sale had a few hiccups and delays, (none of which were anything to do with Enfields) the whole process was managed perfectly. Rachael Clark kept me updated at all times and went above and beyond to ensure that everything was stress free and went as smoothly as possible. I would not hesitate to recommend Enfields to anyone looking to sell or rent their property.

Enfields managed my buy to let since 2009 and I have been very pleased with the service over the years. The letting staff over the years have been very efficient and the regular property inspection reports have ensured that my property is regularly maintained over the years. (Something I never got with my previous letting agency). Lisa is a delight to deal with. I subsequently used Enfields sales team to sell my property and was very impressed with the sales team.

Having rented out our property for the past 10 years through Enfield's, our tenants moved out so we decided the time had come to put the flat on the market to sell. I am impressed with the professionalism that Rachael Clark carried out this transaction. Rachael kept us up to date with the progress of the sale and liaised with our solicitor and buyer on a regular basis. I would thoroughly recommend Enfield's whether selling or letting a property.
