Nicest estate agents you will deal with. We met with caroline(apologies if misspelt) yeterday to look at a rental property. Extremely patient and really polite, friendly. You get the feeling they really try to help and accomodate your needs. We will try to only deal with them from now on. Thank you for an excellent customer service.

Disappointing
I am writing to share with recent property viewing experience with Beresford Chelmsford. I have come across the property that matches my interest in Rainford Avenue last weekend. I submitted my requested in rightmove.com and I got a call from an agent called Joe Wass to arrange a viewing on 2/11/2019 at 1430At 1230 i received a call from the agent to confirm the viewing and if I could make it at 1300 or if not to push backward to 1500. I told him I was not able to make it at 1300 as I am taking a bus to Chelmsford but I will make my way to the town earlier so that he can let me know once he is free. I was told the only way to contact him is via email or the land number.I reached Chelmsford town at 1311 and I sent him an email to say I am ready to view the property. Then i received a reply at 1403 from him that says "lets make it at 1430". I only saw his reply at 1425 which was probably my fault, after which i rushed my way to the property from town centre.It took me a while to find the property. And I had to cross a few busy roads. At 1437 while i was rushing to the property i received a call from a lady called Alicia who questioned me why i did not make it there on time while the appointment has been scheduled for a few days. And she said if I don't make it there in 5-10 minutes the viewing has to be scheduled for another day. I ran and followed the map that was attached in the email and it brought me to 115 Rainford Avenue. The gate was locked. I called back the land number again. It took a while for the girl to pick up the call who then asked my details : first name, surname, viewing time day and address. She also asked me to spell the address which is Rainford Avenue, and my first and surname (probably because my name is quite different). She put me on hold for a while and then told me I should go to 111b instead without giving me any help with the direction. I ran around the area trying to locate 111b with my walking umbrella as I am partially sighted. I saw a man with suit at around 1450 that quickly got into his car after he saw me (I am very sure he saw me as there was a brief eye contact) and drove off. I received a call from a private number around 1500 that turned out to be the agent and I was told that he had left and I need to arrange a new viewing appointment. Overall I have to say it was an unpleasant experience1. I feel the lady on the phone was unhelpful even though she was not rude. She made me spell every single thing that i said including the address and my names even though she just spoke to me few minutes ago. And i feel her tone was quite condescending. 2. I have tried to go to the town early to accommodate the time of the agent. But the time kept changing and I was informed about the final viewing time quire last minute via email (which i saw quite late). I would probably appreciate a phone call more if it is going to be last minute notice. 3. I do not understand why he decided to leave right after he saw me. It was a quiet place and there was no one else around. I was probably in a mess as I was panting after running around and carrying a walking umbrella in my hand due to my partial sight. But i do appreciate the fact that he called me to inform he has left instead of making me running around for nothing.I can see Beresford was awarded the best Estate Agency Essex and Trusted Service in 2018. I however was quite disappointed with my viewing experience.

DON'T RENT FROM THIS COMPANY - YOU'VE BEEN WARNED
As per many of Beresford’s other reviews online we are having similar issues.I have been renting for many years and have to say that I have not had any issues like this before, they are a nasty company to deal with.When you have an issue they will not deal with it and are rude, it gets worse, when you move out they will get the sherlock Holmes magnifying glass and find problems that was already there before moving in, Oh and by the way make sure that you don’t leave so much as 1 coat hanger in the wardrobe because you will be penalised.BERESFORDS EMAILDear *******We are now in receipt of the costs for the deductions your landlord is making from your deposit. The relevant issues in question with costs are summarised below. 1. Carpet cleaning and additional dusting as required. 2. Replace 2 x bulbs. 3. Replace reverse of letter box. 4. Replace broken socket in kitchen.5. Replace kitchen blind - Contractor attended to reinstate but this had been broken and no fittings were present. In summary: Total deposit retained: £1950.00Proposed deductions: £380.00Balance of deposit to be returned: £1570.00 Please confirm via email your acceptance of the above so that we can arrange the return of the balance due. OUR REPLYHi,We do not agree with the below deductions, in fact when you finished the checkout there was no mention of some of them until your return.CARPETSThe carpet is over 10 years old and smelt of dogs when we moved in, regardless to that even if the carpets were new then we wouldn’t be required to get them conditioned, deodorise and sanitised unless we had pets which we don’t, we was also only living there for around 10-11 months. Also you have not even provided an official invoice.COST = £0.00LIGHTBULBSI went back and replaced all the lightbulbs after you left as many were blown, another fault in the house, however it looks like 2 may have blown again which we offered to replace, we didn’t receive an answer from you. COST = £1.00 eachINTERNAL LETTERPLATEThis was never removed by us, why would we remove a letter plate, this was obviously another bodge job that just fell off, we did ask for you to let us know if it was in or around the drawers, NO replyCOST = £5.20BROKEN SOCKET IN THE KITCHENThis was never fixed to the wall, another bodge job in the house, because the fridge was covering it then it wasn’t an issue for us. (Please provide photo evidence of this being fixed to the wall on the original inventory.)KITCHEN BLINDThis fell of the first time we pulled the string and when trying to fit it back the brackets were not tight enough so we left it off, the blind itself isn’t damaged, the fittings are already fixed to the wall.COST = £0.00Total deductions we accept liability for are: £7.20We will now be proceeding with court action and contacting the tenancy deposit scheme, please note that we will also be claiming compensation for the issues listed below.There were a number of issues raised with Beresford regarding the property and this was also reported to citizens advise who advised we call out health and safety, which at the time I wished we did.Claim 1) Compensation for moving costs and expenses as well as stressed caused to Bianca who is heavily pregnant.Claim 2)Our Daughters hand was burnt taking cutlery out of the drawer, you sent in a contractor to simply Velcro the drawer shutClaim 3) A Panel fell of the wall onto our poorly 1 year olds head who not long underwent open heart surgery also damaging my Bose speaker worth hundreds of pound Beresfords response: The landlord is happy for you to glue the panel back on, not even an apology.Claim 4)No Heating for around 2 weeks, no alternative heating offered and no emergency plumber, totally unacceptable when you have 3 very young Children.Claim 5) We reported one of our kids being burnt in the shower, the thermostat had broken.Beresfords response: This will not be replaced, you have a bathClaim 5)We will be claiming for all the hours we have spent in dealing with the issues, seeking legal advice and stressed caused and loss of business at work due to absence.As you are aware we already took legal advice in the past and made a complaint to your manager in the Witham branch.The above shows the conditions that we were living in and we wanted out straight away, day by day we were finding many bodged issues which I’m sure your new tenants will also find and Beresford just did not want to help, absolutely appalling and unacceptable service. If the house was fit for purpose then we would have had no reason to move.I have CCD Braintree health and safety in on this email so they can record this on file.You will most certainly be hearing from us shortly.Regards

After a bad experience with Purplebricks (do not believe the adverts), Beresfords came in and saved the day. I originally instructed Purplebricks to let my property to see if the hype is for real - it's not! I quickly lost confidence with them and instructed Beresfords to locate me a tenant because Purplebricks couldn't! From instruction, Beresfords commitment to finding a tenant was really impressive. Beresfords communication (email and phone) from start to finish was impeccable. (Purplebricks were awful on this point). Their local knowledge is second to none (Purplebricks is very questionable on this point too). When I spoke to the office, whoever I spoke to, they had an extremely good understanding of my property and its associated progress. (if you can't get hold of your designated Purplebricks agent - which was often, you had to call a national hotline which meant speaking to someone who had zero knowledge on your property) Beresfords were extremely honest and professional - advising/ guiding me on legislation and relevant law where applicable. They seem to be very well connected and proactive, not just relying on Rightmove to locate leads (like Purplebricks). Very quickly I had a number of viewings, and subsequently offers all via Beresfords. My negative experience with Purplebricks just amplified how positive Beresfords were. You pay for what you get, and paying that little bit extra pays for itself. Special thanks to Adam Johnson who leads the team.

Paul Tuck and Aimee Burst have both been a delight to work with. Accommodating, capable, knowledgeable and attentive to my needs and what I have been looking for in a rental property. Paul has been an excellent go-to for all of the logistical aspects of renting, and Aimee has made sure everything has successfully been seen to its conclusions. Beresford are a sure-fire recommendation for me and I cannot, at any point, fault the stellar service I've received.

I engaged Beresfords to manage my property for four years. They actually caused more problems than they fixed. So much cost was incurred because they didn't oversee works done to the property correctly. Even now, some months after changing to a new (and I should add - fantastic) agent, we're still finding problems that Beresfords told us had been 'fixed' or dealt with months ago. They gave inaccurate 'advice' throughout (ultimately costing us a fortune in time and money), weren't responsive to emails and calls, and were really unpleasant to deal with in the end. I had to get involved in every issue, at one point dealing directly a tenant because Beresfords were being slow and uncooperative (when a boiler broke down in January, leaving my poor tenant freezing). They made 'parting ways' a nightmare and in the end were actually negligent. I would suggest avoiding them - there are some really good other agents in the Brentwood area that in my experience, are more professional, responsive and proactive in handling properties on behalf of landlords.

Had a great experience with the lettings team particularly with Alexandria Wellington and Aimee Burst. We wanted to move in to one of the houses listed ASAP and they made it happen for us quite quickly by responding to all our requests and questions so promptly and transparently. Also found the rest of the team helpful when those guys weren’t in the office. We’re now moved in all happy and couldn’t of done it without them so thank you. If you can choose, I’d highly recommend asking to deal with Alex early on.

Unprofessional very disappointed
We are currently looking to rent in Brentwood. We viewed a lovely house in Milton road and put in our offer straight away . Our offer wasn’t excepted at first but we got a call late Thursday to say our offer had now been accepted. We were very happy with the news, we got the terms and conditions on the Friday we had a look through but our printer wouldn’t print the documents ‘that’s technology for you I guess’. We were going to sort this out over the weekend and get the documents etc sent and emailed back for Monday morning . My partner got a phone call from Adam this morning (Saturday) he was demanding and made it seem as though it was urgent and unacceptable that we hadn’t got the documents back to him! Since our offer got accepted Adam seemed very pushy with us. This is very unprofessional we had the email with the terms a little over 24 hours plus it’s the weekend I’m a new mum and my partner is a busy man in full time work. It seemed all Adam cared about was getting his commission whilst not delivering good customer service! Tenants are just as important as landlords although this was not how we were made to feel by Adam. My partner was unhappy with how he was spoken to and the call was cut short. I having herd this from my partner have called Adam as I could of got the forms sorted today although I had to rearrange my day to do so, when I spoke to Adam he said he had given the property to someone else my partner had literally spoken with Adam an hour ago. This is not acceptable to us it’s really poor customer service you need to learn how to communicate better, not be so pushy, have a bit of patience and some compassion, maybe go on a customer service course. We fell in love with this property and being a new mum to our 15 week old son we were really excited to live there, all Adam had to say to me was, well there are other houses! We didn’t want another house Adam we wanted that house. This was going to be a home for us I no all you care about was the commission but this was important to us there isn’t a lot on the market at the moment that is suitable for us so no there aren’t other houses. It’s not good enough we feel just because we didn’t sign the terms at the pace that Adam wanted he just dismissed us without warning. I will be making a formal complaint about this but wanted to write a review so other customers are aware of how they will be treated. I hate complaining I literally never complain but I am really upset with how things were dealt with by this particular staff member. Our property search to rent continues, we will never be dealing with Adam again. We are hoping the other staff members at Beresfords Brentwood aren’t as cut throat and unprofessional as Adam. I’m sure they won’t be.
ShellyHaving read the contents of your review I was naturally concerned in terms of some of the comments made and have therefore investigated the matter further. As a result I felt it appropriate to reply as follows.Firstly it's worth mentioning that our internal system records all notes in chronological order and they cannot then be amended in any way.After your offer to rent the property was provisionally accepted on the 17th October our standard Terms of Business were sent on to you by email on the same day. We spoke to your partner Mr Slater to inform him of this and he said they would be returned to us the following morning. Unfortunately they were not returned as promised and we spoke to your partner Mr Slater again and he promised to email them back later in the day (Friday). Once again this did not happen and we contacted Mr Slater towards the end of the day and he said he would drop them in to our office on Saturday morning. By 12 midday on Saturday we had heard nothing so contacted Mr Slater who said he was not able to come in on Saturday but would try to deal with this on Monday. We explained to Mr Slater that we could not progress the transaction any further because the standard documentation required had not been returned despite numerous promises to do so. We also explained to him that we would need to update the relevant landlord regarding the situation. At that point Mr Slater responded by saying 'forget it, don't worry about the house'. We spoke to the landlord who, based on the series of events and Mr Slaters most recent comments decided to enter into negotiations with other interested parties. We did speak with you personally on this matter on the Monday and you asked to view another property we had available and a viewing appointment was arranged for the same afternoon. However although our staff attended as arranged you failed to turn up for the appointment. In summary our Terms of Business form part of the application process for a tenancy and within these we clearly outline what is required of tenants to ensure they put themselves in the best possible position to secure the property. They also outline our legal responsibilities to both landlords and tenants, hence why we cannot proceed further until they have been read, signed and returned. Naturally the landlord became concerned at the length of time taken to return them. Normally motivated tenants will ensure all related paperwork is returned within the specified timeframes hence why a decision was made to then negotiate with other interested parties. I'm sorry that on this occasion you felt aggrieved by our actions. However our staff were merely following the same process that is adopted on every transaction that we deal with and trying to comply with our related legal responsibilities. I hope that my explanation helps provide a clearer overview of our companies position regarding this matter and take this opportunity to wish you every success in your search for an alternative property.
