Saw a house being sold by Reeds Rains, sent 2 messages via Rightmove and then an email directly. None were responded to. After a few days, decided to ring them to try & arrange a viewing. Managed to arrange the viewing. But had no explanation or apology for the lack of response. Went to the viewing, received no follow up or a request for feedback. I was just grateful we hadn't chosen them to sell our house!

GoogleAbsolutely terrible experience and a complete waste of my time and money. On Friday, 8th August 2025, I negotiated over the phone with Andrea McCarthy from this branch regarding a property on Surrey Street, Middlesbrough. They counter-offered Β£61,000, which I accepted immediately. On Wednesday, 13th August 2025, Andrea confirmed my offer in writing (subject to viewing) and arranged an appointment for Thursday, 14th August 2025 at 3:30pm. I travelled all the way from London to Middlesbrough, a long and costly journey, to see the property. After the viewing, I confirmed I was ready to proceed, provided all requested documents (ID, proof of address, company certificate, proof of funds, solicitor details), and even arranged for my updated mortgage Decision in Principle to be sent that same day. Less than 24 hours later, I was told my agreed offer was rejected because they had received a higher βfull asking priceβ offer. This happened despite my clear acceptance and written confirmation from them. It felt like my interest was used to push another buyer into offering more. This behaviour shows zero respect for buyers and no regard for the commitments we make when we trust an agentβs word. Buyers beware, even if you have an βagreedβ offer in writing from this branch, they may still drop you for a higher bid at the last minute.
Good Morning, Thank you for contacting us regarding your experience. When the property was first advertised on Rightmove we were inundated with interest and Viewings. You submitted an offer on the property without viewing. As with all offers we have to submit them to the vendor. We explained the situation and she was happy to accept the offer subject to you viewing. In the meantime we had multiple offers on the property. As I stressed earlier we have to submit all offers. In this case one of the offers was significantly higher. We have to act on our vendors instruction and in this case they decided to choose another buyer. I apologise that you had a lengthy, costly journey. We submit all offers in writing and unfortunately nothing is legally binding until exchange of contracts take place. Andrea knew exactly what I was looking for and respected my criteria, never pushing unsuitable properties. She was always happy to liaise with vendors and solicitors to help move things along, which made the whole process much smoother. GoogleWith respect, Debbie, this reply avoids the real issue. I was given a counter-offer of Β£61,000, accepted it immediately, and even received written confirmation before travelling all the way from London for the viewing. I provided every document you asked for and confirmed I was ready to proceed. Less than 24 hours later, my offer was thrown out for a higher bid. Legally youβre right, nothing is binding until exchange. But ethically, this is poor practice. Buyers should not be encouraged with written confirmation and then dropped overnight. It wasted my time, money, and trust.

GoogleSeller. We had a great experience with the Holderness Road branch. Karen, Sue and the team where brilliant. Kept us informed of viewings. The viewings where done by Reedsrain, feed back was given when the viewers got back. Tony was great at the valuation and photos of the property. We had plenty of viewings. Karen was professional, helpful and prompt with responses. Would used these again to sell a property. 5 stars to the Holderness Road branch.

GoogleAwful experience with this estate agent. I am still waiting for my deposit to be returned from a rental property 14 days after the tenancy has ended and this should happen within 3-5 working days (however I am unsure why it even takes 3-5 working days it should be available immediately at the end of the tenancy). I have contacted the estate agents 4 times both by email and telephone and still no action has been taken. The landlord of this property also has had a very poor experience with this estate agents. I would definitely advise to avoid.
