TrustpilotIf I could give zero stars on this I would
If I could give zero stars I would!! I have done nothing but cry this past week, but first I will start with what happened when we were going through the process of renting a property with this awful company. I attended the pre tenancy interview it was all going ok until it was nearly finished the guy who done the interview asked would I like life insurance I said no not right now I can’t afford it. The guy started playing on the fact that I had epilepsy and made me feel awful and I burst into tears (west derby branch, Liverpool) my partner came with me asked him what the hell he was playing at and the man was very apologetic and said he just thought it may be something to consider Incase anything did happen, I suffer with terrible anxiety due to having epilepsy and this guy played on that, does he get some sort of bonus for getting people to sign up for life insurance because there was no need what so ever for him to say what he said. We FINALLY moved into the property it was a big ball ache but we moved in and everything went smooth for a few weeks then someone came to inspect the property, it was fine but then it started happening every few weeks which was annoying and inconvenient I understand estate agents do inspections but not to the extent reeds rains did!! My boiler broke just before Christmas 2018 and I was left without heating for 6 days as no one was getting back to me I was having to call them every day for an update and I spoke to a different person every time so was having to explain everything again and every time they said they would call me back but never did, I didn’t really care about myself but I have a 1 year old daughter and an 8 year old son who were left without heating, my mum bought me 4 electric heaters and as many people know there not cheap to run and use up electricity very fast so It was costing me a fortune. It got sorted after 6 days. I received a letter saying my landlords were selling the property but I’ll be ok as my landlords have said I can stay unless they sell to someone who wants to take over the property but more than likely it’ll be an investor. I was happy to let people come and view the property but sometimes the person showing them round wouldn’t even turn up and I was showing them around myself which was all very weird and uncomfortable. My oven broke, someone came out to see it but never came back I have wrote to reeds rains and emailed but I haven’t heard anything back and I am still without a working oven to this day. I have just given up to be honest, I can use my grill and microwave but it’s not really the point it should have been fixed. I haven’t even had a response as to weather someone will be fixing it or not. 8 weeks ago I received a letter saying the landlords want to take possession of the property and I had to leave which I wasn’t to bothered about as I wasn’t planning on staying here anyway all’s I was bothered about was sorting the funds out to be able to rent another property. A few days after being told I have to leave the property I received a phone call asking if someone could come and view the property, I said no as I was a bit miffed that I was being told to leave so I said they can do all the viewings they want when I’ve left the property but I won’t be allowing any viewings, last week I received a letter asking why I have failed to vacate the property so explained I have a house lined up but it’s having a bit of work done and isn’t ready yet and asked why they are asking me to leave and the girl on the phone said it was because I stopped viewings when I only stopped the viewings after I received my notice so someone’s lying. Unfortunately I couldn’t get the funds together in time so I had to apply for a council property I explained my situation and good enough I was offered a property with in a few weeks. They asked me for 3 references off people I have rented with in the past 5 years, I asked my previous estate agents and I got them on the same day. I sent a letter asking reeds rains for one on Sunday 23rd June 2019 .. it is now Saturday the 29th June 2019 and council have said they need them all by Monday 1st July 2019. I’ve been calling reeds rains since Monday about a reference and different people were answering and didn’t seem to know anything as there no note on the system, I got told the manager from the west derby branch would call me but she never did. I called again yesterday and It was only yesterday I got told to ring a different number who deal with the reference side of things. Why has it took 5 days for someone to tell me that ? I spoke to someone who told me I need to email a reference form, I don’t have a clue what that is as no other company has asked for one, by this time I’d had enough and just put the phone down I was so stressed out with everything as these references need to be in by Monday or they will have to offer the house to someone else. The landlords sister lives next door to me and out of desperation I knocked and begged her to ask her sister if she could personally write me a reference because reeds rains aren’t helping me at all. She said she would then an hour later she knocked and said she can’t write me one it has to be the estate agents and that her sister has decided to go with another estate agents as they keep messing her around too and said all’s they care about is money and charging fees for anything and everything. They would probably charge you to go for a wee in the house if they could!! Someone did come and take the for sale sign down a few days ago which makes sense now as I thought they had taken it off the market. It’s Saturday now and I only need one more reference from reeds rains which has to be in by Monday but doesn’t look like I’ll be getting one so if I loose this house it’s down to your company I’ve done nothing but cry the past few days and I thought I’d see if there was any reviews on this company and there is loads and most of them are bad I only wish I’d have read these before I moved in. Thanks a bunch reeds rains! You have my details and phone number so don’t bother replying back to this review as I have explained everything and would appreciate it if someone could call me to sort this out.

Ok where do we begin. We moved into a managed property in May 2018. When we moved in the garden was over grown with weeds and bramble bushes, we couldn’t even open the back door without cutting down the excess. The oven had 2 inch of grease and grime from top to bottom, which was claimed to have been professionally cleaned before we entered the property. The wardrobe was all smashed and damaged at the back. The bathroom floor Lino had holes and gaps, the undividual pieces of lino came up when you walked on them. The back bedroom window had the biggest gap in the seal. Letting all the heat out in said bedroom. The emergency water tap was jammed even the gas engineer couldn’t budge it. The boiler broke 3 times. The landlords eventually arranged a new one to be installed, the boiler was wonky and left massive holes in the wall in the kitchen. The gas engineer also broke the smoke alarm cover (for some reason trying to pinch the battery). The cold tap in the bathroom never worked so we had to run the bath with the shower to add cold water. The plug socket next to my daughters bed was loose and didn’t work and was hanging off with live wires. The male landlord constantly rly appeared st the property and did not always allow peaceful enjoyment of the property, he also let himself in twice when the boiler man was here, I was upstairs cleaning and I heard him just walk in the house. TWICE. All of this I have proof of, which includes dates photographic proof and screen shots of conversations with the female landlord making comments on my mental health. We have a 6 year old little girl who nearly broke her leg down a huge hole in the pavement on the drive. Slates fell off the roof outside the front door.We had our check out on 05/06. It’s comical, they’ve tried to charge us for damages and cleans that weren’t caused by us. We even followed the rule, got the carpets and oven professionally clean, even though it wasn’t to that standard when we moved in. I now have had my old neighbour receive messages from either a member of reeds rains or the landlord hiding behind a fake profile on Facebook. Commenting on how we’re being dealt with by solicitors as we’ve made slanderous comments on Facebook. big fat LOL. Our comments are NOT slanderous because they are 100% true and we have the proof (unfortunately for them). How do we know it’s reeds rains or the landlords that made the profile? Well the information that was disclosed would only be known by either of these parties. After this I went only to read all the reviews on Reeds Rains, and I can see I am not the only one. Now due to the comments made by this individual on Facebook, were contacting ICS to investigate RR, and will go back and meet with our solicitor as this has got more serious. As our data privacy has been breached. All we wanted was our deposit back, and we would have let the past 12 months in that property behind us, but unfortunately they’re trying to charge us for damages we did not cause.

TrustpilotDO NOT RENT FROM THIS COMPANY!
DO NOT RENT FROM THIS COMPANY! I am a teacher and work full time and am a professional person in every aspect. I rented a property and when I moved in it was filthy and I discovered fleas in the carpets as the previous tenants had kept cats against the rules of their tenancy agreement. The inventory they gave said the property was in "good, clean condition" throughout. It was disgusting. I contested this straight away. Nobody ever got back to me to address these issues or offer support. I have now been given an inventory upon moving out which shows the damages and obviously says I have caused them. Whilst I was living there their contractor came out to collect a quote for new carpets which had been damaged by the cats and to keep that money from the previous tenants' deposit. There is some kind of scam going on because they provide you with a copy of the inventory which says it is in great condition but are obviously taking money from people's deposits each time. I think they hope most people will give up pursuing them for money in the end if they make it difficult but I intend to go all the way to the property ombudsman and take legal action if I need to. I have sent photos taken the day I moved in, all emails sent and received to local branch for investigation. They were sent tracked and tracking shows they were received two weeks ago but I have yet to hear a thing. Meanwhile my deposit gathers interest in their account whilst they recieve rent from a new tenant. Thoroughly corrupt. Pontefract branch.

TrustpilotCannot recommend Reeds Rains at all. Very poor.
I am a landlord and let out my property through Reeds Rains. They are awful to deal with. Wolverhampton branch never gets back to you with any updates regarding maintenance or queries.I wanted an inspection on my property carried out which to be honest I shouldn’t even have to tell Reeds Rains to do as these should be periodically checked as it’s part of the contract I initially signed. But most of the time I feel like I have to tell them to do their job for them. All this is supposed to be done without me getting involved as I’m paying for a fully managed service to them. I cannot recommend Reeds Rains at all. They do next to nothing apart from the bare bones. Awful service.

TrustpilotNo show at prebooked appointments!
I arranged a viewing for today but the agent didn't show up at the appointment! When I called the office i didnt receive apology. Instead i was told she had left me a voicemail telling me the viewing was cancelled - reason ?. I don't know who's phone that message went to, (if the call was actually made), or if it is policy to cancel appointments without actually speaking to the customer but I'm not at all impressed. If i was a vendor trying to sell my property i wouldnt be happy about my potential buyer being left to stand in the rain.... V. Unprofessional. Update:This was the Consett branch.

TrustpilotDifficult from Start to Finish
The Manchester branch have made the experience of renting difficult for me from start to finish. Made promises on the viewing they weren't willing to keep (work that would be completed before moving in), moved in to a property without any smoke alarms (they had made me sign a document before collecting keys to say they were there), were unresponsive to a number of maintenance issues that needed completing (it took two months to get things fixed, including me having to go in for a meeting to get them to take action), and now they are finally fixed want to start coming to inspect the flat in case I've done any damage! (So much for quiet enjoyment of the property)I want to move someone into my spare room, and have been told that I need to re-referenced in case I can't afford the property any more (all for a fee of £60).Beware of anything you're told that you don't get in writing.

Hi Peter,Firstly, I am very sorry you have felt the need to write this review. Please feel free to call me on 0161 236 9088 at any point to discuss these or any other matters. To address your points, I understand there was a battery operated smoke alarm when you moved in and subsequently we fitted a hard wired smoke alarm at the cost of Reeds Rains. From looking at our file notes we dealt with all maintenance issues in a prompt fashion. We inspect each of our properties twice a year and provide ample written notice (25 days in this case) as this is a service our landlords expect. Finally, I understand one of my colleagues gave you incorrect advice yesterday in relation to you moving a friend in and I apologise for this. However I also understand he advised you to speak to our senior property manager, Joe, which you did and he explained the process and also confirmed that no fee would be payable. Kind Regards Greg Davies, Senior Branch Manager

TrustpilotDiscrimination
After seeking advise from CAB I’m completely and utterly appalled I have been discriminated against due to being on Maternity. Been made feel terrible because of my personal circumstances. I’m absolutely furious and upset to say the least. I have had to move due to Marriage Breakdown. And move in with my parents with my young baby.I was offered a house providing my mum made the payments. - can I not be trusted? The rent was then put up from £525 to £540! So basically I’m being held to ransom! The reason I need to move so quickly is because my Dad has Cancer and is being treated with TB, as a result my 3months old baby is not vaccinated.Sorry..... I’m not that desperate. The house wasn’t even decorated to a high standard. Still required a lot of work in the garden/painting.It’s not the only estate agents that have made me feel like this, it is a disgrace how you are treated because you have to claim benefits until I go back to work.Everyone is tarred with the same brush! People who has abused the system have ruined it for people like me! Just need abit of help so I support my daughter and I. I wouldn’t mind but I could provide a guarantor and three months rent upfront. On a positive note, Janet (who works at the Pemberton Branch) is so nice! She went above and beyond for me. Just a pity her colleagues aren’t the same!

We are sorry to receive your feedback and would like to reiterate that we do not discriminate against tenants in receipt of benefits and that many of our properties are available to tenants who may be in receipt of housing benefit; whether a guarantor will be required will, however, depend on the financial circumstances of the tenant as a whole. At the time of your viewing, as you mention, the property was in need of further work and had not yet been valued for rental purposes nor was it available to rent. The rent quoted to you by the landlord was based on an estimate and on the condition of the property at that time. Following substantial improvements to the property since your viewing, and a formal valuation of it, it was placed on the market yesterday at a rental price of £545 pcm ; reflecting the rents charged for similar properties in the area. If you remain interested in the property we suggest that you contact your local team again who will be more than happy to support you in your application or in finding an alternative property for you.

TrustpilotOne to avoid
We rented with Reeds Rains before buying a property (with another agent) late last year. The fees are phenomenal, although they do outline the initial fees (to draw up a contract, etc.), what they didn't tell us is that they charge this fee again, plus an additional fee each time you want to renew your tenancy agreement. At first it was all fine, but when we gave notice to leave the property, the branch manager (Chesterfield branch) made the experience very difficult and stressful. We were happy to accommodate viewings and only asked that they took place while we were at home. She still tried to book viewings when we were at work and told us on one occasion that since they had keys they would enter the property anyway after giving us 24hrs notice. Luckily this didn't happen as we did check our rights on this, but during the one viewing that took place, the person conducting it walked in and was surprised to see me as he had been told the property was vacant (which we understood wasn't his fault). Unfortunately the branch manager was always rude and very condescending with us, however the rest of the branch staff were polite whenever we spoke to them. Our landlord was great and very easy to deal with, and there were no problems in getting the full deposit back, even though Reeds Rains alluded to there being a possibility we wouldn't get it (although the property was left in better condition than when we moved in).

TrustpilotRidiculous company policy.
Tried to arrange a viewing but as I work full time and can't take calls I could only converse over email, something which isn't an issue with other estate agents at all. Reedsrains wouldn't allow this so I can't even arrange a viewing. Absolutely ridiculous and they need to review their policy. Information given over email is much clearer than over the phone.

TrustpilotDreadful experience with a crap company AVOID!!
Went to view a house being sold by Reeds Rains. The house was being sold at a set price, in fact it was listed as 'priced to sell' I viewed the house at 9am, really liked the house as it suited my needs. We were told there were more people coming to view. Infact we had only been in the house a few minutes when other buyers appeared at the door. We had a look around and decided we liked the house and were willing to pay the full price. I phoned up the agents office and told them I would pay the full price. I was then told they would take my "offer", but were still going to let others look around. They told me if anyone else made an offer they would let me know, basically changing the house sale now to "offers over" which I wasn't happy about. I heard nothing all day. The next day around 11.30am I got a call telling me there was another offer, and they asked me what was my highest "bid" I reluctantly bid another £2,000. They then said they would let me know later that day on the outcome. They never phoned back!! The next day I looked at the listing on Zoopla to see the house was now SOLD.... We then phoned them back to ask what was going on, they told "we will phone you back"...... again, no phone call. Later that day I had an email telling me my offer was unacceptable! Their customer service is awful. Even when I placed my initial offer, the snotty lady on the phone tried to pressure me into using their mortgage advisor, even when I told her I already had my own! Just a bad experience from start to finish, will avoid at all costs! Thanks for nothing Reeds Rains BLACKPOOL!!!If I could give zero stars I would

Terrible. Hidden costs, terrible staff. Said they would release my bond 20 days ago after I left a rental and still haven’t given me my £850 they owe.Had to pay £150 to vacate the property and £120 each time I renewed. Not to mention they charged the tenant before me his bond for work they did not complete and then tried to sting me for the same things. They are screwing people for money. Do not use at all costs. I also sold a house unfortunately with them and they told me it would be cheaper to go with the fixed fee but a percentage would have been much cheaper.

TrustpilotAvoid Reeds Rains if possible - exploitative, disorganised and stressful
We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.5) Their fees are extortionate and we will have to pay £120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we could advise renters to use a different lettings agent.

TrustpilotAVOID !!! Worst estate agents company ever !
I will start with this : AVOID THIS COMPANY !! I have been renting with reeds rains over a year and had the worst experience provided by an estate agent ever. No issues arrived until I bought myself a car so I needed to make a resident parking permit, only to find out from the council that the landlord has his permit renewed during my tenancy period and cannot do my own permit unless I pay a £100 fee for the second permit or have the landlord cancel his. At this stage, I have contacted reeds rains maintenance team to request the landlord to cancel his permit. I was in touch with a person named Adam Mack at the time. I have been emailing and emailing and calling and calling on and on and all I was told is that the landlord cannot be contacted. Now, what if there was an emergency with the house, How will they get in touch with the landlord? I was given no response about my enquiry for over 7-8 weeks when i decided to pay the £100 fee in order to avoid being penalized with a parking fine. During winter time, we experienced some issues with one of the bedroom windows not closing properly and allowing drafts during windy days, which made our sleep nearly impossible. I have reported this to reeds rains in january, Now we are in May and we moved out of the house and guess what, now I am called by the company to fix the window. JOKE !! The washing machine drum got broken and an engineer came and fix this after 4 weeks where we had to wash our clothes at the local launderette. On top of this, at the end of the tenancy , they had the nerve of claiming a charge of £200 for the change of the washing machine drum, when in the contract was stated that all maintenance issues will be repaired by the landlord and in this case, it was a wear and tear situation. when it came to get the deposit back, It took almost a month to get the money back as again, "no response from the landlord" explanation was given. Plaistow branch - Metin and the guys there were pretty good, getting the things done quickly when we first moved in but after this, it has been a complete nightmare and no communication at all. Email chain is my proof and i hope whoever reads this review will consider avoiding them as they are the worst ! only want to take your money and not do a goddamn thing about it.

TrustpilotShafted and lost money
I went with Reeds Rains because they were selling the house we wanted to buy and therefore it would be in their interest to sell ours. They found a cash buyer living in rented accomodation; a couple on their second marriage who both owned houses and were selling them. Hers had been sold and they were buying ours with the proceeds. His was being sold and the proceeds were to be used to do a loft extension to add a 4th bedroom to our house that they needed. On the basis of them being cash buyers and could complete quickly, we agreed a sale price £20K less than our asking price.6 weeks down the line things weren't progressing and I started chasing Reeds Rains only to be told there was a problem at the bottom of the chain. WHAT? There is no chain, they are cash buyers. Oh, soon after you agreed the sale they decided to incorporate his house sale into your house purchase. So our cash buyers had turned into a chain of 3 and Reeds Rains hadn't even decided to tell me. If I had known, I would have re-negotiated the price.Reeds Rains insisted that they had told me as soon as the deal had changed and it was on their file. They are LIARS (as I suspect all Estate Agents are), and had not sent me anything in writing to ensure I was aware of the change in circumstance. We didn't actually manage to move until 3 months after Notification of Sale. So much for a quick sale which cost me £20K.I would advise anyone buying and or selling to get EVERYTHING in writing and not just rely on telephone conversations.

TrustpilotReeds rains are very quick to take your…
Reeds rains are very quick to take your money when you go through the rental process but are reluctant to help you when your tenancy comes to an end. They advise you will receive your full deposit back... Unfortunately they don't seem to understand the meaning of full... I only partially received my deposit back as reeds rains decided to take out a day's rent... Apparently this was because I apparently owe a day's rent despite the fact that keys were handed in on the day requested by reeds rains in their end of tenancy email. When you question this, you'll receive a response from the 'property manager' which will be blunt and very unhelpful. When you provide evidence that the keys were required to be handed in by the end of the business day on a specific date, they will then ignore you.During the tenancy, they were supposed to manage the property on behalf of the landlord. Thankfully our landlord was fantastic and very helpful, unlike reeds rains. They left us without heating for 2 weeks and offered no reduction in rent or compensation despite us not being able to live there. I have rented properties before and I have never had such a bad experience before. Its no wonder our landlord decided to leave them and have someone else manage the property for them.

Don't consider Reeds Rains to manage Letting out your property. The service and communication has been dreadful and the communication is even worse now its been centralised to their lettings hub in Southampton. At the moment i am currently enduring the process of moving the management of our flat from one agent to another - the whole thing has been a shambles to say the least - and I am still unsure it will go ahead next week - funnily enough one thing they have managed to arrange though, is a communication to my tenant with a date for a move to an energy supplier called Spark which we certainly did not ask for or want. I gave Reeds Rains notice of contract termination 27th February 2019 and my new agent has contacted them for the swap over and as landlords we have received nothing not even an acknowledgement until I rang yesterday and neither had the tenant. The swap over is due to go ahead 13th May - so Reeds Rains have had plenty of time to sort out the admin of the swap over.
