Given 1 star but would give zero. Awful company. Our letting agents for 6 years. Passed all house inspections and never missed a rent payment. We were evicted in May when the landlord decided to sell the property which was fine. Reeds Rains offered us no properties to help us relocate. 3 months after moving out we are still waiting for our deposit back but are being told the landlord is making a "claim". They have given us no details of the claim, will not let us contact the landlord directly and despite the landlord not returning their correspondence, will not help us with the deposit holding company to return our deposit. Pemberton branch. Little more than daylight thieves.

Was super getting me a flat and helping me out and was super when living in the flat. Give notice like I was meant to moved out handed keys back cleaned full flat before moved out, left the flat in the same way the flat was left for myself. Get a email 2 month later telling me that I owe them £1450 because of damages and also because of wallpaper falling off walls.. even tho I didn’t once decorate in that flat and the carpets was already dirty when moved in. They was things already left in the house when I moved into the property and then I get told I left them. I asked them if they had a invoice for when they moved me into the house for the person to ignore my email. My washing machine blew up when living in the flat phoned them up told them about it I got told to get rid didn’t get any help getting a new one like they said they would! Got my own so taken my own with me when I moved out and got told I apparently stole there washing machine when the washing machine was left in the flat blew up and they was told about it. I then try ring someone about the situation and no one phones I have taken photos of the flat when I moved out the property of what state it was in and they don’t want to know. Bridlington branch!!

I have never had to deal with such difficult people!!!! The Chester branch. Dean vian and Micheal fellows in particular. Never respond to any of my emails. Then weeks later when I have sent 2 emails per week trying to get a response they email me back with nonsense completely unrelated to what I’m complaining about and I have to start the process all over again. It’s been over 3 months. I have a broken shower, an ant infestation and light fittings hanging off the ceiling. The house shouldn’t have been rented out in this condition in the first place.I have followed the complaints procedure and had zero response. I have contacted head office and had zero response. I have emailed enquiries@reedsrains no response. I have contacted the lettings hub no response! I’m sending all of my emails to the ombudsman. Reeds rains service is an utter disgrace! I pay £1000 a month to live in a “fully managed” property and I have no shower and a hall way full of ants and no one will do anything about it!

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase.With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis. THE WORST! Complete disregard for anyone except themselves in there office with their cheap suits on. Very unprofessional. Reported a broken shower in a fully managed property that I’ve just paid £7000 up front for and 12 weeks later I still have no shower. Never get a response to emails or phone calls. Messed up my moving in day. All my stuff was packed and movers booked went get the new keys only to be told no paper work had been done and I’d have to wait another two weeks!! Now with no where to live in the mean time and money waisted on the movers. The lads in the office thought it was funny and had zero apologies for the monumental mess up.

The Reeds Rains team at Bamber Bridge branch were fantastic and we would highly recommend them. Communication was timely and clear when arranging viewings and feedback was meaningful (thanks Alison & Rebecca). Donna the branch manager negotiated the sale price on our behalf and kept in regular contact up to completion. We ended up in a chain of 8 homes which was a nightmare. Numerous issues and delays arose at various points in the chain resulting in 4 different dates for exchange & completion before we finally moved house. Rebecca and Donna were amazing during this period - they established communications with other estate agents, liaised brilliantly with solicitors and their forensic skills at getting to the bottom of delays in other parts of the chain and helping to resolve these if they could were excellent. We felt fully informed - even when things were beyond our control. They helped us remain optimistic whilst being fully informed. They had a great balance of friendliness and professionalism.

Been renting from them now for near on 6 months and the service is terrible.Getting any maintenance done is a complete farce and the communication of the staff leaves a lot to be desired. It seems common practice for them to just lie and or pass the blame on for everything.Reeds Rains Staff member Ms. Lorna Fieldson has done nothing but lie and change excuses since day 1 of tenancy. Even lied to the council / environmental health who eventually got involved after 5 months of excuses from Reeds Rains and the Landlord.I WOULD ADVISE EVERYONE AVOID LETTING FROM THIS ESTATE AGENT.
