Deeply disappointing service

Sadly, not a great experience with Reeds Rains Hebden Bridge. TL:dr, don't use them, better to do it yourself which is pretty much what I did. I initially dealt with a manager who was great, but unexpectedly (to me at least) left just as my house was about to go on the market. Then followed 3 weeks of an incomplete and incorrect listing on their site and Rightmove. There were endless corrections and back and forth from me, to no avail. Then a new manager started and this was finally corrected.The second viewers were the ones who ended up purchasing the house and are lovely, lovely people. Who at their own admission were clueless as to the process. I was told by Reeds Rains that they were cash buyers - they were mortgaging their own home and using the cash to buy mine. I understood this to mean that Reeds Rains had confirmed they had the cash in their account since they repeatedly told me they were cash buyers.They didn't. Reeds Rains only went so far as to prove that the buyers had mortgage approval, no more. I could get mortgage approval tomorrow and it would be meaningless. This resulted in 3 months down the road when it came time to exchange contracts, the buyers could not as they did not have the deposit money - nobody had thought to check this. They also didn't have the mortgage....and again, nobody had checked. An incredibly stressful 3 weeks followed while they actually secured their mortgage, not able to exchange contracts with me so I had absolutely no security at all. This should have all been confirmed before I accepted the offer - and I foolishly believed the correct due diligence had been done. All that had been done was a conversation with the buyers mortgage broker ('well, he had known them 20 years and vouched for them' - really???) and a confirmation of the mortgage offer. I literally chased this every step of the way myself - hence my point about do it yourself!

Manchester branch should be closed down

This office is full of people that talk the talk but don’t walk the walk. I have contacted them for a viewing of a property on sale and they promised to call me back and schedule it. I wasn’t called and then, when I called, I learned that they had already allocated all the viewing even though I requested mine as soon as the property was put on the market. In the past I tried to rent through them and they tried to keep my holding deposit although required by law to return it, and only when threatened with legal actions they finally gave it back. Save yourself, don’t deal with these unprofessional randoms.

The worst company in the UK

If there is a minus one million star, I would definitely give it to Reeds Rains, which is the most gross company in the UK from the start of the universe. How tolerant the britons can be to let this kind of company last for more than 150 years. After I became a tenant, the emails from them read like it was from a concentrate of Adolf Hitler, Vladimir Putin and Kim Jong-un. I have requested to add another name to my renewed contract. After 6 months they told me they forgot it and asked me to provide the info about the name of my renewed contract so they can carry out some other procedures (Yes, still not care about my request). Three days later, their aggressive and unprofessional staff blamed me for not providing information and threatened to make it worse. I f**king have a life,I am not some simpy who checks email boxes every day just for your emails. Of course I replied aggressively as well. And they didn’t offer any apologies. Well, it is not worth complaining like this if the story just stops here. Months later, their regular inspector came and inspected this house, which was smooth and there was a small issue. The inspector didn’t mention it needs to be replaced, and all I need to do is to use bleach to clean it. However, another aggressive and unprofessional c*nt dropped me an email and threatened me that they would tell the landlord and they want me to replace the whole thing, which was restored to the original state by bleach and didn’t take me 5 minutes. This time I did not send aggressive emails again, because all people in this company are like this. There is no reason to argue with c*nts. I have just told them I would leave and found myself another place to live. So dear reader, if you have already taken so much time to read my comment, why not take my advice as well, “Run, Forest run”. THIS COMPANY IS ON MY BLACKLIST FOREVER!!

We had a very disappointing experience with this estate agents. We put an offer in on a house which was accepted immediately. We had already explained to the property owners and the estate agents themselves that we needed to get our house sold and were reassured they were totally fine with that and there was no rush. We were told to celebrate! We made the effort to go in to Durham the next day, on their instruction to drop off our ID and have a chat and were again reassured. A few days later I had a phone call from Charlene regarding our house situation, and she seemed confused that we needed to sell our property. I explained again and thought nothing of it. Later that afternoon I got a text from the SELLER not the estate agent to tell us they had to pull out of the sale due to trying to evade having to pay the stamp duty on their new property, so they needed to sell to someone who was proceedable immediately. We were absolutely crushed and confused. Very unprofessional of Charlene/Reeds Rains to not call me directly to explain this and instead left it up to the sellers themselves which is massively unfair. We never received any further information. Funnily, we sold our house within a matter of days but they'd already offered it to someone else. The whole interaction was stressful, unprofessional and cruel and thankfully we never had to work with this branch again.NegativeResponsiveness, Professionalism

It is almost two years since the property in question (a deceased relative's house) was first put on the market. Yes, there was a pandemic in the middle to contend with and, yes, the property had its own issues which were unknown at the beginning of the process, however, Bekky at Reeds Rains was an absolute gem throughout, supporting a very fraught client at times! Two other estate agents were instructed before Reeds Rains - one a lot cheaper and the other with a completely different approach to marketing. They say 'you get what you pay for' and this is certainly the case with Reeds Rains. They may not be the cheapest but their marketing approach using focussed viewing days resulted in two offers on the property by the end of the first viewing day. From that point on, Bekky worked hard to keep the sale on track and, throughout the process, liaised with both parties in the chain and their legal representatives to get the sale finalised. It felt like the sale (to say there was no further chain) went on for an inordinate amount of time but, things being what they are in these Covid-recovery times, this was probably to be expected. Bekky herself was always positive - you can tell she's very passionate about what she does for a living. Bekky told me from the outset she'd be able to sell the property - I only wish I'd listened to her and placed the property for sale with Reeds Rains from the start! The Hull office had no idea how to manage the chain. Our purchase took twice as long as we expected and throughout we were in an information vacuum. Reeds Rains did not know enough about what was happening further up the chain and didn't attempt to find out. Awful company with evil staff

Awful company, quite that simple.On moving in to the property with my family they told me all fixtures and fittings worked correctly but this was not true. The main issue was the shower which it took 3 months for them to fix but still expected full rent? JokeHalf way through my tenancy a new agent took over who then began lying to the landlord about me and my family and accusing us of damaging the property. This was all pre existing and was in their own inventory pictures from before I moved in. LiarsThis agent was determined to get my family including 2 young children thrown out of this house for absolutely no reason, it was an entirely deceptive, dishonest and the most evil thing I have ever seen from an agent and they are a disgrace to the company.I raised a complaint about this but obviously nothing was done and the "agent" I have been stuck dealing with will no doubt be delighted that she ruined someone's life and split up a family for her own entertainment.I hope she has to suffer the way she made us suffer.Edit: I requested to speak to the landlord directly about this problem but they refused to provide any contact details for the landlord which they are not permitted to do.
