GoogleRecently sold my house through U&R. They were very competitively priced and my house was listed, viewed (by a host of potential buyers) and sold within 48 hours. However, the sale proved very laborious; unresponsive solicitors and an inexperienced buyer with a multitude of questions and no sense of urgency. From sale to completion took 7 months and were it not for Steven and the team assiduously talking to the buyer and solicitor daily over a period of months we would not have got the sale over the line. They really made all the difference and their communication was constant over the months. I would really encourage everyone selling a property to use U&R. Without their involvement I really do think the sale would have collapsed. Estate agents do not always have the best reputation but if they were all like U&R this would change very quickly. Just fantastic customer service from day 1 to day 250!

GoogleI want to say thank you so much to Adam Stubbs for making the stressful event of trying to sell the house so easy for me. I can’t believe how quickly people came to view and offers were made. Everything he said would happen did and I am very happy. The house was sold within a week. I know that there is still a way to go until completion but I am hopeful that all will go smoothly. Thank you too to Steven Redmond for his prompt updates on the viewings/sale proceedings. Overall a very positive, stress free experience - I thoroughly recommend Urban and Rural!

I have been working with Urban & Rural in a professional capacity for the last year or so, the team are incredibly polite and responsive, no obstacle is ever to big and they are always on hands to assist with transactions wherever possible. More recently, I have used Urban & Rural in the sale of my property. GoogleI thought all Estate Agents were the same...but Urban & Rural Milton Keynes are way beyond better than any other Estate Agent I have every used. The service from start to finish has been nothing less than outstanding with a completely customer focused approach to what often can be a very stressful process. I had my own fair share of stressful situations during my process but they handled it always calmly and effectively. You should at the very least, invite them round to do a valuation and see for yourselves! Massive thank you to the whole team.

Within 2 hours of our first meeting the advertisement of my home was on the website and they arranged viewings from next day onwards and we found a buyer less than 48hours. GoogleGreat service for the start to the end. Adam was the first person we met from the company and he was very professional and honest from the start. Reassured us about any doubts we had. House was sold within a week. Steven Redmond then took over whilst the sale was going through he gave us weekly updates and chased the solicitor’s ,it was stressful at times but Steven was always very professional and polite. He return all calls and emails quickly. That quality of service continued after exchange of contracts. We Highly recommend the team

Ian, Kathy and James quickly organised a new sale, helped us overcome several external obstacles on the way and we finally moved within budget after a few months. Katy and Team stepped in reassured us. .and started to treat us with respect and have full understanding of our situation needless to say they stepped up to the mark, communication was great all the time and we achieved a sale with in a few months. We expressed a quick transition which Katy was more than capable to achieve and we completed in 2 months. Terrible agents, lied to my parents and delayed everything. Zero interested buyers. 2 weeks with another agent and successful with offer at full asking price. Avoid these liars, they’re out to exploit vulnerability and are not a well performing agency. Uncompetitive fees compared to competitors and 21 week contract so you’re stuck for almost half a year with these poor performers. - they claimed a £325k property was worth £370k which was a lie to get my retiring parents business. They had other properties similar to theirs on the market for far less so it was a lie and not a mistake. - within days they told my parents it was massively overpriced and they wanted it reduced by a huge amount, but my parents were locked in with these liars already. - the agents showing people round were like school kids, dim and unprofessional. Didn’t have any tricks of the trade, instead just turned up without keys etc because they can’t even do tasks that basic. Also parking in the property’s parking spot so the viewers had to park down the street which is just bizarrely poor. - the owner is one of the most boring and unprofessional people you’ll ever talk to. Dread talking to him as the call will last 20 minutes and his mono-tonal voice will just drone on and on about irrelevant waffle. - don’t expect any feedback whatsoever from viewings like you’d expect, you’ll have to chase it to get it. - don’t expect your viewings to be people that actually want to see your property, you’ll be #8 on the list of #15 properties their London buyer wants to see in a couple of hours. Extremely low quality leads. - don’t expect quality photos or descriptions, other agents have been extremely critical about how the property was marketed and have confirmed the valuation is a common lie tactic used by cowboys who can’t get business organically. - don’t expect any guidance on how to market the property, as you can see from their listings they have very little skill in this department. Be extremely sceptical of their positive reviews which mostly come from new Google accounts and are a hallmark of a business that enjoys fantasising and reviewing themselves to hide the clearly genuine reviews. They lied to my parents through their teeth to get their business and then tied them into an extremely long contract of 21 weeks - yes, nearly half a year stuck with them. Within a few days of marketing it was clear these agents are liars as they had similar properties advertised at around £20-30,000 less. Sure enough within a week they called my parents and said it was massively overpriced. They either lied or they’re incompetent at valuation, I’m certain is the former. When it became clear that this property wasn’t going to sell instantly the agents lost interest and left my parents stuck in a contract with this inept agency, pushing their retirement plans back by at least half a year. The viewings they did achieve were not for the property, rather the agent ushering people through the door when viewing nearby properties, clearly employing the tactic of “if we get them a viewer a week they’ll be quiet”. The owner/lead agent/whatever he wants to call himself has the personal skills of a brick, with everyone regretting his calls because he chats for ages and ages just waffling pure rubbish. It’s clear the man has no interpersonal skills and by extension is likely a very poor salesman, you shouldn’t have to dread a call from these people and clear 15 minutes in your diary in which you’ll essentially be none the wiser (just half deaf) once you put the phone down. Coming to the end of the contract my parents were totally ignored by the agent and haven’t received any acknowledgement of the end, it’s clear this agent is very bitter, unprofessional and child-like which would make sense given the description of him. The other agents that have since been round are shocked at how poor they’ve been, they’ve been critical of everything from the poor quality of the photos, description, viewing and of course the initial valuation which was just a lie to get business.

Everything was quick and efficient, Ian was amazingly helpful, and despite the solicitors holding things up, all necessary conversations were had via Urban and Rural, which considerably sped the process up. 10/10 service.

Katy and the team made sure we were updated and quickly informed about all the house viewings and we managed to accept an offer in a couple of weeks! Everyone was really friendly and happy to answer all of our questions. During the long solicitor process, Katy continued to chase up solicitors to try and speed things along for us and the buyer of the flat. GoogleI have moved into Ampthill and my purchase was through this branch of Urban and Rural. Great service from all staff throughout the journey of the sale from start to finish. The sale was on the cusp of falling through but Amy and Briar went above and beyond to keep it going and to keep the vendor sweet. I could of negotiated the price abit more as the property was a dooer upper in alot of ways and I've had to spend alot to bring it up. However, it is Ampthill and at that point nothing was for sale anywhere and my house in Solihull had sold in 3 days of going live, so beggers can't be choosers. The prosecco and biscuits were a nice finishing touch to the sale but lol I explained im a Muslim and couldn't drink it :DD
