Excellent Communication & Exceptional Service

We bought our home in Bletchley through Urban & Rural and couldn't be happier with the service from Finley. He was consistently friendly, professional, and rapid with his communication. When it came down to the wire approaching exchange, Finley went above and beyond coordinating with the sellers to make sure the sale crossed the finish line. Highly recommended.

Specifically Amanda Ayers in the Dunstable branch. The whole team did a great job in supporting the sale of my property including the initial valuation and marketing during a slow period in the housing market (even securing an offer after I had officially removed the property from the market). Amanda was brilliant throughout, dealing with some very complex issues around my leasehold and time constraints due to the pre plus owners of my new property moving to Scotland where there are stricter time constraints on completion. Amanda worked tirelessly on my behalf with solicitors and estate agents across the chain. Thank you so much for your dedication and thanks to Urban&Rural for giving Amanda the time and space to concentrate on my case!!

I can’t sing the praises enough of Andrew and the team at the Leighton Buzzard branch of Urban & Rural. Today I had to make the awful and dreaded decision of pulling out of my sale & purchase due to the massive hike in interest rates and cost of living having a impact on the affordability of the property purchase. Andrew was incredible, dealing with the news sympathetically and fully understanding the reasoning behind my decision. What potentially could have been a very awkward conversation ended up being one that made me feel better and confirmed that I had indeed picked the right estate agent. When this crazy world calms down, I know without question that I will be back in touch with them - that will save me time getting three valuations! Thank you so much to all the team for their care and respect during the whole process. If you think estate agents are all sharks - you can have confidence that these guys are far from that.

Dont Bother- no one contacts you back.

Contacted via email through their contact form and even contacted the local branch multiple times with someone telling me no one is available and to leave a number and they will get someone to contact me. been a couple of weeks no response. Wouldn't hold your breath waiting for these lot. By the time and IF they ever get back to you the property your looking for will probably be sold! Poor experience and definitely wouldn't recommend

Initially had Darren and Mechella to value our house and they were professional, well prepared and became our main contact throughout the sale. All staff in the Leighton Buzzard branch were excellent. Darren was always on top of any potential issues and was aware of any issue arising from the sale of our property and the property we were buying, liaising with other agents and solicitors. Would certainly recommend Urban and Rural to anyone considering selling their house in the Leighton Buzzard area.

Sales progression team was super helpful

In the past it has sometimes been hard to differentiate estate agent services. My recent experience with urban and rural has been largely positive though and I would recommend the Bedford branch. I do ultimately think what sells a house is the price and the property itself. So regards to the initial sales experience I did feel like I was repeating myself with the sales team when they were constantly suggesting I drop the price. (In the end I sold for a price I was very happy with).

Like the previous reviewer, I would have no hesitation recommending Urban & Rural, they were exceptional.Urban and Rural have been truly excellent throughout the whole sales cycle, from the initial meeting right through to completion.At the initial meeting at the property Neil was very well prepared with evidence and data of similar properties in the area. He was very thorough and gave me confidence in U&R’s professionalism.They provided 24 viewings in 2 days after which we received a number of quality offers.The viewings were well managed and feedback was excellent.Following acceptance of an offer Ann the Sales progressor was amazing offering frequent updates and advice, right up to completion. This was very welcome as the solicitors provided very little information.Thanks to all at U&R

Great Service

Firstly I must say that the previous review slaughtering Urban and Rural does not make any sense with regards to the dates mentioned. Would you leave it 9 months before getting in contact about your house sale?Anyway, our experience - Having not had much luck selling through a rival agent (after it falling through) we put the house up with U and A. Neil photographed the property on a Thursday evening and had it advertised through Rightmove that evening. On the Friday we had two viewings with a further two scheduled for the following Monday resulting in two offers. Eight weeks later it transpired that the "buyer" could not get a mortgage so the house was relisted. Within 2 days it resold but in a short but complicated chain. During the sale process Ann Clark was tenacious and determined in her quest for updates and information and made sure that she kept us up to date even if there was not much progress to update on. Without Ann we would have been completely in the dark and I am certain that we would not have beaten the stamp duty threshold without her. All of Anns colleagues were equally professional so a big shout out to them too. Thanks all

Diabolical !

Diabolical !. We accepted an offer and despite us insisting that the property remain online ( available to view etc ) until we exchange - Urban and Rural removed the listing. They put it back on when we complained. Lost that buyer. We told them that whatever happens in the future - the property must remain online and available for other prospective buyers until we get to exchange point. They can put " Under Offer" if they want . Got another buyer .. within 24 hours of accepting their offer, the chain fell through at the other end.... Urban and Rural had once more, already removed the listing. Had to complain to get them to reinstate the listing...Day after that fell through I rang ( pretending to be a prospective buyer ) , they told me " Sorry, the property is under offer and not available " ABSOLUTE LIE . We told the AGAIN, that the property must remain online - even if we accept an offer ..they agreed. I then rang yesterday and pretended to be a prospective buyer - was told " Sorry, that property is sold " I then told them that it was actually MY property - and it most definitely is not sold. Told by 'Adam' that I didn't understand the "protocols" etc.. that 'technically it was sold " etc .. absolute arrogance and Bull S**t. Gave our details to a different agent to do the new marketing. Urban and Rural now say that we must give 3 weeks notice in writing before we can leave them ( even though we are well out of the initial contract period ) - something that I need to check, as they are so unprofessional , they are probably telling lies again ! Avoid this bunch of jokers at all costs. They are unscrupulous and unprofessional ! .

Beware of Urban and Rural Estate…

Beware of Urban and Rural Estate Agents - Stopsley Avoid at all cost!!!!They make other estate agents look like Angels, no pun intended. Here goes my story of my recent dealings with them. I made an offer on a property which was accepted after several back and forth in August 2020. A week after the offer was accepted, I was contacted by a lady called Ann Clark who introduced herself as the Sales Progressor. Ann asked if I had instructed my Lawyer and mentioned that I needed to commence with the searches to move things swiftly along. She further mentioned that the property would be remarketed if I didn’t do this. According to her, this would be seen as commitment from my end. In September 2020, I instructed my Solicitor and put in place arrangements for a mortgage. As soon as mortgage was agreed, I contacted Ann in October 2020 to notify her of this. In addition, I asked if they seller had found a place. She mentioned that the seller was still actively looking and that I should proceed with things from my end. Stupidly, I believed this and went ahead with instructing a building surveyor. Fast forward to June 2021 without any communications from them and now almost Β£1500 out of pocket, I contacted Urban and Rural today who mentioned that the seller is still actively look for a property and the decision was mine to pull out if I wanted to. My question to them was that its easier said that done when the Β£1500 loss is not coming out of your pocket.I must say that that Ann Clark and her accomplice Neil spoke to me in the most demeaning way during the entire process. Kyla Freeman, Sales Negotiator was however very polite and professional!! You should be working elsewhere.

We first came across Urban & Rural, when looking to value our home when paying back our help to buy loan.We were looking at our options to sell, or pay back the loan. We choose Urban & Rural, as I had noticed they had sold a lot of houses on our estate. Brad visited us and from the first meeting, we were impressed with his manner and confidence when it came to selling our home.We had never sold a house before and the process actually filled me with dread!We had found our next home, but the process was complicated, as it was not 100% sure we would get to purchase it. We had a very tight window and had to be in a position of SSSTC, to secure the other property. We were upfront from the beginning and Urban & Rural were actually amazing. They understood our parameters and were open and honest with potential buyers and with us. I really cannot fault them at all, Brad and Darren had our home on the market within a few hours! The write up and pictures were top class.The feedback was precise, honest and quick. Lily & Brad were also amazing at showing potential buyers round our home. I felt total trust in Urban & Rural selling my home. We actually ended up with a concrete offer and Brad negotiated the selling price excellently. Unfortunately, the property we wanted to purchase fell through, so this time we had to pull our house from the market.However, we will be back in a couple of years and I would not choose any other agent to market and sell my home. Urban & Rural gave a first class service and I cannot recommend them enough.

Newport Pagnell

The viewing in Newport Pagnell with Charlie was very good and he was interested and professional throughout, as was Daniel from the Newport Pagnell office. Sadly, the deal was then handed to Katie Middlemas, who appeared good initially, but who became disinterested when problems arose and frankly her behaviour became unprofessional and, at time times, she was sarcastic and bordering on being rude. If she gets the deals to complete, I could not recommend using this company

Highly recommend Urban and Rural who helped us with our first property purchase. From the initial viewing, to helping us secure our offer (which was closed, so we followed their guidance) to putting us in touch with Amanda at Home Start Legal (who was a great communicator and very friendly), it's been a great experience. We were given a lovely home welcome pack when we collected the keys. We would definitely look to work with them again.

Worst experience ever

This review has been long pending as I bought the property in Oct last year (2019), I have the worst and horrible experience with these people who call themselves as estate agents. During the sale process, I was about to get few hundred pounds from the sellers as they delayed the sale process by a week or so (Contracts were not excahnged) due to which i had to pay additional rent and U&R negotaited a deal with the whole chain that everyone will contribute towards that rent. They advised that I can collect this in cash from their office when I collect the keys and requested me to not to involve my solicitor to avoid complicating the process. But apparently somewhere in between all the parties in chain refused to pay the money and Urban & Rural never communicated this back to me while they were talking \/ communicating with me every day to confirm the exchange date and told me only when I went to collect the keys (that too when I asked about the money). They even put the blame back to me that my solicitor delayed the process and hence everyone refused to pay the money and I should have checked with them (They even said it was not their duty to communicate this back to me). I would request everyone to deal with them very carefully and won't recommend them to anyone.Also, When we put the offer forward, they said whole chain is ready and is in very advanced stage but we were ready with the paperwork before the whole chain, so clearly they lied about that also from the beginning. I am writing this review only to warn and help other people so you can deal with them carefully and not trust them.
