Leaks, damp, mould

Currently sat in a property owned and rented out by the Stopsley branch, with water pouring in to an already damp and mouldy living room. Constant leaks, damp and mould issues every month that I have lived here. Owner harrassed me by phone to the extent I have had to insist on written correspondence. When I report further leaks and water pouring in, soaking the carpet, walls, curtains & my furniture, the owner simply tells me -"if you are so unhappy I am happy for you to break the contract and move out at the end of the month to end all of this." I think any tenant paying almost £1000 a month for a property riddled with leaks and issues would be unhappy. Especially when said tenant has a 5 month old baby who is continuously getting sick from the cold and damp. The latest leak was reported in February. We are now in April and the repairs have still not been carried out & rather than deal with it, I am pushed to end the tenancy early despite me being on maternity leave & pay. Incredibly disappointed and exhausted by the treatment and lack of care received. Would not reccomend renting a property from this branch, especially if the owner - Neil McGregor is also the landlord.

Experience of a tenant with Urban & Rural

As a tenant we found Urban & Rural to be no more than a post box to the landlord of the property.When we vacated the property Urban & Rural had lost our initial conditions survey and itinerary, a sign of a business without any of kind process.The service we received felt more like a messaging service from our landlord than a business with any kind of procedure for managing tenant landlord relationships.Our tenancy ended 11 weeks to the day of writing, Urban & Rural to date have not been able to manage the return of our deposit payment.Unfortunately tenants do not have a choice in who manages the property they rent. With Urban & Rural just ensure you’re expectations in terms of support with even minor challenges are not to high.

We signed with Urban & Rural for the sale of our house in Wing, and we want to share a top review of them. We have moved a lot between us, and have had some good and some really bad experiences with previous agents. Urban & Rural provided an excellent service. They tailored the service to our needs, for instance I have no interest in looking through the marketing data, and was happy with the service. They respected this and kept that kind of communication to a minimum. With many estate agents you have to wait for a call back from the person you are aligned with. This can be time consuming, and frustrating. Urban & Rural use a model where communication is spot on. They created a Whatsapp Group, which did two great things. It meant that you weren't just aligned with one member of the team. They all knew who you were and could see the sale journey, and we got to know them all. It also meant that someone always answered us really promptly. Where we both have busy lives it was perfect. At times I was working away from home and my partner and I even added comments back and forth to each other within that chat to allow the Team to move on actions immediately. It made the whole process much more efficient and limited interruptions for us during our working day. We actually had a problem where our first purchase fell through, and the Team at U&R did everything they could to stop that side failing by reaching out to the other agent. Selling property can be really stressful and having that proactive support from your agent is really essential. To the whole Team at Leighton Buzzard - thank you so much once again for everything you did and how hard you worked for us. You are a great example of how house selling should be managed.

Bedford branch. Awful. Just, awful. I hope every time I have contact with a new estate agent that the experience will be positive, but no. Urban and Rural Bedford. Shameful business. They have little to no interest in the properties they’re trying to sell, their admin is diabolical, and they have directly caused us heartache following an offer being accepted on a property, only to then come back and make out like it hadn’t been (it had been, they outright lied) and ask for more money on behalf of the sellers as they had a better offer (after accepting ours) ... Really? The level of communication is appalling, there are no values, just blind selling. Unprofessional. Will never view a house with these people again on principal. There are some good estate agents around but they’re few and far between. Urban and Rural Bedford are the worst I’ve come across so far.

Absolute professionals. They took a friendly but also highly motivated approach to selling my property. Constant updates and analytics were provided as well as as a WhatsApp group which made communicating and booking viewings a breeze. A weekly call to discuss progress were provided. The property was extremely well represented in its online advertisement with great pictures, an accurate floorplan and a detailed narrative. During the selling process they have were incredibly helpful in pushing the sale along and with chasing progress along its various stages. The entire Urban and Rural team worked tirelessly to secure a buyer and provide assistance during selling. My special thanks goes in particular to Samantha, especially during the closing stages of the sale and Amanda as well for being such a positive force throughout the process. Thanks again everyone at U&R!

Refused to show propertys

During phone call hinted many times they did not want to show me property’s. This was down to the fact on a previous viewing we offered 6% less than the asking price which is within reason as there was a lot of work that needed to be done on the property we saw.

Johnathan Blake the owner

Johnathan Blake the owner, marketed a property that was already sold to speed up the previous sale, he re marketed the property. This is without informing us of the situation. After being kept in the dark and wasting £700 on Legal fees he called to say the the property had sold and contracts had been exchanged without being given the fair right to deal in the situation and keeping all parties informed. Avoid at all costs as this is a very under handed company and quite prepared for you the customer to loose money at their own gain. Be careful and hold on to your wallet.

First class service from Barton Le Clay Branch

From our very first meeting with Mark from the Barton Le Clay branch of Urban and Rural it was clear that we were dealing with a true professional. He arrived at the first meeting with a pack of information to help us place a value on the property. The photos were of a very high standard and Mark actually returned much later in the day to get an outside shot in better light. A buyer was found almost immediately. At every stage we were kept fully informed as to how things were progressing and phone calls/ emails were always responded to within an hour or so. I really cannot praise Mark and Debbie enough for the way they handled the sale of mum's bungalow. THANK YOU!!

The very worst

The very worst. Disinterested and uninformed people trying their very best to flog product to anyone who’ll bite. ‘Admin mistakes’ lead to offers being accepted, only not really: surprise we want 5k more. I can only imagine this kind of lying, deceitful, dishonest, criminally minded dung comes from the very top. Do not market your property with Urban and Rural.Do not attempt to buy a property from Urban and Rural.
