Hopeless service, disinterested customer service, sharp practice over fees

The irony of this is that I AM an estate agent, albeit from out of the area, so to have been 'had over' so badly by this Company is doubly embarrassing! My only excuse is that I left the dealings to my wife, and it was difficult for her being faced with such an accomplished deception. Usual story with amateurs such as this. Turned up and overvalued the house. - £540k against an eventual value of 450k. Promised the earth to justify his quoted 1% fee before writing it on the agreement at a FIXED FEE, rather than the 1% quoted, and based on the asking price that WE set, having recognised that his assessment was preposterous. My wife questioned him on the fixed fee at the time and he said, 'oh don't worry. If it goes for less we'll drop it then.' Naive perhaps, but my wife is a lovely trusting person, and I wasn't there AND didn't check it after the event. He also sold us the 'professional photography' for £150. Two visits later by the photographer the photos were so bad that we asked for a normal office camera to be used by the manager which, under strict guidance, were much better. Two WEEKS later the details were still not available due to missing information and incorrect room measurements. The 'service' that followed was, frankly, laughable, from start to finish, despite the promises made at the beginning. During the whole process they spoke to my solicitor ONCE, and later claimed that was an acceptable standard of service. It was so bad we resorted to having to deal directly with our buyers. Even at the eleventh hour, the day before we actually exchanged, the Manager told me exchange wouldn't be taking place for another week. It turns out he didn't know it was possible to exchange on a nil deposit. Now, its true that a member of the public might not understand fine detail like that, but it's reasonable to expect the self-proclaimed expert himself to know the fine detail, isn't it? My issue with this, actually, is not that the sale didn't go through, it did. But the lies he's told his 'customer service' department to get out of it are the epitome of why the industry has such a bad name. The customer service was just as bad as the selling experience. The first two letters of complaint I wrote were to the area manager. He didn't even bother to acknowledge them. The 'Customer Service' person then only answered the points she wanted to and ignored the others despite being asked directly for an explanation as to why and a response. Nothing. Then sent some cut and paste whitewash of a response trying to justify the branch behaviour. Shame on you Reeds Rains for supporting this practice and accepting the manager's lies as truth. My advice to EVERYONE either on the market with them or even THINKING about using them is, think again. Or at least be aware what you're getting yourselves into.

Pulls charges from nowhere at the end of tenancies - £120 check out fee? No thanks... Staff do not return phone calls, maintainance issues are ignored.

Similar to others, there is a poor level of communication with calls not returned and maintenance issues ignored - even broken radiators in winter! Also, they faked my signature on our check-in form, of course there is "no evidence" for this, other than the fact it is not my signature! Being in communication with our landlord it appears that they have had a similar experience too.

Many Thanks to Claire and Christine, indeed the whole Reeds Rains team for going above and beyond the call of duty which helped us obtain our new home. From the word go they were thoroughly professional keeping us informed at every step of our home purchase !

Used the Durham office five times for both buying and selling properties, always found the staff extremely efficient, helpful and courteous. Gemma and Claire are always on hand for professional advice, returning calls when promised and keeping me up to date at all stages. Christine the mortgage adviser offers great advice and is extremely knowledgeable in her field. Would not hesitate to recommend this office and use them in the future.

Can't praise enough

Had my property on market with purple bricks for six months and not a sausage. Put Reeds Rains on to it and within 3 weeks it was sold for more than purple bricks wanted me to market it for. Worth the extra fees! They actually work for you. Well done.

Appalling.

When moving in the house was damp and dirty, stains and dirt over most surfaces dispute being told it would be fixed.Repeated complaints of damp were made and ignored. Only when environmental health and citizens advice were contacted did reeds bother to do anything. The only thing they did was harass the tenant. Not make any repairs. On leaving, reeds rains continued to harass the tenant and demanded payment for cleaning, despite cleaning being done by the tenant and the dirty state it was leased in.You will not get a straight answer out of them.I could not recommend them less.

Rental. Severe damp, mildew and mould.

I had the misfortune to use this company. Issues immediately with damp in the property which were repeatedly flagged up and not resolved. The conditions lead to wardrobes and desks being thrown out due to mould damage, mildew and spores on my sofa and mattress, and increased asthma symptoms. All of this was told to the company, merely to be told move furniture further away from the walls. As though 5 inches away was not enough. Walls and wood furniture were bleached fully once a week by myself but merely masked the issue and didn't treat it.Despite citizens advice, and a member of staff at reeds, saying this is unacceptable conditions and a breach of contract, the repairs were still not made. Staff that don't listen or resolve issues, shocking. As well as these awful conditions, dispute has been made over the return of the deposit. How this company is still running is an amazement. I have heard multiple stories so similar to this and yet no improvements.

Unprofessional and incompetent estate agent

We wanted to sell our house and chose a national company of estate agents with many branches all over the country because we thought they would do a good job so we instructed the Poulton-le-Fylde branch of Reeds Rains to put our house on the market. When I first rang the branch I was happy with their telephone manner and so thought they would be trustworthy. But we were wrong and almost straightaway, things started to unravel. The marketing description of our house contained a lot of spelling mistakes, some grammatical errors and some albeit minor inaccuracies and we had to correct all those before we were happy with it. The manager explained that all viewings were to be done by the agents and we were happy with that but it never happened; of the very small number of viewings they arranged, every time we had to drop everything and show the potential buyers round ourselves, sometimes at short notice. There was always an excuse...they were short staffed or on their own in the branch. In one case, a potential buyer knocked on our door and said they could not contact the branch to arrange a viewing. I rang the branch one Saturday afternoon and no one was there even though they should have been open. When I queried this later, the staff member said she was out conducting a viewing in total contradiction of what I was told. The worst aspect was that the manager lost our key. He collected it from us on day one and it simply was not entered into their system. I only found out when I received an email when we were on holiday that there was a potential viewing but the branch manager did not know how to get access to our house. I had had at least 3 separate conversations with him and his staff about us being away but at no time was this missing key mentioned. It was eventually found in a drawer, unmarked. I think this is totally unprofessional behaviour for a commercial organisation. He never even contacted us to apologise, he left it to his junior staff members to sort it all out. We cancelled our contract with them as soon as we could and I would not recommend this branch under any circumstances.

Money grabbing cowboys

Having taken a rental property through this company, I now find myself left in the dark with a rogue landlord who just sees pound signs and doesn't really care about the tenant. I have tried complaining to Reeds Rains who just seem to want more money so they can find me somewhere else to live and don't really give a stuff now they have had my money. I am a firm believer in karma and know that everything done by this cowboy outfit will come back to haunt them. I would certainly not recommend these rogues to my worst enemy as they are all about the money and not the customer.

exceptional service from the team here at the branch, offered a very professional sale and sold my house for what i asked them to. So many people get caught up with what they want and what its actually worth. they are the experts not us!

They sent me to view a property that was already sold, when I rang them to ask why they had not told me this, I was informed by a rude agent that I had not wasted my time, he knew better than me!! Sadly an agency from the 70s

Liars! I viewed a property in Scarborough (St Helen's Square) on 19/9/14. as advertised by letting agents and Estate Agents Reeds Rains, 16 Aberdeen Walk, Scarborough, North Yorkshire YO11 1XP. However, they are misrepresenting the property, looking at the various websites (Zoopla, Rightmove and Prime Location) upon which the property is listed, there are several photographs showing a pristine and 'newly renovated flat'. This is most certainly not the case. I shall list the problems: broken windows, soiled nappy on carpet, swarms of flies, missing balustrades and skirting board, damaged carpet, broken tiles in bathroom, crayon covering the walls, damp/possible leak, damaged kitchen units- and the stench! It is an outrage Reeds Rains are letting people view this property, when I complained I was told, 'the landlord insist we show it' - nothing short of disgraceful. The property had been listed on Right Move for 84 days, and why I questioned action had not been taken to rectify the issues in nearly 3 months I was lied to by Clarke a worker with Reeds Rains, 'It's just been put back on the site, and they've just moved out' he told me! He was clearly panicking on being confronted and challenged on their lies.

I recently used Reeds Rains to tenant my property and they are fantastic, very professional and gave me an executive service like no other. Would certainly recommend them. My lesson with previous agents is don't go with the cheapest fees as i did previously, the customer service usually reflects the price and it was shockingly bad.

Inexpert and Inactive

To summarise my complaints (1) RR made a mistake in the suggested market price at the start (2) RR failed to identify the obvious need to make some improvements (3) RR failed to find anyone who would make an offer within £15 000 of the original asking price (4) RR did nothing to help complete the sale in the planned timescale, and did not keep me adequately informed along the way. My house sold more than one year after it was placed on the market, and for £19 000 less than the original asking price. When I instructed Reeds Rains to market the property for me, I said that I wanted to sell the property quickly. The asking price suggested was £140-£150k, and I chose £143k as the lower end of that range - expecting someone might make an offer of, say, £139k. I waited 8 months for my first offer. This was after me taking the initiative to reduce the price after 4 months, and again after another 4 months. I visited the property in October (I live overseas), and it was very clear that work needed to be done to attract a buyer - so I got £2000-worth of interior and exterior work done on the property. After an offer came in much lower than the now-reduced asking price, I accepted in part because I was told thate the buyer would aim to complete within 6 weeks. It took 16 weeks - despite both seller and buyer using agencies that Reeds Rains has a relationship with (solicitor, mortgage advisor). So I had 10 more weeks of Mortgage, Council Tax and Utility bills to pay. My expectation was that RR would help the sale go through in the planned time scale - but I am not aware that they did anything. I wouldn't feel so bad, if I had been informed of the delays - yet it was only when I chased things up that I got some information. The staff did a good job in the last week or so, but throughout the process I felt uninformed and that it would have been less work and stress if I had done it myself. Of course, I appreciate that the market changes, and unexpected delays can come in. But that does not excuse not keeping me informed, and the size of the misjudgment in selling price (and failure to act as it continued to not attract a buyer) is not the expert service I was expecting to be paying £2000+ for.
