I am an owner of an apartment in City Point 2 and ever since Urban Bubble became the managing agents, I've found the staff to be both friendly and professional. The City Point 2 development now wants for nothing and is maintained to the highest standards. The Leaseholders have recently received the wonderful news that they are to receive 100% BSF funding for the remediation work on City Point 2. This successful outcome is a reflection of the commitment and dedication that has been shown by Urban Bubble staff who represented the Leaseholders from the start. I have already written to Kaleb and his team, thanking them for their hard work and I would reiterate my gratitude in this post.

Southside, Nell Lane - Mark, caretaker. I can't say enough good things about Mark - he is super friendly, always around if you need him, really quick to reply, and goes over and above to be helpful or sort out any issues. It is so nice to have someone from a management company who actually cares - makes paying the monthly fee excellent value. I am moving soon and will miss having Mark around for when I need something!PositiveResponsiveness, Quality, Professionalism, Value

My five stars is for Mark and Ste for always being polite & helpful while doing a thankless task of maintaining the Urbanbubble building I live in. Urban bubble as a company are not five stars however. I do not get called back when said they would. Ongoing leak in building, ongoing noise, smoke and drug disturbance in the building.

We wanted to write this review following a recent issue with the guttering being blocked and leaking like a waterfall from all the joints of the connecting joints on the downpipe. I spoke with Mark - the caretaker of 'Southside', on Nell Lane - Who logged a job for the repair as I was speaking to him. I was told someone would attend site to resolve within 7 days. Last friday - (25/02/22) the window cleaning guys arrived with a long cherry picker and cleared the gutter, fixed the guttering back to the sofit and advised the issue with the guttering was caused by heavy rain, a blockage in the downpipes, creating pressure which has blown the joints as mentioned. The blockage will need blowing out by dyn-a rod. I can't thank Mark enough for his help in getting this issue addressed,

Thank you Simon, so pleased Mark was able to get a quick fix for the guttering!

Never complain about a company publicly, but I’ve been waiting nearly two weeks for a response regarding my deposit and a disagreement over them trying to repaint the entire property - that quite frankly was left in the condition I found it in. Amongst some other issues I’m contesting. I had multiple problems with a ridiculously noisy neighbour - that in over a year they never once did anything about. Nobody answers the phone, nobody EVER answers emails - UNLESS it’s something they want from you. Now I’ve found that my deposit wasn’t set up properly at their end with the tenancy deposit scheme, so when I’ve come to check its status, it’s none existent. *UPDATE* They’ve now withheld my deposit from me for nearly 8 weeks. After I objected to their ridiculously over priced deductions. And now all communication from their side has ceased. They have stated in their reply to this review that they have communicated with me on several occasions. That’s a lie - as Becci who is dealing with the issue has now stopped replying to me, when UB need to respond to the deposit scheme to progress the dispute, which they are now refusing to do. This whole complaint arises from their lack of communication with me as a landlord, they’re just saying they have to make themselves look better! See below!NegativeResponsiveness, Quality, Professionalism

We have owned an apartment in Clarence Mill for just over a year. So far we are deeply unimpressed by Urban Bubble. They are slow to answer emails, make promises over the telephone which are not kept. When they do react to emails it is as if they do read them properly. I have found myself repeating myself a lot, and still getting nowhere. Here’s hoping for better.

I have spoken to your property manager in order to gain some more understanding of the issues you have faced, however I would appreciate if you could please email some details to info@urbanbubble.co.uk, in the hope that I can look into this, and hopefully improve your opinion of urbanbubble. Had a fire alarm problem at Briarfield Court recently; constant beeping noises in the corridors. The next day Mark had a look and the fire alarms were updated, only then we realized there were even more beeping alarms in the loft! As well as sorting out this rather annoying problem Mark also sorted out a faulty light outside my front door on the same day. Fast, efficient service

I own two apartments in the same development, managed by Urbanbubble on behalf of the freeholder.Last year I discovered that Urbanbubble have been billing my Service Charge at a higher percentage than that specified in my Lease. They accept this is the case. They refuse to refund the monies they have overcharged me, for the years I have owned the apartments( six and seven years respectively). I have gone through their complaints procedure, but their position remains the same. They did assure me that I would be charged the correct percentage share in future. Since then I have received two Service Charge Invoices, for each apartment.I have been overcharged on each. I have asked them to send me amended invoices, but have heard nothing. Their level of customer service is unacceptable. I will be making a further complaint. I would urge anyone who owns an apartment, managed by Urbanbubble, or is in the process of buying one, to carefully check that the Service charge billed, correlates with the percentage specified in your Lease. If you find the Service Charge has been overcharged, I wish you luck in trying to resolve it, you'll need it!

Agent replied · 20 June 2024

Hi Jeanette. Thank you for leaving a review. Firstly I would like to apologise that you feel the service you have received has been less than satisfactory. As we mentioned in the response issued to your complaint, the service charge apportionment which had been billed incorrectly was due to incorrect information being provided to us when we were instructed at Victoria Mill. We felt the historic charges were not warranted to be refunded, due to the fact that the monies paid had been allocated to the service charge, which contributes to the running of the site, rather than directly profiting urbanbubble. We were however concerned to read that your service charge has since been billed incorrectly since your complaint. I have spoken to our finance team, and it appears that the service charge apportionment was changed for this years budget, however our system failed to pick up the change, which means invoices were sent out incorrectly. We are working to rectify this issue, and can only apologise for the huge stress and inconvenience we are aware this will have caused. We will of course refund anything you have paid which is incorrect since your initial complaint in October 2021. Alongside this, we were also concerned to read that you have raised this issue and not received any reply from the team. Please leave this with us, as we will investigate why you have not had a response, and issue you with confirmation once the correct apportionment has been updated fully on our system. Thank you

Since buying our flat in 2017 we have been very satisfied with Urban Bubble in their management of the building, communications and in dealing with any issues that have cropped up. However it is the property team’s efforts in dealing with the fire safety issues discovered following the Grenfell fire that we have been most impressed by. The property team have worked tirelessly on behalf of the leaseholders with professionalism and commitment to apply for and successfully secure funding from the government’s Building Safety Fund for the remediation works needed. It was such a relief to hear that the application had been successful and we are immensely grateful to Gemma and Kaleb in particular for all their hard work and dedication.PositiveProfessionalism

It is still very early days for us working with Urban Bubble, but so far within just 8 days of taking over the management of 2 properties for us, they have managed to get the builders to complete remedial action on 3 jobs that our previous management firm had failed to get completed in 6 months. Looking forward to a long lasting and productive partnership.

Corrupt. Do not use this organisation under any circumstances. Would not let me move into my property because my mother's manager did not email back to confirm she worked there, despite me providing: proof my parents owned their house, proof that I had sufficient funds to cover the entire renting period, proof my parents had sufficient funds to cover the entire renting period, proof that I had an income whilst I would be living there (PhD stipend). Staff were rude, defensive and did not return my deposit.

Worst management company EVER. They do not send service charges statements to the landlords via email or the correspondence address we ask for the statements to be sent. No response most of the time when you e-mail and the first we hear about service charges will be from their lawyers (along with a late payment charge and legal fees). They then claim to not be able to discuss their file because it was with the lawyers. Absolutely appaling behaviour and complete rip off of landlord due to their poor management.

nice flats but worst property management I've ever seen. unprofessional, incompetent, non-responsive- with no exception! Edit: I've tried to contact your office via phone (mail box), email ( no reply) and ticket form (also no reply) for four weeks. It took you 4 hours to respond to a negative review online. Thanks for making my point Edit2: Unbelievable. You have all my contact details yet my actual issue seems to be shrouded in some sort of magical mist. This is not maintenance or landlord related, all I'm trying to do is change my contact email address so, you know, you can contact me and I can PAY RENT! Edit3: I'm back with yet another example of the total lack of customer care. Negative reviews seem to get their attention rather than the 3 emails I've sent them directly so maybe this one finally gets someone to look into me being over charged for rent. I wish there was an option to award negative stars because I fell like 1 star is still a bit of flattering here Edit4: Took weeks to get the deposit back :(

URBAN TROUBLE Wish I could give zero stars. The whole of Nuovo building Ancoats has had x5 power cuts to the whole building in the last month. This last time we have had no power, hot water or heating for over 24 hours. Poor communication as to what is actually happening. Keep telling us everything is fine and fixed while we sit in the dark. Residents have had to cancel work if they work from home. Unable to shower or cook. Absolutely no idea what is going on and whether it continues. Had to keep battery packs charged just in case the power goes out again. Stay away. Shocking company.

We have had contractors on site for the last 2 days, as we look to rectify the issues. We are sorry that our communication hasn't met your expectations over this issue. We have posted updates on our app, however it's been difficult, as we have been unsure as to when the power would fail. We currently have a member of staff in the lobby until 15.00 to answer any questions or concerns, or you are of course welcome to reach out to the team on 0161 543 8500. Thank you

I would like to thank Urban Bubble for the excellent service since they took over the Management Contract for City Point 2 in Manchester. They have excelled with a high quality and professional service. In addition the Management of the very complex Fire Safety issues and their handling of the claim for funding from the Government Safety Fund has been exemplary. Many thanks.

UB worked tirelessly on our cladding issues/funding application over the last couple of years and we recently got the positive result we all wanted. We were clearly kept updated during the process and I had every confidence they were fighting our corner/exploring every option for us, on a matter of great importance/complexity. Can't thank them enough for all their hard work and I look forward with working with them over the coming years, as they continue to manage our block.

We have spoken to Kyia a few times about different things I've always found you so helpful and friendly as well able to take ownership of issues and see them through to the end. Admirable traits that not everyone has especially during the busy times your office had experienced over the last year! I really appreciate that you turned a complex scenario into something achievable and simple, it was probably way more complex behind the scenes but to us as customers it was very smooth.

I have lived in Advent 2 for about a year now and one thing which I have found to be absolutely exemplary is the service provided by Nick, who is the building service assistant. Nick goes above and beyond to try and help, even when it was not part of his role. Even if he has been unable to help, he will always point me in the right directions as to who I need to speak to. He is very polite, friendly and very professional.

Urban Bubble are the worst company I had had the displeasure of having to deal with. Never buy or rent if they are involved at all. We have owned a flat in a building owned and managed by them for 3 years. They take absolutely no care over the building what so ever and regularly fail to complete routine maintenance, while service charges increase. Their lack of maintenance led to a leak which destroyed our main bathroom, living room floors and caused thousands of pounds of damage. They refused to help cover this in anyway, even though it was proven to be entirely their fault. They are slow to respond and show absolutely no care to the people in their buildings in the slightest. I would rather the building were managed by Michael Scott, at least it would be funny then. EDIT: In response to urban bubbles comment below. The leak was fixed by our contractors at a cost to us because you took days to respond and the leak was flooding the bathroom. The proof they provided that maintenance was carried out was "their word", no reports or anything tangible. I have been in contact with the insurance company and because the damage is due to poor maintenance by urban bubble the excess is £15,000 which is much more than the repairs cost so is pointless. I have made this clear in emails to urban bubble. I have been through their complaints procedure and there has been no offer of compensation to help cover the damages or even the work we had to do to fix the building leak ourselves. I will not communicate with urban bubble over the phone because there is then no proof as to what they say, I would recommend everyone do this. If urban bubble wish to contact me about this they are welcome to email me.NegativeResponsiveness, Quality, Professionalism, Value

Our flat building is kept relatively clean, though more thorough work to touch up old paint jobs would be good. I also haven't complained about this though so maybe I expect too much for them to do something nobody has mentioned. Ste is always friendly and delivers meter readings fairly promtply.

I bought my flat in 2016 and I have always been appreciative of Urban Bubble representatives level of communication. But it was not until we found out (unfortunately) in 2019 that our building was one of 1000’s affected by the UK cladding scandal just how good a building management company they were. They have been honest and forthcoming with information throughout this time, they have worked tirelessly on behalf of leaseholders to ensure we were in the best position possible and because of there hard work we were able to get 100% funding from the UK building safety fund. The team at Urban Bubble care about the people who live in our building and it really shows. I will sell my flat one day but if I buy another I hope Urban Bubble are the management company!PositiveProfessionalism

Don't rent with them, no matter how nice the flat is! I recently moved in to a flat managed by them in a building managed by them and there have been never ending problems and getting hold of anyone to help is impossible/useless. In the 3 months I have been here we had to deal with: A broken bed for more than two months which as left broken by the previous tenants. A toilet that broke and took over 5 days to bring anyone to fix it. Elevators that break constantly. And finally 7 power outages due to building failures in the span of 30 days. Some lasting over 20hrs. The flat is nice but getting UrbanBubble to fix things is a nightmare and is not worth it.

Carlos · 21 June 2022 · Urban Bubble London (Patcham Terrace)

Hi Carlos. Thank you for leaving a review. It was really disappointing to read of your dissatisfaction. We pride ourselves in our buildings, so it was a shock to read of the issues you've experienced. We do, of course, empathise and understand how these things are a great inconvenience. Whilst all of the issues you mentioned have been rectified, we would like to apologise for the length of time it took for this to happen. We would like to assure you that the length of time taken was an anomaly, and not a regular occurrence. The power outages were caused by a faulty isolator on the 11th floor, which took some time to locate, as we manually had to check each floor. I would urge you to call the team directly on 0161 543 8500 if you have any further issues, or which to discuss anything. Thank you
